Wards Estate Agent's 'Modern Auction': A Warning
Steer clear of Wards Estate Agent's "Modern Auction." They push a non-refundable 'reservation fee' (thousands of pounds) that you pay upfront.
I was lucky; I pulled out before paying it, but only after realising the huge risk. This fee is non-refundable, no matter what.
It felt like a complete waste of my time and a system designed to guarantee them money, regardless of the outcome for the buyer. Don't fall for it. It's a costly, time-wasting, and frankly, sneaky setup.

Lucy Stocker at Wards was brilliant. We were first time buyers so our anxiety was high as we’d never bought a house before. She was really helpful, friendly and explained to us every step of the way different processes etc. She made the impossible happen as we were away and couldn’t view the property immediately. She went out of her way to make it happen for us.
We did have a worry about the financial qualification element of Wards process as we already had a mortgage broker in place but Lucy was great in explaining everything to us. So if you are worried about this element please don’t be.
She was integral to the sellers saying yes to us as she knew we’d be a good fit for them (we have subsequently become friends with the sellers. So she was right!). Can’t recommend Wards and Lucy enough.

We were on the market with another (cheaper)local estate agent before considering moving to Wards. We were reluctant to go to Wards with the higher fee, however after being on the market for a couple of weeks and having next to no interest we spoke to Lucy At Wards and decided to bite the bullet. We thought it didn’t really matter what agent you listed with, as long as you showed up on rightmove but Lucy proved this is far from the case. Lucy was really friendly, informative and ultimately ‘on it’ with the knowledge of how to successfully sell our home. She sold us the dream with examples of previous properties she had sold for above the asking price and now ours can be added to that portfolio! She was proactive in organising open days and marketing our home to potential buyers and this in turn meant we got more than asking price for our home. Ellie at Wards Folkestone has been absolutely amazing the last couple of months. She really took the time to listen to what I was looking for, and was proactive about suggesting suitable properties I might want to see as they came on the books rather than leaving me to find them through rightmove.
She is prompt and polite in following up, but also really personable so you never feel that you are one call in a massive list. I recommend the whole team at Wards, but Ellie really stands out.

We had four comparable quotes from different estate agents but Wards and, in particular, Lucy Stocker decided it for us. Lucy was upfront and honest about everything and told us things we didn’t even realise we needed to know. What we loved about her was that she is hungry to work hard and to sell our home. And she was true to her word - we’ve currently sold STC and her guidance has been invaluable. She also ensured we had the best deal and secured our asking price whereas other agencies wanted to go lower and lure buyers to pay more, which wasn’t our ethos. By following Lucy’s guide we’ve stayed true to our values as to how estate agency should work and have also found buyers that are perfect for our home. The whole team have been fantastic and Lucy has been available whenever we needed her. We would 100% recommend Lucy and Wards.

It might depend on who you have - but for me I found my contact had a lot of charm and said the right thing, but you later discover it's lip service and they didn't follow through. My property was really badly marketed, and their priority seems to be to get everyone to sell via auction and put a lot of pressure on trying to get you to do this - even though this misses out on a lot of potential buyers.
I wished I'd looked around before I tried them - I wasted a lot of marketing time being with them, I should have just gone straight to another agency and got my property advertised elsewhere sooner.

The sale was via IamSold - partnered locally with Wards who handled the viewings. Overall the experience was poor. Staff showing my property had never visited without prospective purchasers and therefore gave a false impression (unable to lock doors because the sequence was incorrect, leading buyers to assume poor maintenance etc). People being shown around were not able to afford the valuation, only my absolute bottom line, which led to very low offers, nowhere near the valuation. I was promised a guaranteed sale with IamSold, which is not the case

Avoid at all costs for sale/ purchase. We are 5 weeks in since the chain completed for a purchase. Wards have done absolutely nothing to progress the sale. They have issued incorrect memorandum of sale to both ours and the sellers solicitors, so neither side knew who they were dealing with. They never answer the phone and do not respond to emails. Only now, after multiple complaints and involving another estate agents dealing with the chain, have we got an updated memorandum of sale, so the two sets of solicitors know who they are dealing with. It seems to me that if you do not use their preferred solicitors, who they will try to hard sell to you, they will do nothing on the sales progression side. We are now taking this up with Arun Estate’s, their parent company.

