My partner and I are first time buyers and walked into Wards Rochester to get the process started. We talked to Stephen and he was very friendly, helpful, and very knowledgeable. Walking in we were very unsure about the process and what it would look like and we both walked out with a much better idea of what was ahead of us thanks to Stephen. Other estate agents we walked into were alot less helpful and just took our contact details and had us out the door after 5 minutes with very little of our uncertainties addressed.

Particularly we would like to thank Ashley for taking the time to show us around our property when we had queries and for being so helpful with seeing our purchase through to completion. We recently sold our house through Wards and couldn’t be more impressed. Initially, we listed with another agent (Haart) and after three months had only two viewings, with no feedback and very little communication. Frustrated, we switched to Wards — and the difference was immediate. Our house sold the same day it went on the market.
Wards clearly have the network they promise, and it’s not just our experience — every house on our street has sold quickly through them. Beyond the sale itself, the real standout was their communication. Our sales progressor, Judy Day, was exceptional. She kept in touch consistently, always delivered updates (even if there wasn’t much news), and made a very stressful process feel manageable. Judy is professional, warm, and clearly very experienced. She made sure all parties were informed and things kept moving, even when challenges arose with the buyer’s solicitors. Wards are very lucky to have her!
We also want to mention Stephen Nunney, who was proactive, hardworking, and played a key role in securing viewings quickly. His enthusiasm and commitment really stood out.
In short, Wards are worth every penny. If you’re selling in Kent, we can’t recommend them enough.

Just last in March we put our house on the market with Wards & partner Ashley the manager was fantastic. He came and advised us on everything to sell our house all . Within two months, we had a buyer Which was great all the colleagues were very helpful. And also after sells service is very very good even now they are in touch with us regarding
our Letters from our old house, which comes to their office And once they do ring us to say to come and collect them. In future, if I do need to sell another property, I would come back to Wards and Partner. I will recommend anyone who is buying or selling a property to use Ward & partner .

We genuinely can’t thank Judy Day (our sales progressor) enough for everything she’s done to help us secure our flat and the five stars in this review is specifically for her efforts. What should have been a straightforward, no-chain sale somehow turned into a ten-month-long, exhausting process – and throughout it all, Judy has been an absolute lifeline. Her dedication, persistence, and constant support made all the difference.
She consistently went the extra mile, helping us more than we ever expected. I truly believe she did absolutely everything within her power for us – and then some. She worked tirelessly to keep things moving when others slowed down or disappeared. At many points, it felt like she was the only person truly fighting our corner. Her commitment and care never wavered, even when things got really tough.
Judy made us feel seen, supported, and reassured at every stage. We are so deeply grateful to her and honestly believe this wouldn’t have happened without her. She’s an absolute credit to her team and her profession.
One important note: Someone else at Wards recommended Martin Tolhurst Solicitors to us – we would strongly advise against using them. Had we known then what we know now, we never would have agreed to use them. The experience was deeply frustrating and, in my personal view, at times actively hindered communication and progress. I have since made two separate attempts to raise formal concerns with Wards about their continued recommendation of this firm, particularly to first-time buyers who may not know any better. I now await any kind of meaningful response.

Met with Stephen from the Rochester branch when we were first house hunting. He took the time to not only go through houses with us but also more helpful tips and generally how things would work as first time buyers. We didn’t end up buying with Wards but only because they didn’t have the right house for us at the time. Giving 4 stars because the Strood branch promised to ring me back about open houses on two different occasions and never did. But would 100% recommend Stephen as he could not have done more for us or have been more thoughtful and kind!

The worst selling and buying experience ever! Avoid this ‘estate agency’ at all costs. Unprofessional, terrible communication, lack of pace, amateur. Don’t be fooled by their reach, there are plenty of other more professional and conscientious agents out there. And never, ever, take any of their partner referrals like Solicitors, they’re equally terrible and will make the process even more stressful. We’d never use them or their contacts again and strongly advise you not to either. Simply awful.

We lost trust in them after this and gave notice on the contract. We eventually found our own buyers and are concluding the sale independently from Wards.

If I could give 0 stars I would. The worst service I have ever received. DO NOT GO WITH THEM! We went to view and later placed an offer on a new build property of which the information that was given to us about service charge was the main green light to us wanting to purchase. I felt like they took advantage of mine and my partners age. Later down the line after a lot of misinformation therefore a breach on their side. We pulled out of our purchase after £1000's of pound had been spent. When I complained to WARDS and the Developer no one was helpful or took responsibility just calling me a liar and saying I must have been confused. Waiting weeks for a response of everything I had already been told which was just excuses. No one is taking responsibility for our loss of money or time, just excuses and saying we must be confused.

I've been 'house hunting' since 2018... specifically in Rochester. I registered with EVERY single estate agent in the area, but I can say in all honesty that the personal service provided by Wards of Rochester, more specifically Debra Andrews, has been second to none. After viewing over over 50 houses that weren't quite what I wanted, Debra contacted me regarding a potential house of interest, which she knew is matched my criteria. Not only did she seek me out, she did an amazing job from start to finish, resulting in completion in time for Stamp duty savings last week! I cannot endorse the services of Wards of Rochester enough, and if you contact them, ask for Debra!

My Husband and I have been looking for a long time and we have had to deal with every estate agent in Medway at one point or another, although we didn’t end up buying through wards there was one person in particular who was brilliant.
Keshal who is part of the Rochester branch was soo helpful and informative, he couldn’t have tried any harder to try and find us a property.
Because of Keshal, wards would be my first port of call if I were to be buying or selling again anytime in the near future, the only disappointing part for us is that the house we fell in love with was with a different agent. Thank you Keshal for all your amazing help.

