22nd Dec 2024 (1 year ago)Terrible experience with Olav and Edwards Estate Agents and I would discourage from using their services. I had a viewing of a property with Olav and put an offer for the asking price on 11/11/24. After 3 days waiting, contacted Olav again, who mentioned that landlady was busy due to her work and he asked to put in an email the issues I identified and requesting as part of the offer (minor decoration issues, change broken sink, property deep clean and removing the mattress and we would take our own). Just after 7 minutes, Olav replied "Just heard back from the Landlord that she cannot move the bed". Nothing regarding the offer or any of the other issues mentioned. Following week, after not hearing anything from Olav, I contacted him again to know if there was any update. He got very distressed with me calling again and at the end of the conversation he said, literally, "do not contact me again until I heard back from the landlady". Up to today I have not heard back from Olav to apologize or give any update.

23rd Sep 2019 (6 years ago)Harry helped us sell above our expected sales expectation and kept us updated during the listings. Was a pleasure to list with them and worth the slightly higher listing commission than some other cheaper agents that may not have had the same results. Will use again.

25th Sep 2019 (6 years ago)This estate agent was worse than useless, very rude and slow. Messed me about with the house I was supposed to buy and move into and was I chargeed £2,500 before they could take the property off the market. Then the sitting tenant refused to move out and it took over 6 months get our money back and only achieved this by report ing them to the Property Ombudman. Lost close to £ 3,000 in findin g an alternative property to buy and had to take them to court. Now they have movrd from their Orsett road premises after they got expelled from the property ombufsman membership and are nowhere to be found... BeEWARE AND DO NOT USE THEM AT ALL

14th Aug 2020 (5 years ago)The most shocking thing they did was entering my flat 3 times without a previouse arrangement or any notice. The last time when I broke the lease with them was when I woke up with a man in my flat! . The repairs took so many emails and phone calls to be done. When I left the home they charged me 300 pounds for light bulbs that was not working when I moved in. I had to rise a legal compliant to get my money back and I got it back! It’s a nightmare to be a tenant with them

He was always available to chat, never made us feel like a nuisance, and his advice was spot on every time. It’s rare to find an agent who is this invested in their clients. He and his lovely colleague Liz pushed our sale over the line when things got tough, and we are now happily settled in a home we love. 7th Feb 2026 (13 weeks ago)Really happy with K&O Estates. I moved to them after a bad experience with a previous agent where the tenants left my flat in a terrible state. K&O Estates were recommended by a friend and they honestly took all the stress away. They managed the full renovation at a competitive price, sorted all the certificates, and got everything done quickly. They also found a new tenant very fast, who already seems much better than the last. Would definitely recommend.
