8th Apr 2026 (4 weeks ago)I used Lloyds to sell. When I terminated the contract due to lack of professional conduct (including changing terms of contract without prior agreement) and poor quality service, the owner of the business Patrick French would not leave me alone even 8 months after I terminated the contract. Contacting me unnecessarily to ask who had bought the properties in question despite it having nothing to do with him, helpfully pointing out that he could check land registry to find out who bought from me, threatening to take legal action for defamation if I chose to take my formal complaint to the ombudsman. I wish I'd never met this man - he has caused me no end of stress and caused major delays to me moving house and moving on with my life. Seems very amenable when you do what he wants but as soon as I stopped doing what he wanted, he wouldn't leave you alone. Luckily I found estate agents who did the job properly but only after suffering through what this man put me through for nearly a year.

I can’t thank them enough for making the process go so smoothly.
30th Apr 2026 (9 days ago)Warning: Serious Misconduct and Potential Fraud I agreed a sale price with Amaal Mahmood Khan at Brian Thomas Estate Agents. During the process, he insisted on altering the agreed price on the official paperwork to a lower figure and taking the difference in cash. This would have cheated the property owner and is essentially mortgage/property fraud. Anyone considering instructing him to sell their property should be extremely cautious. Amaal tries to negotiate cash payments with buyer and does not tell seller real offer. In my case he lied to the seller about the amount i offered and if i had gone ahead the seller would have lost out on thousands of pounds that Amaal was demanding to receive in cash of the books. I strongly advise to avoid this agency and this dishonest man.

I've recently moved into my first home, hours from where I'm from, and Michelle S. has been (and continues to be) unbelievably helpful and personable. She's been my point of contact throughout the process, and made each step far less stressful that I initially anticipated. I highly recommend!

We viewed a property and were explicitly told by the agent that the house was ours and we could proceed with the rental. We started making plans and stopped looking at other places based on their word. ?However, shortly after, they went behind our backs and gave the house to someone else without a word of explanation. This level of dishonesty is appalling. ?To make matters worse, the stress and disappointment caused by this agency's lies literally made my mother sick. We spent time, energy, and hope on this, only to be treated like we didn't matter. They are unprofessional, untrustworthy, and have zero compassion for the families they deal with. If you want an agency that keeps its promises, look elsewhere."

Andrea and her team are relatable, professional and very communicative all through the process. Lorraine is exceptional, even on her day off she would still be in touch with updates! 22nd Apr 2026 (17 days ago)Overpromised, underdelivered... Did nothing other than put a poor listing up on rightmove. After advising them on a better way to do it, they didnt. The initial conversation made it sound like a guaranteed sale as they are the best agent... Also, didnt take listing down after telling them i wasnt happy and wanted it removed. This naturally has a negative impact on sale.
23rd Apr 2026 (16 days ago)I recently completed the sale of my property with Shakir at Lyss Homes, and I couldn’t recommend him highly enough. From the outset, Shakir was excellent. He advised us throughout the entire process and is clearly very knowledgeable about the market. We were exploring both a full sale and the shared ownership route, and his guidance across both options was invaluable. Ultimately, the sale went through via shared ownership, and his expertise in that space really showed. In an industry that can sometimes have a bad reputation and questionable tactics, Shakir is the complete opposite. He is honest, transparent, and genuinely focused on doing the right thing. He took the time to thoroughly walk me through the process, was always available to answer questions, and adapted the approach when needed. We reached the final stages of the sale on one occasion before the buyer pulled out at the last minute, which was understandably frustrating. However, Shakir remained positive and proactive throughout, helping us regroup and go again. It got quite nervy towards the end the second time around, but he was instrumental in keeping momentum and ultimately getting the deal over the line. I wouldn’t hesitate to recommend Shakir or Lyss Homes and would absolutely work with him again in the future.

While they were representing the seller, they went above and beyond to help me as a buyer navigate what can often be a stressful and complex process. Communication throughout was timely and consistent — emails were answered promptly and viewings were always punctual. Whenever I had questions or needed clarification, they were quick to connect me with the right people to resolve any ambiguities, and they accommodated all of my information requests without hesitation. They were instrumental in helping me gather everything my lender required and in assisting my solicitor with their enquiries, which kept the process moving forward smoothly.
