7th May 2024 (1 year ago)Rude estate agents who turn their noses up at those on dss, my daughter is getting dss due to having a baby and going back to work part time. Ashame really as I've put into the system, my parents have too and to make a person feel dreadful for claiming something not knowing their background is disgraceful, discriminative and dam right rude. Try talking to the council as they advise to rent privately! Do not use this estate agent as they clearly do not understand the current housing issue or care!

If there is any issues they will look into it and give you their best support. Have rented all my properties only with Select in the past 15 years. Thank you Guys for making me feel happy to rent out your available properties.

11th Nov 2025 (18 weeks ago)I have to disclaim this by saying I have not yet moved into the property, however this has been the smoothest and most professional journey to renting that I have had in all my years renting in London. Martin has been wonderful and forthcoming in every way. Even though we had a unique situation and some bumps in the process, he has helped us at every step, and was so patient with us throughout. I didn’t know agents like this existed in London! A one in a million encounter. I hope everything else continues to go smoothly, but can say from my experiences so far all has been great. All encounters seem genuine, straightforward and honest, which is so refreshing from the usual agents I’ve experienced in London. Thank you!

They are always a cut above the rest. I’m not the type of person who relies solely on reviews, but if you want to judge a business, I encourage you to come in, have a chat, and make your own decision. If you feel the deal or the agent isn’t right for you, that’s completely fine—but don’t let any review stop you from having a conversation. I’ve been doing business with Elliott Davis and their associates since 2012, and not once have I had any issues. I highly recommend them.

28th Feb 2020 (6 years ago)ARQ Homes Estate Agent was recommended to me to get a lettings valuation's appraisal for my house. Also, following the reading of good reviews from other people, I was confident and encouraged to make an appointment with ARQ Homes. I spoke with Abdul who invited me to his office, and made feel more than just a client, I felt like a guest in his ARQ estate agent. Abdul was very clear and concise covering all the details in order to give me an honest an accurate valuation appraisal. Abdul also used his valuable experience and knowledge in the housing market, in order to give me a good advice how to proceed with my plan for both potential lettings and sales of my property. Abdul's advice has definitely put me on the the right directions in order to achieve the best possible outcome in relation to my property. 2nd Jan 2026 (11 weeks ago)m our first contact with your office we were impressed with the professional, relaxed approach we received from Adam who attended the address to do the valuation. He was attentive and knowledgeable. We then had dealings with Beth. Again from the onset we were pleased with her calm professional attitude. As we progressed through the process we encountered a number of issues and delays. We struggled with obtaining information from our solicitors, and there were a couple of times where we considered taking the property off the market as the process was becoming too onerous. However Beth stepped up and essentially took control of things. She has a knack of calming situations and allaying our concerns. If she was asked to do something she did in a quiet efficient manner providing us with timely updates and reassurance that things would get there in the end. She was friendly and supportive but remained professional throughout our contact with her. I can honestly say that without her guidance and support we would, in all reality, have removed our property from sale preventing us from retiring to the coast.

Special thanks to Hansa who was always available and responsive to our concerns throught our tenure. These guys would be my first point of contact if ever I had to rent within the locality again.- 26th Sep 2022 (3 years ago)This is the worst service I’ve ever received from any company. Since Day 1, they don’t reply usually when you’re asking questions. They postpone many things and lied about some issues. For Example, our fridge has been broken because it was old we’ve asked them a couple of times and they said they’ve already ordered a new one but we could see when they’ve ordered. You need to chase them for anything. The most disappointing part was, they’ve tried to charge the thing or issues that have been already damaged from the deposit I paid. It’s been almost 2 months and they didn’t refund my deposit. I said ok for many things just for the sake to receive our deposit back. They’ve even tried to charge 275£ for cleaning and I said OK even my flat was not much clean when I moved in. They tried to charge cutlery which belongs to a former tenant or an already broken clothes hanger. When we asked for the kitchen stuff or replacing these things they said “ These are personal things, and we cannot supply” but at the end of the tenancy, they tried to charge. I strongly DON’T suggest working with this agency. If you can find another place to move in go with them. They are the worst! They don’t do what they need to do. I’d like to suggest taking a photo of every inch of the flat! Every single detail is just for keeping a record on your own. As I said don’t work with them, if you need to take photos and keep send them for recording.

After five long years of struggling to sell my flat, I had almost given up hope. It was a very complicated sale with many challenges, yet Kyle stepped in and did what no one else could. Within just a couple of weeks of taking professional photos and launching the property, he secured a strong offer and moved the process forward with impressive efficiency. Kyle is outstanding at what he does — not only professional and highly skilled, but also genuine, reliable, and honest. His communication was exceptional from day one. He was always available, kept me fully informed, and handled every obstacle with calm confidence and expertise. Most importantly, I felt I could truly trust him throughout the entire journey — and that is rare to find in this industry. He didn’t just sell my flat — he went above and beyond to make it happen, and I will always be grateful. 5th Oct 2022 (3 years ago)We had a really bad experience with this estate agent, so beware. We had an offer accepted on a property, Jerome did the usual of taking our ID, proof of deposit, agreement in principle etc and confirmed acceptance. Three weeks later our solicitor raised our attention to the fact that the sellers solicitor had yet to issue draft contracts. After another week I finally got hold of Jerome who confirmed that the seller wouldn't issue the draft contract until we had a confirmed mortgage offer on the property. I told Jerome that wasn't the normal sequence we were familiar with, but he assured me that was how sales progressed in his experience. We went back to our solicitor who advised us that they would indeed normally wait for draft contracts to be issued before proceeding with searches and surveys etc. So we gave the sellers solicitor a deadline before we would reconsider the offer. On the day of the deadline the seller issued a race contract and advised us that there was another interested party who's offer had also been accepted and the seller would exchange with the party which secured a mortgage offer first. I don't know whether Jerome was aware that the seller had accepted multiple offers when we had our conversation, but my instinct at the time told me he wasn't being open and honest about the sellers intentions. So beware of this agent in case they try this with you.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
