I spoke to him, viewed the property, and everything was completed within the same day. Paperwork sorted and agreements signed. I honestly couldn’t believe how smooth it was. Even when he was put in an uncomfortable situation, through no fault of his own, he handled it extremely professionally, which helped me feel comfortable as well. A real credit to his role. 4th Jan 2026 (10 weeks ago)We had to find a new rental place in Forest Hill at fairly short notice, and Emma at Hamptons Dulwich was a huge help throughout the process. She was warm, encouraging, and genuinely reassuring at what could have been a pretty stressful time. Communication was quick and clear, and she was always responsive and happy to offer advice along the way. Dealing with the team was easy and straightforward from start to finish. Thanks to Emma, we ended up in the perfect rental place and couldn’t be more grateful. Would happily recommend Hamptons Dulwich to anyone looking to rent in the area.
7th Nov 2025 (19 weeks ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.

Very grateful for their hard work and sensible, down to Earth advice. Years of experience and local knowledge do pay off when you choose your estate agent. Thank you Lisa, Jacqui and Greg! 23rd Feb 2026 (23 days ago)My experience as a landlord with First Capital and Passion Property Group has been extremely stressful and disappointing. After serving a valid Notice to Quit (NTQ), the property should have been returned to me at the end of the tenancy. Despite this, they have refused to hand back possession. Even after Croydon Council confirmed they would remove the tenant, I have continued to face resistance. In my experience, housing law has been incorrectly cited to justify keeping my property beyond the agreed tenancy end date. Rent payments have repeatedly been made late, causing unnecessary financial strain. I have also been charged for repairs that I was never informed about beforehand, despite the contract clearly stating that they are liable for such repairs. The lack of communication and transparency has been deeply concerning. I am particularly dissatisfied with the conduct of Nathan Hancox, the General Manager, who in my experience has stood in the way of resolving matters efficiently. I feel both the resident and I, as the landlord, have been let down. I would also like to mention Stirling Ackroyd, the estate agency in South Norwood that introduced me to this arrangement. Throughout this situation, I have found them unresponsive, unsupportive, and unwilling to assist in resolving the issues. As a property owner, this has added significant hardship and stress to my life. Based on this experience, I will not be using their services again. Overall, I would strongly advise other landlords to exercise extreme caution before entering into agreements with these companies.

They were great from start to finish — always quick to reply, super helpful, and on top of everything. They kept things moving, chased when needed, and made the whole experience much less stressful than it could have been. Really appreciated how responsive and proactive they both were. Would happily recommend them to anyone buying or selling. Thanks again!

3rd Feb 2026 (6 weeks ago)I work in property management myself, so I naturally have fairly high standards and quite a few detailed requirements. While Concept is a smaller agency and responses from some other departments were not always the most efficient, I feel it’s important to highlight Giacone’s outstanding work as a lettings agent. Giacone went well beyond simply doing his job. He actively helped coordinate between different parties and genuinely worked to maintain a good client relationship throughout the process — something that, from a professional point of view, is actually quite rare in this industry. Despite my many requests (a bit of an occupational habit, I admit), he remained patient, proactive, and solution-focused, making a real effort to push things forward and resolve issues one by one. This review is specifically for Giacone. Thank you for your professionalism, dedication, and persistence — it was genuinely appreciated.

29th Jan 2026 (7 weeks ago)My partner and I couldn’t recommend Paul, Samira and Sine at Samuel Estates more highly. We met with a number of estate agents but immediately could tell that something was different, more honest and personal when first meeting Paul. They also had comforting evidence of selling properties fast within the area. We experienced great communication throughout the process and this personal approach really helped negotiate and seek alternative options when a few unforeseen circumstances arose up and down the chain, keeping everyone calm and then pushing when they needed to. We’d definitely recommend the team at Samuel Estates to anyone in Streatham/Norbury and surrounding areas that they cover.

23rd Feb 2026 (23 days ago)Very disappointing experience with this agency. Communication from their representative, Josh, was unnecessarily argumentative and lacked professionalism. Reasonable requests regarding suitable viewing times were inaccurately presented as a refusal. As a tenant, I remained cooperative, yet the tone and approach taken made the process stressful and uncomfortable. Professionalism and respectful communication should be standard practice in any property agency. However, he was lack of them. In this case, Josh clearly fell short of these standards. In contrast, my communication with Jena was professional, polite, and respectful. She arranged viewings appropriately and approached matters in a courteous manner, which made cooperation much easier. Professional and respectful communication makes a significant difference, and I hope this agency ensures consistency across its team. Update in response to the agency’s reply: I stand by my review, as it reflects my genuine experience. I have retained screenshots of the communication between Joshua and myself, including responses that I found dismissive and unprofessional, such as the use of a laughing emoji when I mentioned raising a complaint. This understandably gave the impression that my concerns were not being taken seriously. For clarity, two viewings were successfully conducted at the property with my agreement. This clearly demonstrates that I was cooperative and did not refuse access. As a working tenant, I simply requested reasonable availability within my schedule, which is entirely within my legal rights. Leaving a review on Google is also my right as a consumer when I feel my experience does not reflect the standards described in your response. Should the matter require independent review, I am comfortable referring it to The Property Ombudsman so that an impartial assessment can determine whether the communication met appropriate professional standards. I remain willing to cooperate within reasonable and respectful boundaries. However, I do not wish to continue communication with Joshua and request that future arrangements are handled by another respectful representative.

They worked collaboratively, listened carefully to my pricing strategy, and did not apply pressure to reduce the asking price simply to secure a quick sale. Communication was consistent and clear throughout — from listing the property all the way through to exchange — and they liaised effectively with my solicitor to keep the process moving. As a local business, they know the area well and I was pleased to support them. Overall, I felt well looked after and would happily recommend them. Thank you, James and your team!

With no other estate agency would you get such senior members of staff doing the viewings themselves. In the past I’ve had viewings with recent graduates who are new to the market- with Bhoday you are in much safer hands
