2nd May 2026 (7 days ago)I had a very disappointing experience with Gatekeepers when trying to sell my flat earlier this year. We initially approached them in early February and discussed a realistic asking price of around £230,000. However, they listed the property at £235,000. When I questioned this, I was told it was based on my mum’s suggestion — which is simply not true, and in any case, not appropriate justification. As the agent, they are supposed to provide expert guidance on pricing, not deflect responsibility. Over the course of approximately 10–11 weeks, they managed to secure just one viewing. Communication was extremely poor — I received no regular updates and had to constantly chase for basic information. When I raised concerns about the lack of progress and asked what they would do to improve the situation, there was no clear strategy, no proactive plan, and no effort to generate interest. Instead, I was told that market conditions were difficult and that “nothing is selling,” which felt more like an excuse than a solution. To make matters worse, when I asked to exit the agreement early due to the lack of results, this was refused. Despite acknowledging the challenges, they insisted I remain tied in until the full contract period ended on April 27th, meaning I continued to incur mortgage costs with no progress on the sale. Overall, the service was unprofessional, reactive rather than proactive, and lacked accountability. I would not recommend using Gatekeepers based on my experience.

Georgia maintained regular communication throughout the purchase process and provided support whenever we had queries or required additional information. She dealt with the hurdles of the process with care and showed great patience and empathy, understanding our situation as part of a chain. Kayleigh made sure our transaction does not get effected with any pauses and see's it through to end.

And this recommendation comes with no strings attached, because the house we have ended up purchasing isn’t through Castles - but both my husband and I have repeatedly said if we had the choice of who we would buy our home from, it would be Leon. He has kept in touch with us weekly, he got to know us and what we were looking for and would give us a heads up on houses that were coming to market, and he’d call just to check in and see how our search was coming. We viewed several houses with him, and I can say that I have personally witnessed him lead with such empathy and kindness - one viewing in particular was delayed because of a very difficult family situation in the home and Leon lead with such generosity of spirit. He even rang solely to congratulate us when he saw a note from his colleague that we had finally found a home. Thank you, Leon! We wouldn’t hesitate to recommend you to anyone selling or buying.

Selling my mother's home was always going to be an emotional process, and Jacob at Orchid Estate Agents handled every aspect of it with genuine care and professionalism. Throughout the entire process, his communication was exemplary. We were kept informed at every stage, never left wondering what was happening, and always felt like a priority. He achieved a fantastic price, moved things along at impressive speed, and did it all with a calm, reassuring manner. 17th Nov 2025 (25 weeks ago)They didn’t sell my house. I had to pull them off and go for a PTX as they began to give me anxiety. They didn’t keep me up to date and when it came to speaking to my PTX company they gave inaccurate information which affected my valuation. They seem like lovely people but I don’t think I will recommend them to anyone as there were just too many issues that I felt I didn’t have to deal with.

A basic level of professionalism and responsiveness shouldn’t be too much to expect, but sadly that’s not the case here. Would not recommend.
