We sold our property through Wards of Walderslade in December 2024, and nearly nine months later, the sale still hasn't completed. What should have been a straightforward process has turned into a drawn-out, stressful nightmare due to incompetence, lack of communication, and complete unprofessionalism from multiple members of staff.
We were assigned Barry Smith as our Sales Progressor. To say he has been ineffective would be an understatement. He has failed to keep us updated, failed to chase crucial milestones in the sale process, and generally shows no urgency or initiative. He consistently had to be prompted to act, and even then, progress was slow or non-existent. It's baffling that someone in this role is allowed to operate with such little accountability — he is not worth a fraction of the fees Wards charge.
Things became so frustrating that we formally requested Barry be removed from our case. Wards acknowledged his lack of performance and reassigned our file to Anna. That alone speaks volumes about the internal awareness of how badly things were being managed. Anna even called us on a Saturday morning to ask what our main concerns were with Barry, as he was due to have a meeting with someone higher up. The fact that such a meeting was even needed reinforces just how badly we were let down.
Our agent, Anna, initially seemed competent and helpful — she got our property sold quickly. However, her involvement post-sale has been disappointing and deeply concerning. She has given us incorrect updates on multiple occasions, including misleading timelines and vague answers to direct questions. We started to lose confidence in anything she told us, as it felt like the information was either outdated or simply made up to just give us an answer.
Dealing with Antony Boyle, the branch manager, has been the most disheartening part of the entire experience. A manager is supposed to lead by example, offer solutions, and step in when things go wrong — unfortunately, Antony does none of this. He has been rude, dismissive, and on three separate occasions, told us that we should have “drawn a line under our sale.”?This kind of attitude from a branch manager is staggering — essentially advising clients to pull out of a sale that his team is supposed to be progressing. It shows a complete lack of accountability and professionalism.
Throughout the process, Wards have shown Poor internal communication – staff often contradict each other. Zero proactive support – we have had to chase every update ourselves. No urgency – there is no evidence they’ve done anything to push the sale forward. No ownership of mistakes – every issue is someone else’s fault, and we’ve never received a sincere apology or meaningful action.
For the high fees Wards charge, the service should be efficient, supportive, and professional. What we’ve received instead is amateur-level service, stress, and delay — and we’re still stuck in limbo nearly a year after the sale was agreed.
If you're considering using Wards of Walderslade, don’t.?There are plenty of estate agents out there who will actually work for the fees they charge, communicate effectively, and support you through what is already a stressful life event. Wards have offered us nothing but delay, stress, and disappointment. We’ve now submitted a formal complaint and are exploring further steps.
Avoid this branch at all costs. You will regret trusting them with your property.

They sold my property very quickly, but had to deal with my buyers buyer who kept changing their story and had difficulty obtaining a satisfactory mortgage together with their solicitor being extremely slow.
I would particularly like to commend Barry & Anna for their patience & persistence when progress was exceedingly slow. They kept me informed at every stage & without their help the sale would have definitely failed. I'm very appreciative.

My partner and I bought our first home in August but I wanted to give some time and write a review with a clear head.
The sales team Ben, Aimi, Kenny were all great. They phoned us basically every day and it felt like they put the work in to get us viewings. The woman (i forgot her name) who did the viewings was also lovely.
However when our offer was accepted on the property this is when it all went downhill as was passed to the progression team.
Even on our first phone call with Kim she told us we were lagging behind in the process even though she had only just told us the chain had finished. We had done everything we could at that time so how could we be behind?
She spelt my partners name wrong in every email to start with and also didn’t include him in the emails even though he was half buying the house. She ignored all my emails asking her to add him in and correct the name. She eventually blamed the office team for her mistake and told us to ring the office team and ask them to change it, unsure why she couldn’t do this when they work for the same company?
Throughout the process Kim constantly blamed us for lagging behind even though we weren’t, it was actually our sellers who were every time. She wasn’t contactable ever, would never answer the phone. We could only speak to her if she phoned us. She lied to us about our sellers agreeing to pay half of an indemnity insurance, as our solicitors then told us our sellers had done no such thing. Eventually our solicitors told us to stop taking calls from her as she was stressing us out and chasing us wrongly instead of the sellers. She also told us information about one of the people further down the chain which she shouldn’t have. Kim made our first home buying experience more stressful then it needed to be. Though we would probably use Wards again, we wouldn’t use them if Kim was involved.
I also would not recommend the solicitors Wards recommend Martin Tolhust. Though we didn’t use them, our sellers did and they were very very slow.