When Keshal first came to our house to talk through how Wards could support us in the sale of our property, a key distinction he made was that he wasn't there to sell a house, it was a home. With that viewpoint came careful consideration as to what we wanted to get out of our sale, but also how did we want to go about it. Was it 'as fast as possible?' was it 'to a young family?', was it to 'someone just like us'. Considerations like that, alongside a clear, methodical explanation as to how he and the whole team would achieve that for us, led us to the decision to use Wards.
Throughout the sale process, from photos to the information we needed to provide, we could see how each step was contributing to us finding 'our' buyer. I'm happy to say my partner and I believe that's exactly what we did.
Beyond that initial conversation with Keshal, Debbie was brilliant at keeping us up to date with viewings and offers alongside considered advice at the right moments. Her happy and energetic personality helped further make our experience with Wards straightforward, honest and personal. Little things like the fact we don't own a printer and their offer to print any documents for signing from their office just makes what is an unfamiliar process, feel that much easier.
Now is probably the right time to acknowledge that when Keshal came to our home for the first time we weren't entirely sure we were going to sell at all. In retrospect it was a better experience than we could have hoped for and we'll be sure if we are ever back in Kent to drop a bottle into the office! Maybe two....

At first I was very afraid of the house buying process because of experiences from friends and my own inexperience, as I was a first time buyer. I contacted Wards to arrange viewings at three houses I found at RightMove and it went so well that I decided to buy one. Keshal from Wards help me and guide me through the entire process and even put me in contact with mortgage brokers (Colin and Tina from Mortgage Matters) who were extremely professional as well. My case was also managed by Judy who was in constant communication wity my solicitor. Both Keshal and Judy kept me constantly informed through the entire process. I have been a landlord for over 20 years, In that time I have purchased and sold many, many properties, I take no pleasure in saying this, the sales team in Wards of Rochester have without doubt provided me with my worst experience whilst trying to sell a property. they took on the sale at the beginning of December, we are now at the end of January and there is still no advert but worst of all, no communication, I emailed their senior sales manager 1 week ago requesting an update and a plan moving forward because I had not heard anything from them for 6 weeks, they have still not responded, the managers demeanour is of a person that is untouchable, I would go as far as saying, arrogant, there appears to be no commitment to their customers, the contract we signed and the commitments they made in that contract appear to have little bearing, If I was the owner of Wards of Rochester I think I would have some serious questions on how the place is being run, as a vendor I would have thought I was an important commodity during these challenging times, it certainly does not feel that way. There are lots of Estate agents in Rochester, try someone else first.

Keshal was our agent from start to finish and was highly professional during every encounter we had with him. Once we had began our sale process , we was then introduced to Debbie who was warmingly friendly and could tell she was working very hard to help our offer go through.
We have been told that buying a new home is extremely stressful , but feel we have been lucky in having a very calm and smooth ride so far and it is definitely down to these 2 colleagues!

Since Keshal came to the value our property we were sure that we had made the right choice. Debbie and Jason have been excellent with supporting us whenever Keshal has been unavailable always making sure that they know exactly what the latest was and offering advice along the way. Especially when I came to Jason doing our video tour (which was better than we even thought possible) and showing people around our home taking the stress away from us when we needed it the most.
We are now looking forward to pushing ahead and completing our sale and purchase with the confidence that Wards Rochester will continue to do everything to make it as easy and painless as it has been so far, So couldn’t recommend them enough

Had a viewing booked for 11:30am in Rochester, travelled all the way over from essex for the appointment, upon arriving at the properties road around 11 oclock we rang the estate agent to see what number the property was and to confirm we was there for the appointment to be told that an offer had been accepted from another viewer that morning and that the appointment wouldnt be going ahead.....when was they going to inform us? Or was they just not going to turn up for the appointment? They knew we was travelling from essex and not even a care in the world, didnt even know how to answer when my partner asked them! Very unprofessional and will not ever use wards for buying or selling

I have had an excellent experience with Wards. They are true professionals. From the first contact, where Keshal helped to assess my needs (never impatient when I asked lots of questions or made requests for viewings, so pro-active in anticipating what you might find suitable or desirable) to the first meeting with Jason (incredibly professional, well prepared, gave great direction and is spot on with the identification of suitable property) and the subsequent contacts with Debbie to do the negotiations (she is a wise, sensible lady and you feel secure knowing she is dealing with matters, always friendly, always helpful, knows her craft). I found them all to be consummate professionals, very skilled at what they do, comforting (always needed when you are embarking upon the stressful process of selling and buying a home), knowledgeable and acutely aware of what you need. I felt safe with them. The phone is always answered and if the person you are after is not available, they make an effort to continue to be of assistance, affording consistency to the service. Jason and his team at wards have recently sold my home in Maidstone road. I was extremely impressed with the service received. Notifying me when viewings where happening to receiving multiple offers on the home that gave me a sale price £5,000 over the original asking price. The whole team at Wards have provided a really good service! Keshal and Debra. A have been taking care of things for me and have both been great! Very helpful and attentive, very quick at getting back to me either over the phone or through email and always happy to answer any questions. Their service has been efficient and friendly. They will get to know exactly what it is that you want and then aim to focus the property search around your likes - this not only saves time but also shows that they take time to listen to what you're really looking for. Finding a property can be stressful but both Keshal and Debra A really helped remove any problems and allowed the whole process to go smoothly. Thanks guys!

Keshal, has been excellent in helping me to find a right property. He has kept in touch with me on a weekly basis and signed me up for the Wards VIP service, which is worth signing for if you want to see properties before they are advertised to the public.
