28th May 2026 (5 weeks ago)I strongly advise anyone considering this estate agency to avoid them entirely. My family and I were left without hot water for four months due to the agency’s complete lack of communication and failure to respond to emails or address urgent maintenance issues. To make matters worse, after moving out of the property, my deposit was withheld for an additional four months without being properly protected or returned. The situation became so serious that we were forced to involve solicitors and are currently pursuing legal action in order to recover our deposit and seek compensation. The individual primarily responsible for the lack of communication throughout this ordeal was Muniza Adam, whose failure to respond or provide support caused significant stress and inconvenience to my family. If you value professionalism, lawful handling of deposits, and basic communication from your estate agent, I strongly recommend avoiding this agency. ZERO STARS
23rd Jan 2026 (23 weeks ago)AVOID THEM. They will rob you blind of your deposit and withold legal documents they "swear they'll get tomorrow" to avoid giving you your dues. Like many others said they will make dizzying claims about needing professional cleaners. Especially when you hired your own out of pocket to avoid these things. They are rude, dismissive and will trick you into doing everything over the calls to avoid leaving evidence of responsibility before gaslighting you wildly. Mohammed told us to sit outside in the peak of winter overnight when the lock which the locksmith WE had to hire said was "a decade out of date". Took days of arguing to get them to pay us back. It was -5 and mohammed knew full well I was asthmatic. Disgusting business with no morals. Watch your backs, avoid this lot.
2nd Jun 2026 (5 weeks ago)We met Tommy Chalker a few months ago. He was very helpful in allowing us to see a property 3 times when we were not in a position to make an offer. By the time we did have an offer on our own house we had found another property which we liked equally. We knew Tommy had worked hard in getting the GJ property reduced to a price we could afford so it was disappointing that we opted for the other property. He was always, polite, efficient and accommodating. Excellent service! Many thanks Tommy and Garton Jones.
8th Apr 2026 (13 weeks ago)Couldn’t have asked for a better estate agent. Loretta has honestly been amazing throughout our whole home buying journey. She was always there when we needed her, even outside normal working hours and she made the whole process feel so much less stressful and easier than we expected. She genuinely went above and beyond for us. She is really passionate about about her job and ensuring that the seller and buyers are both updated throughout the journey . Without her help and dedication, we don’t think we would have been in a position to complete and own our first home. We are extremely grateful for everything she’s done, and it really feels like we’ve built a relationship that goes beyond just buying a house. Thank you so much, Loretta - you’re truly one of a kind.