I have recently moved home & without the help, advice & kindness from Kim @ Wards I would have not got through it. There were many challenging aspects to my move, all of which made it extremely stressful, I’m on medication for my mental health which got worse. Lots of promises were made by Wards to get us to sign up with them. Luckily we did not sign up for the full 20 weeks. Our house was over priced which means that when the price is reduced they still get a high commission.
Wards were not good at communicating with us, the sellers. They were keen to let us know before using them how fantastic they think they are as agents - not true! We feel they have wasted our time.

Would Just like to thank everyone who worked hard at Ward & Partners to make the sale of my property happen, i cant really compare or judge to any other estate agents as this is my only property to sell, my main reason for choosing Ward & Partners was that it was them that i purchased the property, some 20 years or more ago, the start to finish wasn't too long, but seeing as there was no chain at my end or the buyers, then it wasn't a difficult sale, i was also not in a position to wait to get the full asking price, one thing i will say & another reviewer has also mentioned this is there solicitors, that they recommend, they are not the cheapest & I wasn't overly impressed by the service.

I recently bought a house through Wards of Walderslade and was really pleased with the whole process. My partner and I had been looking for houses across several branches and were struggling to find something we loved. Whilst arranging a second viewing for a property, Aimi told me I had to view a new property that had just been listed with them and I ended up viewing it the next day. It was amazing and just as described. Exactly nine weeks later, we were moved into the home and were extremely happy we how the process went. As first time buyers, myself and my husband had no idea on what to do or what the procedures were.
We first initially dealt with Sam Bahia who contacted us when we initially enquired in the property we have now gone on to purchase. Sam was the one who arranged the in first place. He was then the one who spoke us through the next steps once we had put our offer in. Sam was helpful even after the offer had been put in and accepted, he would respond to my many questions that I had thought of and he would always come back with the answers whether it had been via email or telephone.
Kim Batchelor couldn’t have been more helpful. Although we had great contact with our solicitor – she liaised between our solicitors and the sellers solicitors and always kept us updated and informed us with the next step. Kim was so lovely and always made me feel at ease when speaking to her – she was a friendly voice amongst the chaos. I think the whole process would have taken so much longer without her assistance and liaising between solicitors, the seller and ourselves.
You always hear bad things about Estate Agents but working with Wards of Walderslade has honestly made the whole process easy and stress-free.
We would recommend using Wards to anyone hesitant.

I actually started my experience with Amy Smith from Loose branch, who I would like to say an extra special thanks to. Although we haven't been in touch for a few months, she went above and beyond during our time communicating. We were originally looking to move to the Boughton Monchelsea area, however when we investigated local schools, none of them had places without long waiting lists. So we turned to staying in Walderslade. However Amy didn't give up, she even provided me with a list of all schools in the Maidstone surrounding area so I could call them to find out their availability. I gave the same issue to other estate agents and they gave up and certainly didn't go out of their way to compile a list for me.
During viewings we did have with Amy, she always communicated well and was very pleasant and allowed us to feel comfortable when we did view properties.
My dealings with Walderslade branch were also great. Kenny came to see the house I was selling, so friendly and explained everything. He put me at instant ease and provided all the information I needed for my sale.
During the viewing process, all agents kept me well informed of who was coming when and liaised well with me on my availability ensuring it was convenient for me. This included Sam and Amie. This was very helpful to me as I have a 5 year old son.
Once an offer had been accepted Kim was amazing at keeping me updated. She remained very professional yet friendly throughout even though it seemed like a rollercoaster ride with issues that arose!! To be clear, they were NOT with wards!
Through a tough time before exchange Kim was great keeping me informed and providing updates. Although the news she gave wasn't always what I wanted to hear ( again no fault of hers or Wards ) we always managed to laugh about the outcome and keep moral going. Information provided was always accurate with no false hope - Factual to what was going on
As a whole, Wards agents and colleagues made the process they were involved in as stress free as possible, all lovely, happy and willing to help people.

We were not even looking to move, and then suddenly saw our dream home!
After a great first meeting with Kenny who really put us at ease, and was very open and honest, we are now in our forever home after only 5 months!
Everyone at the Walderslade branch were really helpful, and friendly and only ever a phone call away. As we weren't really looking to move, we hadn't researched much into what went into buying and selling, but we done both through this branch and they couldn't have made it easier.
From the off, Kenny was very informative about the start of the process and what to expect, and he really helped us achieve what we wanted.
I spoke alot on the phone with Adam, who was super helpful and professional, always passed on messages, and making sure things were done.

