7th May 2024 (1 year ago)Rude estate agents who turn their noses up at those on dss, my daughter is getting dss due to having a baby and going back to work part time. Ashame really as I've put into the system, my parents have too and to make a person feel dreadful for claiming something not knowing their background is disgraceful, discriminative and dam right rude. Try talking to the council as they advise to rent privately! Do not use this estate agent as they clearly do not understand the current housing issue or care!

Their expert advice, particularly when the initial sale chain fell through, enabled us to quickly find another buyer and complete the process without any further issues. Everyone at the office was courteous, helpful, and knowledgeable, and they always replied promptly to our queries and phone calls. I would highly recommend Walkers and would not hesitate to use their services again.

11th Aug 2021 (4 years ago)Mylako have dealt with my concerns and challenges to do with the management of my flat and the building in a professional, courteous and timely manner. Businesses are made up of people and Mylako has some great professionals working there who take the needs and situations of their customers very seriously and it shows with the correction of issues relating to works needing to be done, accounts to be paid and a myriad of other things for which a capable and willing managing agent is essential

They have always been really friendly ,helpful, and easy to deal with. Anytime I’ve needed anything they’ve been there and the service has always been great. Would definitely recommend.
15th Jul 2022 (3 years ago)Very difficult to reach by phone or email. They lost the tenants rent several times. Now they have failed to pay back the deposit - 3 months after the tenants moved out! And unresponsive as ever to emails and complaints
25th Mar 2023 (2 years ago)The most rudest and ignorant estate agents I have ever met. Please save yourself the trouble and do not work with this estate agent and especially not Haseeb. Throughout my time of renting a property from this agent, he has neglected his duties and then had the audacity to keep the deposit after I left the property. This estate agents and Haseeb have no humanity nor manners whatsoever.

I found them to be very professional, knowledge and they have me some great tips in order to finally sell my home. We went ahead with Big Black Hen and there suggestions and hey presto, our house sold. Ive since recommend Big Black Hen to my friends and family. Great service

The whole team at Yaxley's were extremely attentive with ourselves throughout the sales process and took the stress out of our hands, while maintaining high proffessionalsm. With weekly updates, we always knew were we stood. If you are looking to sell your property, I would highly recommend them. You can put all of your trust into them and know that they will do their very best to keep you at their best interests. Thanks again Yaxley Homes, we will definitely be using you again in the future.

From the very beginning, Trupti and the team have been incredibly supportive, professional, and easy to communicate with. Any time an issue came up—whether it was maintenance, documentation, or general queries—they responded quickly and always made sure things were resolved smoothly. One of the things I appreciated most was their flexibility. They consistently worked around my schedule, which made everything—from inspections to repairs—so much more convenient. Communication was always easy and professional—Trupti especially was a joy to deal with, always approachable, proactive, and genuinely kind, making the entire experience feel personal and stress-free. If you're looking for a letting agency that truly cares about its tenants and delivers reliable, responsive service, I can't recommend Vibrant Estates highly enough. 1st Dec 2025 (16 weeks ago)I have had a very disappointing experience with this agency. When I moved into the property, it was already in poor and dirty condition, and I have videos showing this at check-in. A few months later, a cockroach infestation started. I immediately reported the issue to both the landlord and the agency, sending photos, videos and emails. However, they only arranged an inspection after one month, just to look at the situation. Even after that visit, no proper action was taken, and I was forced to live in those conditions for two more months. Before leaving the property, I thoroughly cleaned the flat and left it in a much better condition than when I moved in. I have submitted dated photos and videos showing the condition at check-out to DPS as part of a formal deposit dispute. Despite providing clear evidence of the property’s condition at both check-in and check-out, the landlord still requested a £200 deduction from my deposit for cleaning, and the agency did not intervene or support me in any way. This experience has been stressful, unprofessional and unacceptable. I have now raised a formal dispute with DPS and submitted all my evidence. Based on my experience, I do not recommend this agency.

11th Feb 2026 (5 weeks ago)I can’t recommend Rafferty and Picards enough. Their video of our house showed it at it’s best. The advice that Paul and John gave us on the way was invaluable. From the offer we had in September to our move in January, it couldn’t have gone more smoothly. They were both professional and helpful in all aspects and kept us updated on a regular basis. Many thanks John and Paul for reducing our stress levels during this time.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Communication was excellent: fast responses via WhatsApp, email, and phone kept us fully updated throughout. The listing was superb, with high-quality photography, drone shots, and a beautifully edited video walk-through, plus strong exposure across socials. They really showcased our challenging property, which had previously been difficult to sell. The team was professional, attentive, and genuinely motivated to help, listening to our feedback and keeping everything on track. Huge thanks to Kerry for pushing at the right times, Oliver for creating a superb listing, and Katie for coordinating all parties so the exchange and completion ran smoothly.
