4th Jan 2026 (18 weeks ago)I have rented with several agencies in London but Oliver Brooks (now operating as Kenneth Lloyd’s) was by far the worst experience. Once the agreement was signed the agency stopped caring about the condition of the property. Imran the owner was so rude, had an attitude problem and spoke to tenants with complete disrespect. Despite repeated emails, serious maintenance issues were ignored- the kitchen exhaust never worked and I was told it was “not life-threatening” and to open a window lol. There was no cleaner, common areas were poorly maintained, the WiFi never worked properly, the fridge was broken, and bathroom windows would not close. Living there for a year was extremely stressful and moving is not easy or cheap for tenants who work hard for their money unlike Imran . I strongly recommend anyone considering this agency to read the reviews carefully before renting.
12th Apr 2026 (27 days ago)We rented a property with Edward Taub for 5 years. Their communication was good and they always responded quickly to any maintenance issues. The checkout process was very smooth too. Mihaela was particularly helpful. Would recommend ??????

16th Apr 2026 (23 days ago)My partner and I have just purchased our first home in Rainham. We have met with a few estate agents in the area but found Patterson Hawthorne to be the best. In particular David, he’s been fantastic throughout and has been there from the beginning of our journey and has helped us get to the finish line with the purchase of our property. He has been an active support for us during this process and we cannot thank him enough. We have enjoyed our experience with PH, in particular with David, so much so that we have said if we look to buy a house in the future, we would go straight to PH.

22nd Mar 2026 (7 weeks ago)Hawks, in particular Jasmine, was fantastic. I bought the second flat I viewed. Jasmine was really personable, answered all my questions (including following up via e-mail as needed), and supported me throughout the process. I am a first time buyer so didn’t know anything about the necessary steps so Jasmine and her colleague (Sandip) helped guide and prepare me throughout. I definitely recommend using Hawks and Jasmine.

18th Feb 2026 (11 weeks ago)Communication overall was poor, and the final sale price ended up materially below what had been pitched and discussed at the outset. More concerning was the conduct from Yaseen, on the finance side, where agreed written terms were later disputed and the matter was escalated unnecessarily, including multiple threats of court action, before the correct position was eventually accepted after some push back. The issue was ultimately resolved, but the process fell short of the level of professionalism I would expect. I would recommend others ensure everything is clearly documented and reviewed before proceeding, if at all.

I dealt with Kerrie and the rest of the team in the office, and they were all incredibly helpful throughout the entire process. They supported me from start to finish and made the sale as smooth as possible. I couldn’t be happier with the service provided and will definitely be using them again in the future.

Jayne was incredibly responsive and supportive and James and Nick, the surveyors, delivered a clear, objective valuation reports every time. My last extension, which was urgently required for exchange, was available the next working day. Professional, efficient and completely independent — even though they’re housing?association recommended. Highly impressed and highly recommended.

14th Apr 2026 (25 days ago)We haven't had to go through the nightmare of moving house for over forty years but we survived the emotional roller coaster this time round thanks to Stanton Hockett. Not easy for two eighty year olds I must admit who simply want to go live near their daughter up north! We approached the move with trepidation but their approach from the outset was totally re-assuring and empathetic. Tom started the ball rolling with his no fuss approach and we then graduated to the big guns, Brad & Gavin, after they found us a young couple to buy our treasured family home. They might have been a dating agency so suited to us were our young buyers. As apparently often occurs our journey through the legal processes to exchange and completion took us between peaks of elation to valleys of frustrated despair and back again but they were there to support us when we needed it. Thank you Tom and Lewis, thank you Gavin and most of all thank you Brad for your impeccable service to us in the sales progression stage. We are on our way now and feeling a whole lot better about our future.
17th Apr 2026 (22 days ago)Settle have been great, they felt very local & there was no bullshit. Great with advice etc, special shout out to Katelyn the Sales Progressor, who was excellent from start to finish. Highly recommend them to anyway. Everyone in the team was lovely and easy to deal with.
7th Apr 2026 (5 weeks ago)I had a very disappointing experience with OpenHomes, particularly with Pratik, who was one of the least helpful agents I have dealt with. I reported serious issues with my property in October, including an unstable toilet, unsafe bathroom flooring, and lack of proper hot water. Despite these being essential facilities, there was no urgency in addressing them. Communication was poor throughout. I repeatedly followed up and agreed to multiple proposed dates for repairs, but these were delayed or cancelled with no clear updates. At one point, I had to go months without being able to properly use the toilet flush and had to rely on manual alternatives. Even when additional issues like damp and mould developed, the response remained slow and uncoordinated. Requests for written confirmation or reasonable support were also not handled properly. Overall, the experience felt very unprofessional and dismissive of tenant concerns, especially given the seriousness of the issues. I would strongly advise others to carefully consider before renting through this agency. They don’t care about tenants.

25th Apr 2026 (14 days ago)Avoid - rude, dishonest, would not trust as either a buyer or seller Signed up in person summer 2025 as a buyer. No info sent through in months. In December sent multiple requests via Zoopla for a viewing of one of their properties. No reply. Called main office. Finally get one email to arrange viewing; I reply six times and nothing. Physically go into office March 2026 (house is still on market / unsold) and get patronised rudely by a team member - "we couldn't prioritise you as a viewer" "this is how markets work" (thanks I've bought & sold two places before). Told me they'd book me in for viewing; no follow up. It's pretty clear they overprice houses that they don't sell - this one is still on the market as of end April 26 (it was reduced a full six months ago) which was confirmed by friends who live locally "avoid them, terrible reputation". I wouldn't want to partner with such poorly organised / low integrity agents to sell my place, or want to work with them on buying somewhere.
