31st Dec 2025 (11 weeks ago)Recently bought a house through Fulfords. I found them professional and easy to deal with. In particular Harry Copping went the extra mile to get answers to our queries in order to reassure us at a very stressful time. One suggestion - it would be helpful if, when staff are away on leave, they could have an auto-reply to that effect on their email to stop us waiting unnecessarily for a response. That said, we would recommend Fulfords and to Harry in particular - thank you so much for all your help.

I'm afraid we have to confess we were not the easiest prospects to deal with but thanks to Beth we got there in the end! Thanks also for the welcome card and bottle of bubbly. We also used a company called D C Law in regards to the legal conveyancing which made the sale of our property run smoothly this was recommended to us by Fox and Sons. Five star service from all concerned.

4th Oct 2021 (4 years ago)Made an appointment a month ago for a house valuation. Day before the appointment received a call cancelling said appointment in order to save petrol. Not impressed at all. Even if they want to do a valuation now my answer would be NO
15th Nov 2025 (18 weeks ago)They got the value wrong. They valued it higher than it should have been which could have resulted in lost sales. Their communication was good, but didn't always come back to me with answers to my queries. Their description of property lacked "punch".

The viewings were conducted by Imogen who was helpful, knowledgeable and quick to get answers to supplementary enquiries about the property, showing that she also had a good rapport with the vendors. Following on from the process of offer to acceptance, again remarkably smooth, the internal communication within DOMVS ensured that the sales progression team of Marcus and Nicky were able to help facilitate a speedy and smooth process leading to a successful exchange of contracts. I would say overall that DOMVS’ strengths lay in very good, timely communications (both internal and external) and a professional, helpful relationship with both seller and buyer. 27th Nov 2025 (16 weeks ago)I waited for your arranged visit today. I watched you drive into the property & then almost immediately drive off. Your email response to my questioning this I could understand & was illiterate. As a professional I expect better than this. The bare minimum you could have done was knock my door, meet me, as arranged face to face & tell me that you deem my property unsustainable for your roster. My experience of dealing with you was deeply disappointing. You're rude, disrespectful & highly unprofessional.
7th Jan 2026 (10 weeks ago)After meeting several estate agents and getting valuations from all them, we were immediately impressed by Knight Franks professional and friendly approach plus their positive response to our property. Although we waited quite a long time to decide to proceed, Knight Frank were understanding, realistic, efficient and professional throughout. They prepared marketing materials, gave clear information about pricing, targeted appropriate clients for our property throughout a very difficult time. Florence Biss was our main contact and we cannot rate her highly enough, great communication, positive throughout and always responsive to our concerns. We ultimately achieved a positive outcome to a very complicated sale of house, land and outbuildings which I am not sure we would have achieved with some of the other companies. I am happy to recommend Knight Frank

No real communication, with us contacting to bring them up to date, and asking for more interaction from them. Their bill went in on exchange day, but no contact to us - no thanks, card, Champagne. Go for purple bricks, not used but cheaper!- 2nd Feb 2026 (6 weeks ago)Brian and team were so professional but at the same time very helpful and friendly , really put me at ease as i worked through selling our house. They guided us through the sale. Brian did a great job from start to finish , getting us the best price and making the brochure look stunning . 18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
