I spoke to him, viewed the property, and everything was completed within the same day. Paperwork sorted and agreements signed. I honestly couldn’t believe how smooth it was. Even when he was put in an uncomfortable situation, through no fault of his own, he handled it extremely professionally, which helped me feel comfortable as well. A real credit to his role. 2nd Mar 2026 (16 days ago)Every nightmare story you've ever heard about an estate agent is personified in these guys. Everyone I've spoken to who has dealt with them has had the worst experiences they've ever had renting. Imagine an estate agent actively trying to undermine and overcharge you at every corner while talking down to you and deliberately flouting the meagre renters rights we have in this country. Lottie and Valerija in particular offer some deeply, concerningly poor "customer service".
4th Jan 2026 (10 weeks ago)We had to find a new rental place in Forest Hill at fairly short notice, and Emma at Hamptons Dulwich was a huge help throughout the process. She was warm, encouraging, and genuinely reassuring at what could have been a pretty stressful time. Communication was quick and clear, and she was always responsive and happy to offer advice along the way. Dealing with the team was easy and straightforward from start to finish. Thanks to Emma, we ended up in the perfect rental place and couldn’t be more grateful. Would happily recommend Hamptons Dulwich to anyone looking to rent in the area.
23rd Feb 2026 (23 days ago)My experience as a landlord with First Capital and Passion Property Group has been extremely stressful and disappointing. After serving a valid Notice to Quit (NTQ), the property should have been returned to me at the end of the tenancy. Despite this, they have refused to hand back possession. Even after Croydon Council confirmed they would remove the tenant, I have continued to face resistance. In my experience, housing law has been incorrectly cited to justify keeping my property beyond the agreed tenancy end date. Rent payments have repeatedly been made late, causing unnecessary financial strain. I have also been charged for repairs that I was never informed about beforehand, despite the contract clearly stating that they are liable for such repairs. The lack of communication and transparency has been deeply concerning. I am particularly dissatisfied with the conduct of Nathan Hancox, the General Manager, who in my experience has stood in the way of resolving matters efficiently. I feel both the resident and I, as the landlord, have been let down. I would also like to mention Stirling Ackroyd, the estate agency in South Norwood that introduced me to this arrangement. Throughout this situation, I have found them unresponsive, unsupportive, and unwilling to assist in resolving the issues. As a property owner, this has added significant hardship and stress to my life. Based on this experience, I will not be using their services again. Overall, I would strongly advise other landlords to exercise extreme caution before entering into agreements with these companies.

They were great from start to finish — always quick to reply, super helpful, and on top of everything. They kept things moving, chased when needed, and made the whole experience much less stressful than it could have been. Really appreciated how responsive and proactive they both were. Would happily recommend them to anyone buying or selling. Thanks again!

From the first meeting before instruction, they were incredibly helpful and professional and we now have our dream home thanks to all their hard work. In particular, Jak Wheeler has been instrumental in making sure the process has been as smooth as possible and has sorted out any potential hold ups in a calm and proactive way. Jak has gone above and beyond in helping us sell our home and we will be forever thankful to him for negotiating and securing our now forever home. They moved quickly to get the photos live which helped generate viewings, and they kept me in the loop consistently with updates on feedback, interest levels, and next steps. What stood out most was how proactive they were — they didn’t just “list it and hope,” they actually drove things forward. I’d happily recommend them.

5th Feb 2026 (6 weeks ago)After months of very frustrating house hunting experiences with numerous estate agents in south London, we viewed and offered on a house listed with Bryan and Keegan. Jamie Dalton was the agent who managed our purchase. Jamie was exceptional from start to completion. He was the most proactive, efficient agent. He helped us navigate a couple of tricky aspects with the sellers with great diplomacy. He supported them in obtaining documents from the council and in responding to our concerns from the survey. He was an excellent communicator who promptly replied to emails and calls and liaised well with our solicitor. He let nothing slip. Jamie was also very pleasant to deal with. Clearly, he has a wealth of experience and skills and was very committed to the process. I highly recommend him and his agency.

Neve and Caitlin were always clear, prompt, and incredibly informative. I was kept updated at every stage and never felt out of the loop. They took great care in vetting potential tenants, which gave me complete peace of mind that the right people were moving into our home. We had already moved out when the property was on the market and Mark and the team were able to assist with preparing the property for the new tenants, making the whole process smooth and stress-free. When we first met, he promised he would find a buyer for my property — a former council home — and he delivered. I moved to Oaks after my previous agent failed to secure a single viewing in six weeks. Oaks arranged viewings every week. Communication was excellent throughout. They set up a WhatsApp group with me and my partner, which made everything quick, clear, and professional. The team also worked incredibly hard to ensure the sale progressed smoothly right to the end, making sure no communication was missed between the legal teams and that everything stayed on track. I would highly recommend Oaks Tulse Hill.