Kenny at the Walderslade office worked with me for weeks leading up to putting our house on the market, making us feel very comfortable and aware of our decision of trusting Wards with the sale of our house. He is extremely knowledgable in his field and his relaxed approach to the process is exactly what i was after. Once you’re in the loop with Wards, you’re really cared for in the sense of updates, pre-market properties and their online sale portal is easy to use and a great way of keeping track of progress. Kieran did a great job of ensuring we were aware of booked viewings/ feedback and general progress of the sale as well as Sam, who has great market knowledge while offering a friendly professional approach.
Our house sold extremely quickly for the asking price, we couldn’t have asked for and easier process.
Then along came Kim Batchelor, who has been so helpful and enthusiastic in the coordination of our house moving journey. Liaising with all parties in our chain, her knowledge of the industry is top tier & her approach to customer service is so genuine and direct.
I would recommend Wards to anyone who is after a no hidden cost full in-house package, you do not just get your house sold by Wards, they carry you all the way to moving day with after care.

We are first-time buyers, and we have little knowledge about the property. We have been looking for a house for more than three months and have discussed many estate agents. I sent an email enquiring about viewing a property the day after it had been put up in their site, no reply. I sent another email 2 days later, no reply. I called them on Monday morning and spoke to someone about viewing the property who said they would find out some more information and call me back in the afternoon…no call. Called again Tuesday afternoon and spoke to someone else, who talked me into booking a valuation of my property with them, and who said they would find out some details regarding the property and call me back that day to arrange a viewing…no call back. I called again today, only to be told that the property is VIP viewing only at this time and would probably be gone by the weekend.
If I had been contacted after the first email and informed of this, I may have opted in for the consultation with the financial advisor so that I could have viewed the property at the VIP weekend, but to be honest I now find the lack of communication and ‘provisos’ to view a property with no explanation to be over the top and a hoop I won’t be jumping through.
I have cancelled the valuation and will not be selling through Wards.

I was buying a flat through Wards but unfortunately, the seller pulled out at no fault of the estate agents. The majority of staff are professional and was very friendly as the reviews on Google show.
I got very annoyed by 1 member of the team ( who i wont mention) who tried to get me to use their solicitor (Martin Tolhurst) saying the standard lines that it will be quicker and more efficient, I was given a quote which I was happy with but when Martin Tolhurst contacted me right at the end after passing over my details I asked to confirm the quote and they quoted me £500 more and they said that the estate agent misquoted me.
I decided to not use Martin Tolhurst due to the cost is more than I wanted to pay. When I spoke to the agent they told me that they were disappointed that I wasn't using Martin Tolhurst because the offer was accepted by the seller on the expectation that I was to use Martin Tolhurst. I challenged what the agent was telling me and he said he had no choice but to notify the seller and it could impact the sale. I felt this was pressure selling by the agent as of course, they want to earn commission as would anyone but there is a correct way of going about it.
I have nothing against Wards themself as they wasnt responsible for the sale collapsing but people just be aware that you don't have to use the estate agents solicitor and there are cheaper alternatives out there

Just can't praise Kim Batchelor enough - I really put her through the mill dealing with an exceptionally difficult and very complicated (to say the very least!!) move which am now due to complete on next week. Kim not only got my purchase through, but also had to deal with my frantic calls/tears/and frustration whilst going through marriage breakup and helped me keep sane with her calm and empathic manner which got it all done - I can't thank her enough. Kenny George and his team at Walderslade - Sam, Terri, Ami, Jordan and Sue - were brilliant when it came to selling the house I owned with my ex-wife. Two previous buyers pulled out before we finally exchanged contracts and both times, Wards had arranged more viewing within days. Having accepted an offer, the baton was then handed to Kim Batchelor, the Senior Sales Co-ordinator, whose role it is to herd the various agents, buyer, sellers and their solicitors through the process to a successful conclusion. In this regard Kim was brilliant, but so too were Kenny and his team, remaining in constant touch and helping to unblock any obstacles. I think Wards operate an innovative and unique model and one other estate agents would do well to adopt. I would thoroughly recommend them.

What an experience! Covid and unlucky first-time buyers further down the chain meant our sale went on a lot longer than expected even though our buyers were on board before we'd gone live on the market right until the very end. Terri Truckle was our first point of contact - she is keen, motivated, confident and professional. We went on the market sooner than planned due to her confidence in selling our property and it was snapped up with 5 days of our initial instruction. Kim Batchelor, who steps in once the chain is together, has been great at keeping us up-to-date throughout the process, knowing exactly what's going on and keeping everyone working together. Even during lockdown Kim was always accessible and was a great sounding board during a difficult time for everyone. Kenny George, the branch manager, oversaw the whole process, taking a real interest in our case as we were relocating to the other end of the country. It did get a bit tight and frantic towards exchange and completion due to covid-related difficulties down the chain, but ultimately the team worked so hard in getting us all across the line to beat the deadline set. Kim dealt with the purchase perfectly once things were going through. Chasing and keeping me updated as often as I needed. She even spoke to me outside of her working hours. Kenny oversaw the whole thing with expertise.
Ami was the person I need to thank the most for our move. She recommended the property to us and genuinely understood what we were looking for. I felt Ami was the best person we dealt with across all aspects of the move and I genuinely feel she is an asset to Wards. Majorly impressed.

