They were informative and professional from the get-go and Nikki kept in touch with us pre-purchase. while the purchase was going through Phil nursed it along and handled the slow and uncooperative solicitors very well. Communication was great - highly recommend.

28th Aug 2025 (1 year ago)The whole of my 'Interview' came across as getting a low cost valuation and sales pitch just to get customers to view. It ended up me taking the property (despite having an interested buyer) completely off the market. It left me and my property feeling totally unworthy. Very unhappy with Haarts tactics.

6th Sep 2026 (7 weeks ago)I would strongly advise anyone considering renting through Belvoir to think twice.<br><br>For clarity, I am a genuine former tenant writing about my own experience. I rented a flat through Belvoir from March 2026 until July 2026, and I reported the issues below to them during my tenancy. I am including specific details because I have seen responses to other negative reviews where Belvoir has questioned whether the reviewer was actually a tenant. I have no reason to write this review other than to accurately describe my experience as a tenant.<br><br>My experience with them was extremely poor. The flat I was let was in a seriously sub-standard condition, and the problems were extensive. When I moved in, it was dirty despite my having repeatedly requested a deep clean. There was grime throughout the kitchen, dirty carpets, damaged curtains, broken drawers and cupboards, windows that wouldn't close properly, a loose front-door handle, mould in the kitchen cupboards and numerous other defects.<br><br>The problems didn't stop there. The plumbing was particularly bad. The kitchen tap had extremely poor hot-water pressure and was almost impossible to regulate between hot and cold. The bathroom tap leaked, the toilet frequently blocked and the cistern was very slow to refill. The boiler was exceptionally loud and situated directly beside the bedrooms, to the point that I needed earplugs to sleep.<br><br>I reported these problems. Belvoir arranged three plumber appointments; the plumber only attended two. On both occasions he said the bathroom taps would be replaced. They never were. Instead, he tightened part of the tap, which stopped one leak but resulted in filthy water coming out of the middle of the tap when it was turned on.<br><br>There were electrical problems too. One of the larger electric hob elements would consistently trip the breaker and cut electricity to the entire flat. I eventually stopped using it. A hallway light fitting also failed completely. The light is the only thing they actually fixed.<br><br>Mould subsequently appeared in the kitchen and later on the pipes in the hallway. I reported this as well. By the end of the tenancy there were still numerous unresolved issues.<br><br>Most importantly, I had specifically told Belvoir before moving in that I needed a quiet property because I work from home. I was assured that the flat was very quiet and that nobody had ever complained about noise. In reality, there was a family with two young children directly below me and there was frequent screaming and banging throughout the day and at weekends. The noise made it extremely difficult to work from home. The Wi-Fi was also sufficiently poor between the living room and spare bedroom that it interfered with wireless headsets and made reliable internet calls from the office impossible.<br><br>I therefore asked to leave the tenancy early because the property was fundamentally unsuitable for the purpose for which I had rented it. When I spoke to Matthew, I was told that I could only leave early if I paid Belvoir £500 as an advertising fee. I was consequently left in a property I considered unsuitable for several additional months.<br><br>Overall, this was one of the most uncomfortable and poorly maintained flats I have ever lived in. What made the experience worse was not simply the condition of the property, but the way the problems were handled after they were reported.<br><br>I would not rent through Belvoir again.

Their marketing is brilliant, local knowledge and experience invaluable and handling of viewings and potential buyers, second to none. Their advice has been spot on and their energy and responsive unwavering They have been all round brilliant and I would never use another agent again. I highly recommend them to anyone thinking of moving home

17th May 2026 (23 weeks ago)I used to be living in a nice apartment coachhouse, during the pandemic, I lost my job and could get the rent from the universal credit, so of course I was evicted. They problem was that I went through a mental health crisis at this time and suffering ever since. When I was away recovering in and out of hospital, I was told all my stuff was put into the garage below and I was being ILLEGALLY EVICTED, the stuff in the garage was their for a few months when me and my parents had to remove all my belongings into another garage I had rented next to and below the house. It remain their untill I could ship it up to their area, where it remained in storage for 4.5 years. I finally got through recovery and was able to deal with my belongings. Now bare in mind it was secure storage. I discovered around £600 pounds later including a broken tv on return to the flat with an eviction notice stuck to the door and the locks changed £100 worth of jewellery and £150 sporting clothes and a pair of designer glasses £150 missing ect with I realised after coming off medication that they had stolen from my property on that occasion of removing my goods during ILLEGAL EVICTION. I contacted the SCOUNDREL in charge of my property and got nothing but contempt. I will now give them 10 days to reply and start liaison with me or ill be filing a small claim to the courts, they now have 5 days left. If NICK JAMES CULLEY employees do this to paying customer or clients think what else they would do. Forget this as a good firm! If they evicted you during NATIONAL HEALTH CRISIS, when I begain a psychotic episode because of being made redundant, how far would they go really!!? JULIAN STOBBS WAS HIS NAME AND HE ADMITTS NO BLAME!

Really efficient getting our house on the market extremely quickly and getting lots of viewings through the door in what was a slow market. He was an excellent communicator with useful updates and feedback throughout. Very reasonable rates and clearly successful with the amount of his sold signs around the area. He's sold both mine and my partner's properties and I wouldn't hesitate to use him again.
