    Selling our house with Edward Mellor was positive until getting on towards the end of the process. Giving 1 star because of this would also be incredibly harsh because overall, and having a few months to sit on it before coming online and leaving a horrendous review, the experience wasn’t what it should have been.<br><br>They had a challenge with our house; it had been on the market previously with another vendor who produced almost exactly nothing when we decided to take a break and focus on our children. We all have challenges in our life and the trouble with a process like selling a house is it can become incredibly inhumane; poor, low ball offers, a lack of response from anyone and the constant fear of your buyer pulling out, especially in 2025/2026 when the market has been quite odd.<br><br>Initially the sales team were amazing; Andrew and then Josh, both excellent representatives and did everything they could within their power to get viewings in. I took a number of the viewings myself as they were struggling for staff but then were able to recruit in. No problem there. Once the house had been on the market for a couple of months we sold. Unfortunately our buyer pulled out with a couple of weeks to go, among the worst possible things a buyer can do. Mellor were straight on the phone to say they would handle it, get it back on and get us a buyer. Then silence for days. This is not the time for silence. We also had a very non-chalant call with the manager Jo who showed zero interest in keeping us and we had the sense they wanted to offload us. We carried on, again, due to the excellent sales team we initially had.<br><br>The sales side dropped off massively, as there were either no people to take viewings so had to do them myself or they would send new people every time. They could be excellent sales people but this is the time to send your experienced sales people who know the house, so ended up doing the viewings myself. We sold again a month or so later and ended up having to renegotiate on our price following a survey. This caused a lot of anxiety and we were left in silence from Mellor about it and then the weekend came. We had to take matters into our own hands and renegotiated with the buyer to keep the sale progressing, a chain of four houses. That’s when Jackie got nasty with me. As it was also progressing quite slowly she suggested to move things forward we pressure the chain with an ultimatum date. This very much rattled the chain and upset a lot of people. Having talked to our buyer and our sellers estate agent to calm things down, I called Jackie to ask her to pull it back. I was aggressively told to ‘stop interfering’, how the reduction wouldn’t have been needed if they had left it to her and to ‘keep my nose out’. I then tried to calm her down and she put the phone down. After that she never answered the phone and rarely responded to emails. Again, I want to stress that this must be a high pressure job but this was an incredibly immature response to paying customers who had been receiving increasingly poor service. This is also the reaction from the person who completes your sale, the person who is with you at the most stressful time. It was honestly not even close to good enough.<br><br>In conclusion, after an initial sales push, the service faded fast. The after sales service was poor and nearly cost us the sale of the house which we could not afford. I cannot recommend Edward Mellor based on this. They have a major problem on after sales and would advise you query if this has changed before taking them on to sell your property. I hope it improves.... Read more

    Ok, so this is going to be a tricky review to be positive about. I want to be as honest and helpful to people reading this review, rather than just say I am annoyed at something and give it a one star. If you don’t have much time to read through this, then please read this headline: I massively regret using Thornley groves. They were genuinely awful, barely reached any level of competence, I ended up LOSING money, and it was hugely stressful. I only rented a place. I cannot imagine ever buying or selling with them. Please read the other reviews carefully and don’t dismiss them as I did. I wish you the best in whatever estate agents you choose. This review is my opinion and not meant to affect business with Thornley Groves in any way. OK, on with the detail. First, the good parts. They had a lot of choice and were quick to get me viewings (I did them through video or pictures) and were happy as campers to ‘get me in’ and on their books. Yep, that’s it. That’s all I have. The not so good (not even the worst parts yet). I dealt with the Deansgate (Whitworth street) branch and with an absolutely abysmal person, Peter. If you do choose Thornley Groves and get assigned Peter, do or say whatever you can to work with someone else. I am not sure how to put this without being cruel, but I also owe it to my (soon to be) Manchester neighbours to be honest. This is my honest opinion. Peter is, without a doubt, the worst person I have ever dealt with professionally. Genuinely. That is not even hyperbole. He is inadequate, lazy, afraid of basic tasks, unable or unwilling to do anything even at the bare minimum level, and honestly just embarrassing as a fellow human. He wouldn’t return emails. Ever. In fact, he did but only when it came to sending them money or signing a document. Anything that needed any effort or work, he literally ignored. He is like a toddler but in an adult body. Simply unable to operate at any sort of adult level. I had to call and call and call. I even got the train from London to the office so I could literally use my own mobile phone and dial numbers to connect with others, so he could talk to them. He used my phone because he couldn’t make a phone call for himself. (He also claimed he tried but could never get it to work, but it took me literally three minutes. Genuinely, I have the call log!). He didn’t give me the correct keys to move in. Once we got through it, Peter gave me the front door key and I asked if there were any others. Mail keys, apartment building keys, etc. He assured me no. Literally all keys were needed. It took me 3 weeks and speaking with other people at Thornle Groves to get the window key (still waiting on), apartment building/trash room key, and mailbox key. Even when I collected the keys, I overheard him talking to another person that very day, just before me, saying he gave the wrong keys to him. Also, they don’t tell you who your service providers are. I spent a few weeks