1st Jul 2026 (4 days ago)Ok, so this is going to be a tricky review to be positive about. I want to be as honest and helpful to people reading this review, rather than just say I am annoyed at something and give it a one star. If you don’t have much time to read through this, then please read this headline: I massively regret using Thornley groves. They were genuinely awful, barely reached any level of competence, I ended up LOSING money, and it was hugely stressful. I only rented a place. I cannot imagine ever buying or selling with them. Please read the other reviews carefully and don’t dismiss them as I did. I wish you the best in whatever estate agents you choose. This review is my opinion and not meant to affect business with Thornley Groves in any way. OK, on with the detail. First, the good parts. They had a lot of choice and were quick to get me viewings (I did them through video or pictures) and were happy as campers to ‘get me in’ and on their books. Yep, that’s it. That’s all I have. The not so good (not even the worst parts yet). I dealt with the Deansgate (Whitworth street) branch and with an absolutely abysmal person, Peter. If you do choose Thornley Groves and get assigned Peter, do or say whatever you can to work with someone else. I am not sure how to put this without being cruel, but I also owe it to my (soon to be) Manchester neighbours to be honest. This is my honest opinion. Peter is, without a doubt, the worst person I have ever dealt with professionally. Genuinely. That is not even hyperbole. He is inadequate, lazy, afraid of basic tasks, unable or unwilling to do anything even at the bare minimum level, and honestly just embarrassing as a fellow human. He wouldn’t return emails. Ever. In fact, he did but only when it came to sending them money or signing a document. Anything that needed any effort or work, he literally ignored. He is like a toddler but in an adult body. Simply unable to operate at any sort of adult level. I had to call and call and call. I even got the train from London to the office so I could literally use my own mobile phone and dial numbers to connect with others, so he could talk to them. He used my phone because he couldn’t make a phone call for himself. (He also claimed he tried but could never get it to work, but it took me literally three minutes. Genuinely, I have the call log!). He didn’t give me the correct keys to move in. Once we got through it, Peter gave me the front door key and I asked if there were any others. Mail keys, apartment building keys, etc. He assured me no. Literally all keys were needed. It took me 3 weeks and speaking with other people at Thornle Groves to get the window key (still waiting on), apartment building/trash room key, and mailbox key. Even when I collected the keys, I overheard him talking to another person that very day, just before me, saying he gave the wrong keys to him. Also, they don’t tell you who your service providers are. I spent a few weeks tracking down who I need to pay bills to. You are given a list of UK service providers and that’s it, just figure it out for yourself. Lastly, the goodlord referencing company were just as bad as Thornley groves. They sent so many referring emails to my employer (they only need one but sent around 6 over the course of weeks) I had the owner of the company asking me what was going on. They took weeks longer than needed. It cost me around 500GBP in hotels for the delay, and they lied, multiple times about things they were doing. One lie was to say that my company had never replied (even though the owner and head of HR showed me the replies themselves). Thornley Groves chose to use that specific referencing company. Their behaviour also reflects on them. If you have read this far, then fair play, this one was a long review. The thing is, I don’t believe this is a one off. I am not just some random person with a grudge, I am like you. Looking for a new place, wanting it to go as smoothly as possible. I have all my ducks in a row, great credit, good job, charm and charisma (well, maybe not), and it was still a nightmare choosing Thornley Groves and, ergh, dare I say his name, Peter. The abomination they call Peter! I wish I had took the other 1-star reviews more seriously. I thought they were just some disgruntled people and it would be fine. It wasn’t. I deeply deeply regret ever speaking to Thornely Groves.
4th Apr 2024 (2 years ago)Just drove 30 miles through traffic to get to meet them as arranged for 5 30 ,my wife drove not quiet as far around 22 miles got there bang on time to meet my wife at the property waited till 5 55 got a text off Lydia to see if I'm still attending the viewing I texted back to say I've been hear since 5 30 as you arranged don't no were to park my wife as had a argument with a resident as we was in her parking space (not a great start ) but there was no one to meet us there to tell us anything anyway it got to just after six and I tried the buzzer on 31 the loom and the guy there was renting and said no one had rang him to arrange a viewing and the place was a bit of a mess so I would have to go back to mai son has

Tom has been great with working around our plans and being flexible!- 15th Nov 2025 (7 mo. ago)I was sold Westminster Park in Liverpool (Sourced Development Group) through Alesco, working with ERE Property and Will Kettel. Will Kettel presented the investment as secure, claiming the developer had an impeccable and traceable record. Alesco endorsed this, selling me confidence and security. In reality, Sourced Development Group has a traceable record of failings — they cannot even start projects, let alone finish them. Alesco has proven incapable of delivering any real update. They have no communication with the developer, and ERE Property is exactly the same. Investors are left in the dark, receiving vague answers or silence, with no verifiable information on the project’s progress. This is the closest one can be to being legally scammed. I committed funds in good faith, but what I received was misrepresentation, lack of transparency, and no accountability from either Alesco or ERE Property.

19th Jan 2026 (24 weeks ago)I take no satisfaction in saying this is a very unprofessional disorganised outfit. I let my house out through them and initially seemed ok but soon turned out to be a nightmare. Phone calls and emails are very rarely returned or answered, the guy dealing with my house…Sam is off on a Monday so everything is put on hold until he returns and he remembers to get back to you. Payments frequently late without any reason or explanation and to top it all when tenants were moving out after having given notice they left it until a month before to re advertise it which resulted in my property standing empty for 6 weeks. I’ve since changed to a much more professional firm with whom I’m very happy. In the last two weeks I’ve sent an email and spoken to someone on the phone as i needed a tax statement for the year….you won’t be surprised to discover there’s nothing been forthcoming. Avoid like the plague.

18th May 2026 (7 weeks ago)Louis Was absolutely fantastic. He was courteous and knowledgable and never pushy. The viewings were conducted quickly and professionally, and while, through no fault of Jacob knight, the process was long and drawn out (mortgage issues), Louis was always available immediately when we needed him, either by phone or email. We had heard of agents for other companies being very good for the viewing process and then dropping off a cliff when it came to the nitty gritty of actually getting the process finalised. certainly not the case with Jacob knight, they were brilliant, can highly recommend.
