The staff are truly outstanding, as not only are they knowledgeable, but always make time to assist and support you from start to finish. A speacial mention to Pauline, who went above and beyond to find solutions, and thereby relieve some of our stresses with a particular difficult house purchase.

WORST PROPERTY MANAGEMENT.<br><br>Tenant for 3 years and the property management from Leaders was appalling throughout.<br><br>The emergency repairs line is effectively non-existent. If you have an urgent issue outside of normal business hours, good luck getting any meaningful support. This is potentially dangerous when genuine emergency repairs are needed.<br><br>Communication has been consistently dreadful. Every member of staff I dealt with seemed impossible to contact. Emails were poorly written or unanswered, promised callbacks never happened, and issues routinely required repeated chasing. Nobody appeared to take ownership of a problem or follow it through to resolution.<br><br>The Section 21 process was handled badly. There appeared to be no proper checks regarding whether we had actually vacated the property, and now, almost 90 days after moving out, we are being chased for money relating to an unspecified issue. Despite multiple requests, no clear information or evidence has been provided explaining the charge.<br><br>This is all before mentioning the challenges we faced with a consistently difficult landlord. A good managing agent should help resolve issues between tenants and landlords professionally and efficiently, but throughout our tenancy we felt unsupported and left to deal with problems ourselves.<br><br>After three years as tenants, this has been an extremely frustrating experience from start to finish. Poor communication, poor organisation, and a complete lack of accountability.

Their combined expertise is truly unmatched, and I always felt confident knowing I was in such capable hands. I highly recommend them to anyone looking for knowledgeable, supportive, and professional agents.

Passive aggressive and rude and also the adverts for 0 deposit aren’t true and they force you to take out a guarantor service even though you meet or exceed salary requirements for a place. Bola Needs a serious attitude check, he should be embarrassed about the way he’s running this business, extremely disappointed by management team
4th Jun 2026 (4 weeks ago)I called today to arrange a viewing for a property and was very disappointed by the way I was treated. The person who answered the phone was extremely rude and unprofessional throughout the conversation. He asked who my current landlord was and which estate agency I had previously rented through. When I told him I had rented through Samuel Estates, he responded by saying he had never heard of them in a dismissive and disrespectful manner. From that point on, his attitude was unnecessarily rude and made me feel unwelcome. I was simply trying to enquire about a property viewing and expected to be treated with basic courtesy and respect. Customer service is an important part of any estate agency, and unfortunately my experience was very poor. It comes with unexpected moments and difficult parties at every turn that can leave you fighting exhausted against the current. However, we were fortunate beyond words to have Richard Pedley, Leonie Williamson, Henry Kavanagh and Adam Baker from Foxtons Property Auctions on our team and in our corner for the entirety of the process. We simply couldn’t have done it without their support, integrity but above all else their care not just for the property but for us as people.

I would highly recommend him to anyone looking for a property.- 14th May 2026 (7 weeks ago)Dane at Oaks in South Norwood was a breath of fresh air - yes most agents can be annoying and hard work and yes its part of their job! Dane made this whole slightly painful process as good as it can be - he was communicative (sooo important), thorough and i felt he was honest as well and I built a trustful relationship with him. Would def recommend using Oaks and would use them again although not planning on moving again for a while!