tracking down who I need to pay bills to. You are given a list of UK service providers and that’s it, just figure it out for yourself. Lastly, the goodlord referencing company were just as bad as Thornley groves. They sent so many referring emails to my employer (they only need one but sent around 6 over the course of weeks) I had the owner of the company asking me what was going on. They took weeks longer than needed. It cost me around 500GBP in hotels for the delay, and they lied, multiple times about things they were doing. One lie was to say that my company had never replied (even though the owner and head of HR showed me the replies themselves). Thornley Groves chose to use that specific referencing company. Their behaviour also reflects on them. If you have read this far, then fair play, this one was a long review. The thing is, I don’t believe this is a one off. I am not just some random person with a grudge, I am like you. Looking for a new place, wanting it to go as smoothly as possible. I have all my ducks in a row, great credit, good job, charm and charisma (well, maybe not), and it was still a nightmare choosing Thornley Groves and, ergh, dare I say his name, Peter. The abomination they call Peter! I wish I had took the other 1-star reviews more seriously. I thought they were just some disgruntled people and it would be fine. It wasn’t.     Just drove 30 miles through traffic to get to meet them as arranged for 5 30 ,my wife drove not quiet as far around 22 miles got there bang on time to meet my wife at the property waited till 5 55 got a text off Lydia to see if I'm still attending the viewing I texted back to say I've been hear since 5 30 as you arranged don't no were to park my wife as had a argument with a resident as we was in her parking space (not a great start ) but there was no one to meet us there to tell us anything anyway it got to just after six and I tried the buzzer on 31 the loom and the guy there was renting and said no one had rang him to arrange a viewing and the place was a bit of a mess so I would have to go back to mai son has...     I was sold Westminster Park in Liverpool (Sourced Development Group) through Alesco, working with ERE Property and Will Kettel. Will Kettel presented the investment as secure, claiming the developer had an impeccable and traceable record. Alesco endorsed this, selling me confidence and security. In reality, Sourced Development Group has a traceable record of failings — they cannot even start projects, let alone finish them. Alesco has proven incapable of delivering any real update. They have no communication with the developer, and ERE Property is exactly the same. Investors are left in the dark, receiving vague answers or silence, with no verifiable information on the project’s progress. This is the closest one can be to being legally scammed. I committed funds in good faith, but what I received was misrepresentation, lack of transparency, and no accountability from either Alesco or ERE Property.... Read more

    Trying to find a new home is very stressful, I've seen lots of houses, with lots of different agents and they're not all equal. I want to say how great I found Rooftops Lettings. The communication was fantastic, emails, phone calls pre-viewing and follow up when they said they would. The lady I dealt with, Louise, was amazing. So friendly, honest and genuine. The process was very straightforward, Louise was so professional and made me feel really special when she contacted me to say we'd been successful, she was genuinely happy for us.     Very poor communication, and I regret paying for their service.<br><br>After taking my payment, I sent numerous emails simply asking whether it had been received, yet received no response. That level of communication is disappointing.<br><br>Following the survey report, I was particularly concerned about Japanese knotweed and bamboo. The report stated that there was “no evidence of such plants within the grounds of the property.” For peace of mind, I emailed several times asking them to confirm this, but again, I received no reply.<br><br>Then on completion day, I discovered bamboo shoots growing in my garden.<br><br>Whether they were missed during the inspection or not, the complete lack of communication after I raised my concerns was unacceptable.<br><br>Based on my experience, I would not recommend this company and would advise others to look elsewhere....     Hi everyone, I’m looking for help from landlords/property owners who may have dealt with Alphi Jacob Knight or Eric PVE Group in Manchester.<br><br>We handed our M1 apartment over to Alphi in July 2025 to manage a refurbishment and prepare the property for rental/ sale. I’m living away from Manchester and trusted them to manage the project and contractors on our behalf.<br>Unfortunately, almost a year later, the situation has become extremely difficult.<br>The property has been vacant for nearly 12 months. We have paid more than £40,000 in refurbishment-related costs, incurred over £3,000 in building management charges/fines following damage during the works, and lost a substantial amount of rental income.<br>D3 Group was introduced/appointed by Alphi to carry out the refurbishment, but when serious problems arose with the quality of work, delays and payments, we found ourselves caught between the different parties and there appeared to be significant disagreement over who was responsible.<br>Later, Eric/PVE became involved in managing/completing the remaining work. We paid approximately another £10,000 to PVE, but many of the issues we raised remained unresolved and we became increasingly concerned about the progress and quality of the work.<br>We have now terminated their involvement. They confirmed to us in writing that our keys and fobs would be returned, but we are still waiting for them – after 2 months.<br>We have kept extensive evidence, including emails, WhatsApp messages, invoices, payment records, photographs and records of the work and delays. We are now considering obtaining formal legal advice regarding recovery of our losses.<br>Has anyone here had experience with them, or a similar situation in Manchester?<br>I will report these to trading standards. But would appreciate recommendations for a solicitor experienced in property management/contractor disputes and advice on the best route for pursuing a substantial financial claim.<br>If anyone has dealt with the same companies and would prefer not to comment publicly, please feel free to message me privately.<br>Thank you — any advice would be greatly appreciated....
