Lee and Richard have been brilliant in every way, providing incredible support whether I was buying or selling. Over the years, they have become more like friends than people I just do business with. There are plenty of cowboy estate agencies in Woodford. In fact, if you go just across the road from Abode and up the green, you’ll find a certain 'Bent Nose' outfit that are unprofessional and treated my property purchase a couple of years earlier like a joke. If you want honest, straight forward and professional estate agents you can truly trust, look no further than Abode

From the moment I walked through the door with just an initial enquiry to the completion of our house sale, Ross and the team were amazing. They were there every step of the way, explaining everything in layman’s terms for us. They kept in constant communication with us and gave us updates at throughout the whole process. We needed a quick sale at a great sale price. Kings delivered just that.

We were buying with them & the chain was long & complicated and every step of the process Jess and team were there to support. Jess is honest, clear, maintains excellent communication throughout the process. She always tells you exactly how it is to avoid wasting your time & to make sure everything goes through. She helped manage the entire process often being the one to chase solicitors and get stuff sorted way beyond her role. The team are professional, responsive, and genuinely helpful throughout the process of letting and managing. Communication is always clear and timely, and any questions or issues are dealt with quickly and efficiently. What really stands out for me is their friendly and approachable attitude — they make what can often be a very stressful process feel smooth and straightforward. Their attention to detail, reliability, and commitment to providing great customer service as second to none. The Wickford team delivered fantastic service from start to finish, making the whole process stress-free and straightforward. I want to give a special mention to Natasha Tomlins, who was brilliant throughout – her guidance and support helped me navigate my first house sale with ease, and I was amazed at how quickly everything was turned around. I genuinely appreciated being kept updated at every stage and always felt reassured knowing Natasha was on hand to answer any questions.

2nd Jul 2026 (4 days ago)Poor experience with Knight Residential. From leaving all of our lights on after an evening viewing when we weren’t home that night, to leaving goods in our shed unsecured to then struggling to negotiate even a £1,000 increase in offer from our buyers and requesting we make up the difference. Sales progression was a shocking experience, having asked them to liaise with our solicitor directly to obtain accurate updates, they completely bypassed this and liaised directly with the agent we were buying with, creating some sort of communication chain that we were completely cut out of, resulting in a completion date being agreed that we weren’t advised of and eventually being potentially forced to break chain before our purchase was ready. We moved absolute heaven and earth to exchange on the Thursday with completion the following day, with the potential of our purchase not going ahead in my third trimester of pregnancy, and didn’t receive any sort of communication about this or subsequently any of well wishes. We felt throughout the process that Knights were working in the best interest of our buyers and not their fee payers (us!). A completely awful experience that made an already stressful process beyond what you could ever expect. I would sadly not recommend Knight Residential as your selling agent.

Emotional time as selling my late father’s property which was our family home since childhood and they were extremely respectful of this. Excellent communication keeping me informed regularly. Went above and beyond.

Mine was a complex situation with the move but I had so much support from Matthew.<br>He worked so hard to ensure the sale of my house and purchase of my flat went as smoothly as possible.<br>He was really easy to reach and I was kept up to date throughout.<br>I would strongly recommend them, especially as my house sold straight away, and for the asking price!<br>I honestly can’t thank them enough.
