14th Dec 2025 (21 weeks ago)We have used Sturrock Armstrong and Thomson for our wills and for previous house sales and also when we moved house recently. Apart from a minor issue when our bid for a property arrived a few minutes after the deadline but was quickly resolved they were very good to deal with, kept us informed at all stages and were particularly attentive when we were arranging viewings for our house. Leonard and his team looked after us.
7th Jan 2026 (17 weeks ago)WARNING!! Richard murray acted as co executor having written my mothers will. He was not appointed by her but by her named executor. He sided and was partial to one group of beneficiaries over another. He chose the ones nearest the property of most help to him to side with, making his job easier. The family was fractured but he showed no ability to deal with this shutting down and refusing to engage with one side. Preferentially treating the other side. He went back on his legal advice reversing decisions that suited him. Including and implementing wishes he decided my mother made Verbally only to the one side of the family, the side he demonstrated favour with. When ‘wishes’ my mother had made to the other side were brought to him he dismissed them. Biased and unfair and cruel in his handling of the estate. Delaying the inheritance by permitting one beneficiary to live rent free in the property for some fourteen months post my mothers death. Not mentioned in the will, nor discussed. Between himself, his Company or my mother - but on the say so of the side he favoured! The implemented ‘say sos’ were decided without full disclosure or discussion or transparency and he was unaccountable in that He acted like a dictator refusing telephone calls , zoom meetings or email discussions. He dragged out a simple direct will into two years of hell, stress and unnecessary expense because he favoured and decided always in favour of one half of the beneficiaries over the other. Do not write a will with this Company. They have demonstrated they are incapable of writing one correctly , giving proper advice to my Mother , and incapable of implementing it as it’s written in any event. AVOID! It’s 2026 and there are still repercussions from Richard Murray @Connell&Connell’s mis writing and massive failures in executing our Mothers will. Save yourselves a whole lot of unprofessional and uncaring and biased,will handling and don’t use this man.

Their comprehensive support alleviated any concerns I might have had. The team's friendly and helpful approach, coupled with their outstanding customer service, was truly commendable. Their profound knowledge of the market and strategic application of various techniques ensured the attraction of suitable prospective buyers. 20th Jun 2025 (10 mo. ago)I have now worked with Strutt and Parker twice, first when purchasing my home last year and more recently when selling a family property. On both occasions, the team was exceptionally personable, supportive and attentive. They consistently went above and beyond, never making anything feel like too much trouble. Selling the family home was particularly emotional and throughout the process, the team demonstrated genuine kindness and understanding, which made an otherwise difficult experience much more manageable. Every member of the team played a part in the sale. It felt like working with an extension of the family as they all knew who I was and were able to assist promptly and effectively. I wholeheartedly recommend Strutt and Parker to anyone seeking an efficient, effective, supportive and compassionate estate agent in Edinburgh.

Not ideal - feel like they had too much work to handle mine at the time. Would have fathered they had just said they were too busy than wait too I was stressed and lost out on buyers.- 2nd Sep 2025 (8 mo. ago)I previously had dealings with Fraser Brooks during our property purchase, as they were representing the sellers. Although they were not acting on my behalf, I found the experience with them to be disappointing. Communication was often curt and, at times, came across as rude, which made an already stressful process much more difficult. From my perspective, the level of professionalism fell short of what I would expect from a firm of solicitors. While they may have fulfilled their role for their own clients, the manner in which they engaged with others involved in the transaction was poor and unhelpful. A prime example of this lack of professionalism is when I went to collect my keys. I had purposely gone after the lunch hour to avoid waiting about (the office is in city centre so parking is a nightmare) as I had been told multiple times lunch was 12-1. I was waiting outside the office for 25 minutes. Tried to phone them multiple times. No response. After 25 minutes at 13:25 the gentleman came strolling back in. No apologies for being late or keeping me waiting. When I queried about why he had been so late to return back to work he proceeded to become stand offish and rude. Based on my experience, I would not feel confident recommending this firm

I conducted the viewings myself with the help of a family friend but Urquharts made the appointments while consulting with us over our availability. Advice was succinct yet with the reasoning clearly explained.
15th Apr 2026 (23 days ago)I moved to West Lothian about 5 years ago and up until that point, apart from buying & selling houses, I never had the need to seek out legal services. That soon changed . . . Sorting out my parent’s estate after they both died intestate, selling my aunt’s house when she was assessed as having no capacity and going into care and a requirement to update my own Personal Will and Power of Attorney documentation all seemed to happen one after the other. I sought out Stewart Watt & Co. after they were recommended to me and I have been delighted with the service, advice, knowledge, efficiency and professionalism I received from their solicitor/partner Zara Mair. In conclusion, over a very short period of time, I required a wide variety of guidance and legal expertise which Stewart Watt provided that helped me enormously . . . I requested twice, in two different ways, to view a property, but I received no response. The property went under offer without giving me the chance to visit it. I attach proof of it.

15th Jul 2025 (9 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

I was dealing with a deceased estate and found Blair trustworthy, knowledgeable, reliable and extremely easy to contact and communicate with. He went above and beyond his duties as an estate agent, and I would absolutely recommend Blair and Curran & Co - thank you for your commitment and professionalism - you made a hard job so much easier than it might otherwise have been!
