    ????? | ?????? Lettings Review ?????? Wow! Where do I even start?! I'll be honest, I came to McRaes with zero expectations. I've come across enough agents over the years to have become fairly resigned to the whole experience ?????? You know the drill: slow responses, vague answers, nobody really seeming to care whether you actually get a home or not. ? McRaes were genuinely something else entirely ? Brian, Miri and Sally looked after the lettings process from start to finish and the thing that struck me most was how human they all were. Not just polite but actually kind ?????? Considerate, empathetic and whenever I had a question or a wobble they responded with warmth and patience rather than the usual clipboard energy you get at other agencies. You don't find people like that in estate agency anymore, they are a rare, rare find ?????? ? What made McRaes stand out: ?????? Genuine, warm and approachable from day one ?????? Outstanding communication throughout and never left in the dark ?????? Seamless, stress-free process start to finish ?????? You actually feel like a person, not just a tenant reference number ?????? The kind of people you're genuinely sad to stop dealing with ?? One thing to flag regarding the inventory company: ?????? This is no reflection on McRaes whatsoever but the third-party inventory company they used fell well short. Items were logged as "professionally cleaned" and "good condition" when they were neither including appliances that simply weren't in working order. For a lettings team that holds itself to such a high standard, it's a noticeable weak link. I'd genuinely encourage McRaes to find an inventory provider whose thoroughness matches their own. ?????? ?????? Here's the bottom line.     Would avoid this agency. I let my property out with them for nearly 5 years, and I'm still waiting in January for the final month's rent to be paid back to me from the tenant leaving in mid-November last year. On top of that the tenant left the flat in a complete state and I'm yet to receive any deposit money back to compensate. Calls/emails to the agency are being ignored.... Read more

    If I could give 0 star, I would. Absolutely unprofessional, disrespectful, cheap & discriminative service that this agency provides. Home owners pay them to have a part of full service. The tenants will have to deal with their own reference checks etc. as the agency is washing their hands when it comes to doing anything that they are getting paid for. After being passed onto a referencing agency who couldn't do their job properly, (which I now believe happened in collaboration with the agent of DPR as they didn't want to give us the flat ) we've been asked to get in touch with a 3rd party agency to sort out the problem. Why would you use two 3rd parties to do your reference checks? Later on the agent made is seem like it was all our fault (that their agency couldn't reference us properly) and they ahed contacted the landlord and suggested him not to go ahead with us. In all honesty, you guys better make a call to Trading Standards as well - I reported them already.The more of us the better.... Read more

    My experience with Hunters was deeply disappointing. Repeated administrative errors relating to notices and tenancy handling caused unnecessary delays, additional time, and avoidable stress during possession proceedings. When I recently contacted the branch again regarding future instructions, I was informed in a dismissive manner that they no longer wished to work with me due to previous disputes — disputes which arose from their own handling failures.     AVOID THIS AGENCY!!!!Barbara was acting as our letting agent, the property was handed back to us in a terrible state, furniture, walls and floors all damaged. We have had to fit a new bathroom, new flooring, buy new furniture and repaint the entire flat. During the course of the tenancy she didn’t allow us to visit the flat always making excuses as to why her sub tenants don’t want us there. She has refused to answer any of my calls and emails. She sent one email to say the company you had an agreement with as the ‘tenant ‘ has ceased operating and that was all. Do not hand your property to her if you are a Landlord as all she cares about is offering you a low guarantee rent and then placing anyone in the flat so she is in profit.... Read more

    It was a first time i have contacted to Vibrant Estate, just had a few questions about some property to rent i was interested and lady on the phone was talking very fast and asking me thousands of questions which is completely private such as age of all members of my family, occupation, tax return, etc. It took ages to find out the price of the property and i felt like she was only interested to take as much details as possible from me. It was no any invitation for viewing. Also i find very strange that i called to office phone number and no-one picked up, then lady called me from mobile number. Very unprofessional manners.     I’m genuinely very disappointed by the way I was treated by both the owner and manager at WorkSpace. I was approached while quietly doing my work and spoken to in a degrading and unprofessional manner regarding purchasing something from the café. The situation was communicated unclearly at first, and instead of handling it respectfully, I was told to leave or security would be called. I found the entire interaction rude and upsetting.     We trusted Nauman because of his long-standing relationship with my father-in-law. Based on his advice, our 4-bedroom property was partitioned and converted into a 5-bedroom house to achieve higher rent. This required significant renovation costs, yet the rent we received over six years did not even reflect the value of a standard 3-bedroom property. Had proper advice been given, we could have saved a substantial portion of those costs and avoided considerable financial loss. Bilal and his family (tenants) later informed us that they were paying approximately £2,600 per month first 3 years and £2800 for the remaining years with around £1,000 being taken in cash. we were getting 1650 odd for first 3 years and 1800 odd for remaining.This raises serious concerns regarding transparency, payment handling, and potential tax-related issues. After extensive research into guaranteed rent and letting arrangements, I have not found a legitimate case where a letting company retains anything close to 36% commission. More concerning is that this percentage was never disclosed before the agreement was signed. We were never informed of the differences between guaranteed rent, full management, or partial management options. We were shown a single advertisement and relied entirely on your expertise, while you had full knowledge of the market and we did not. Even your own relative, Mr. Abbas, expressed surprise when I explained the figures and stated that we should have been receiving at least £2,500–£2,600 per month, even under a guaranteed-rent arrangement. He advised that only Mr. Asif Sahib could help resolve this matter. We also learned that efforts were made to convince Bilal and his family that our property could potentially be purchased below market value because we supposedly would never return to the UK. If true, this represents a serious breach of trust. Regarding 4A Ingleby Road, you promised three weeks' rent if we provided certain tenant posts, yet that promise was never honoured despite us losing nearly four months' rent, ironically it wasnt on gauranteed terms.. At the same time, you appeared willing to assist individuals involved in unauthorised subletting. The property was allegedly sublet for an extended period without effective oversight, despite management fees being collected. The rental history also requires explanation. We received approximately £900–£1,100 per month for many years, while the same property now generates around £2,100 per month. Over 8–10 years, this suggests an extraordinarily high effective commission of approximately 40–45%, which was never properly explained or justified. Communication was equally disappointing. Calls and messages were often ignored, and when responses were provided, they rarely addressed the actual concerns raised. You frequently emphasised that your earnings were halal, yet whenever transparency, accountability, fairness, or justification were requested, clear answers were never provided. For context, while these properties were generating income for others, we were living in rented accommodation ourselves, paying approximately £1,900 per month (excluding bills) for a 2-bedroom side extension of the exact same house, while receiving around £1,650 per around 3 years initially and around £1,850 thereafter upon request for increament in rent. This is not simply about money. It is about trust, transparency, morality, accountability, and humanity.     Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more
