I know sellers back out sometimes but they handled it awfully, we had to learn it from our onwards, they gave no, explanation or advice and showed zero sympathy. They left us off the market for months and we missed several equiries and lost our onwards due to their ineptitude. To make matters worse they were almost double the price of other agents.

The buyer and his solicitor messed me around forever at a difficult time for me. Without Winkworth 'on my side', I might well have given up and taken the flat off the market. They always took my calls, always followed up, always got back to me - that made the difference.
2nd Dec 2025 (15 weeks ago)Not the greatest experience. Edit: I’ve just seen the response from the business and they’ve actually lied (clearly got customers mixed up), this is not what happened and I’ve now changed my review to a 1 star. Would definitely not recommend, what a shocking service.
11th Nov 2025 (18 weeks ago)I have to disclaim this by saying I have not yet moved into the property, however this has been the smoothest and most professional journey to renting that I have had in all my years renting in London. Martin has been wonderful and forthcoming in every way. Even though we had a unique situation and some bumps in the process, he has helped us at every step, and was so patient with us throughout. I didn’t know agents like this existed in London! A one in a million encounter. I hope everything else continues to go smoothly, but can say from my experiences so far all has been great. All encounters seem genuine, straightforward and honest, which is so refreshing from the usual agents I’ve experienced in London. Thank you!

After I posted a review on google, suddenly they had the time to finally call me back. Not to refund my money though, to ask me why I posted a bad review and still no answer on when I will get my £400 back! Scammers!

18th Jul 2021 (4 years ago)Having shopped here over many years, I recommended you to a friend whom I accompanied and was appalled by the lack of interest we received. I had to ask for assistance and upon the purchase by my friend of a sofa the person concerned showed little interest in the sale and sat behind her computer for the duration. My friend who purchased the sofa says he will not be returning to your shop. He was also quoted one price for delivery of £50 which on delivery was £85.

29th Oct 2025 (20 weeks ago)I am writing to express my disappointment regarding a recent experience I had with Paul Simon. My company had shown genuine interest in one of the commercial properties advertised for rent by your firm. Given our interest, I contacted your office to discuss the opportunity and obtain further details about the property and the rental process. Unfortunately, the interaction I had with your representative was both discouraging and unprofessional. During our phone conversation, I was informed that Paul Simon was only considering “blue chip” companies such as Starbucks and similar large corporations for the tenancy. This statement was made without any inquiry into my company’s background, credentials, or financial standing. I found this approach to be dismissive and prejudiced, particularly as it overlooked the potential of other reputable businesses that may not be globally recognised household names. In the business and property sectors, professionalism, fairness, and respect toward all potential clients are fundamental principles that help maintain a positive reputation and foster long-term relationships. The response I received, however, reflected a lack of openness and inclusivity, and it left me with the impression that smaller or privately-owned enterprises are not valued or given fair consideration. It is disappointing to encounter such behaviour from an established company that promotes itself as a leader in property management and leasing. I hope that Paul Simon takes this feedback constructively and ensures that all inquiries—regardless of the size or public profile of the prospective tenant—are handled with equal courtesy and professionalism. Every business, large or small, deserves to be treated with respect and given the opportunity to present its credentials before being dismissed. I genuinely hope that this feedback encourages reflection within your team, leading to a more equitable and professional approach toward potential clients in the future.

The photography and marketing strategy were premium from day one.- 26th Sep 2022 (3 years ago)This is the worst service I’ve ever received from any company. Since Day 1, they don’t reply usually when you’re asking questions. They postpone many things and lied about some issues. For Example, our fridge has been broken because it was old we’ve asked them a couple of times and they said they’ve already ordered a new one but we could see when they’ve ordered. You need to chase them for anything. The most disappointing part was, they’ve tried to charge the thing or issues that have been already damaged from the deposit I paid. It’s been almost 2 months and they didn’t refund my deposit. I said ok for many things just for the sake to receive our deposit back. They’ve even tried to charge 275£ for cleaning and I said OK even my flat was not much clean when I moved in. They tried to charge cutlery which belongs to a former tenant or an already broken clothes hanger. When we asked for the kitchen stuff or replacing these things they said “ These are personal things, and we cannot supply” but at the end of the tenancy, they tried to charge. I strongly DON’T suggest working with this agency. If you can find another place to move in go with them. They are the worst! They don’t do what they need to do. I’d like to suggest taking a photo of every inch of the flat! Every single detail is just for keeping a record on your own. As I said don’t work with them, if you need to take photos and keep send them for recording.

4th Dec 2025 (15 weeks ago)BE CAREFUL! As a tenant this company are a nightmare, they don't care for you at all. So slow to respond to queries, unprofessional and misleading. When we first moved in the flat was in a complete mess - dust, grit, mould, hair and even used underwear hiding underneath the kitchen sink. They insisted a professional clean had taken place which was obviously a lie, on moving out of the property we cleaned to professional standard and have been footed with a large bill, including random over-priced costs. Several problems with our property during our stay which they were slow to respond to including the balcony having a massive and dangerous hole in it which caused leaks into the downstairs neighbour, and meant we couldn't use during the hot weather, they were so slow to get someone in for this and when they did he did a bodge job that will rot in a couple years time, made a complete mess of our flat and the communal area in the process. Never responded to our requests to fix the window that had rotted. Unorganised - when showing the properties to other tenants they had the wrong keys with them so I came round to let them in, also didn't communicate clearly on when viewings were cancelled so had me waiting at home when nobody arrived. It's so common to have useless agencies, but we now are with a lovely company who really care for us, are quick and reasonable - it does exist!

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Secrea's patient guidance and clear expertise demystified the entire reassignments process for us. She always kept us informed and responded promptly to our queries.