Having put off selling my house for quite awhile. Thanks to Covid 19 I had the time to sort out clothes and things for local charity shops, only draw back was not being able to take to the charities.
Eventually I bit the bullet and gave Wards a call, Kenny George answered my call and after having a good chat and laugh we made an appointment to value my property.
Although I was concerned about the clutter he put my mind at rest and we signed the sales agreement. A photographer visited property. As soon as house details were posted online with Wards viewings were booked. 5 people visited in total and within 3 days house was under offer.
Once price was agreed I got in touch with Martin Toluston solicitors (think I've spelt right) as recommended by Wards. They responded the same day and agreed to representing my sale. I then got a call from Kim Batchelor at Wards who is the go between for seller, buyer and solicitors.
I am happy to say that I have been well impressed with everyone involved in selling my house from the 3rd July until completion onthe 29th September everything went smoothly and Kim Batchelor kept myself and buyer informed of sale progress every week.
If any of my friends or relatives were thinking of selling their property in Kent I would definitely recommend Wards to them.

I have had the pleasure of working with Wards through my job in a bank when I handled introduced mortgage business and their reputation in the industry is exactly want you want in an estate agent someone who gets the job done. In 2018 I of course chose Wards in Gillingham to resolve a house sale as executor of grandfathers estate, and was not disappointed. So when it came to sell both mine and my partners house I did not consider going anywhere else and used both Rainham and Walderslade and again was not disappointed - Kim Batchelor in particular was an absolute star and kept in touch throughout lockdown and remained professional and calm even when things were 'difficult' with both of my chains. Dont ever want to move again, but if I did Wards would be where I would take my business. You can get cheaper but why would you, Wards are worth every penny and work to sell as quickly as possible which is what you want and still give you the customer service experience you deserve.

Kim Batchelor was absolutely amazing. We were buying our first property which was stressful enough, then a pandemic hit the nation (COVID-19) which delayed everything and made it that bit more stressful. I cannot stress enough how much time and effort she put into getting our purchase to go through. We had a very difficult chain that presented more and more problems along the way. Kim really pushed to get everything to go through as smoothly as possible and to be honest without her I don't think our chain would have worked. She worked through her days off to ensure we kept moving forward. She dealt with me on the phone multiple times moaning about circumstances that were out of everyone's control (which believe me, must of been a task in itself!) We are moving into our home tomorrow and we cannot be happier! Kim, you are a diamond, thanks for your help!

We did not actually use Wards as our estate agents, however someone else in our chain was using them. Our chain was very long and had a number of difficulties throughout and without Kim from Wards it probably would have all fallen through. She ended up being the main point of call for everyone in the chain keeping everyone updated and emailing solicitors chasing for various outstanding documents. As a result of this if we ever sell a house again we would definitely use Wards over an online agent and would ask for Kim as in our opinion she goes above and beyond.

Last September we took the decision to market our home in Walderslade Woods and chose your Walderslade branch to be our Estate Agent. We embarked on our journey following a visit from Kenny and our home was marketed from the start with a passion and professionalism that I did not see with the other local agents.
After Christmas a buyer was found and we moved to the the next phase of our home move. It was at this point we were introduced to Kim Bachelor who became our sales progressor and worked along side Kenny to keep everything on track. Things were progressing nicely and then Covid-19 hit and derailed all the progress we had made.
We moved into our new home at the end of May and I can honestly say that without Kim and Kenny we would not be here. They have both been truly amazing. They have “virtually” held our hands throughout the process, have gone above and beyond their job descriptions, always responded promptly to our emails and calls (very often responding out of hours and on days off). Kim has chased the chain tirelessly and her can do attitude, good humour and professionalism have stood out.
Your Walderslade Office is a credit to your company and I would not hesitate to recommend them to friends and family in the area. I would be so grateful if you could pass on our deepest and sincerest thanks to your team, paying particular attention to Kenny and Kim because without them we would not now be enjoying our new home.

The Manager will be subject to a significant and well founded complaint to The Customer Relations Department of Wards and to the The Property Ombudsman. There are no circumstances that customers should be shouted at or demanded to handover documents that are not reliant for the job they are commissioned to do. My lengthy complaint is taking time that is best spent moving into my new property. Fear not KG it is coming.