I can not speak highly enough of the service I received at Wards in Folkestone when purchasing a property to rent out over the last few months.
I was quite particular about what I wanted and my budget was small but Lewis was determined not to be defeated! I had all but given up finding anything when he phoned to say he thought he had found the perfect property. He was absolutely correct. I viewed the property, put in an offer which was accepted within a week and I have now completed over a few months later.
During the time between the offer and completion Charlie was always there to offer assistance and clarification. I was also able to talk to Jack regarding the future letting of the property.
I now very much look forward to receiving their continued professional guidance, not to mention the happy and welcoming atmosphere I always experience when I visit the team at work.

We sadly are not in a position to upgrade our property just now but next year we will not hesitate to use Wards. Lewis offten was especially helpful. He let us know when a property came up that would of suited our needs. He really put himself out to making sure we were made to feel important. Terribly frustrating service, I spoke to approx 4 different people to try and book a viewing, no one received the enquiry despite my numerous calls chasing them, passing on messages through the 'support' team. My details were never passed on nor registered by the first person I spoke to, or the 2nd or 3rd person. Finally spoke to the actual agent who was completely unaware of the viewing and said no viewings only at the wknd. Very disappointing and very frustrating to have to repeatedly chase for a response simply for a viewing confirmation! Absolutely bizarre way of 'running a business' and selling property.

We have used Wards in Folkestone for over a decade. If you ever use them ask for Phillipa. She knows the town inside and out and not just in terms of roads, but also in terms of demographics, schools, amenities etc. Basically everything you would expect a seasoned estate agent to know so you can be properly informed. I've also found her to be honest and open with a distinct lack of "spin" you see with a lot of agents.

I don't normally feel strongly enough to leave a bad review but I will make an exception for this Estate Agents.
Lack of transparency about potential buyers or tenants feedback - they say what you want to hear rather than the truth. Promises about people on their database that want a property exactly like the one you want to sell or rent out, only for these people never to materialise.
They are as useful as a chocolate teapot!
Do your homework and choose wisely on which Estate Agents you use.

We decided to sell for the for the first time a few weeks ago and wasn’t sure how to go about it. Everything seemed confusing and it was difficult to get estate agents to pay attention. We signed with Wards and quickly felt at ease and totally supported, Greg was on hand whenever we needed him and made the whole process comfortable and took all of our needs into consideration. Wards sold me this house 4 years ago so I thought I’d use them again m. TBH they did send people round but half were not interested in buying. I was promised by Craig that he would put all 4 bed bungalow
My way as that is what we wanted. Nothing came our way we were also looking.in all I wasted time from Oct to jan and took it off the market. Towards the end we had a viewing on 24/1/21 and I’m still waiting to find out what the feedback was despite going in to the office. They asked me to do a home video of my house as the Covid was in force. In the end they came around did the video and never put it on the site. Even after I went to the agent again to ask why it was not on their site I just got excuse after excuse. And had enough so I pulled it off the market. I’ve never seen an agent so are you interested in selling my property. I would not recommend them to anyone unless they want to waste some time.

Having recently purchased a property in Folkestone with Greg, I feel it’s important for me to make a comment.
I have purchased numerous properties in the past but rarely have I dealt with an estate agent who has Greg’s qualities.
His enthusiasm is infectious and his management skills are obvious when dealing with problems that arose.

I have been buying and selling houses for 30 years and in all that time I have had one major complaint... once the house is sold then the estate agent does nothing to chase the sale through to completion. Not this time! Wards have been PHENOMENOL! Jodi (their progressor) has communicated with me weekly (sometimes more) throughout the process and where there have been blockages (particularly caused by the weird CV19 time that we find ourselves in), she has identified them and found solutions. I could not ask for more and am very impressed.
