Wasted two months in referencing process for letting a small room in a shared house. asking for NI number , bank statements, and bank details of the whole family for renting.<br>I will never recommend this estate agent to anyone for renting or buying a property .
30th Sep 2025 (1 year ago)To be fair I did not know about BenSiggins until I signed up with GetAgent. Kevin Dennett was my main point of contact. I had a meeting with him and he explained everything that I needed to know in a short space of time. He was very professional as were the other people at BenSiggins that I had contact with. My late parent’s house was put on the market very shortly after our meeting. There were several viewings during the next two to three weeks. I had a reasonable offer from a first time buyer with no chain at all and I accepted it. This was all done within 6 weeks or so. I have absolutely no hesitation in recommending BenSiggins and would defiantly use them again in the future should the need arise. Steve Rebindaine

5th Feb 2026 (8 mo. ago)Very irritating experience. As shown in my screenshot, I have received several calls from you, and every single time I have clearly told you YOU HAVE THE WRONG NUMBER. I am not selling a property — I was only a tenant. Each time, you apologise, promise my number will be removed, and then claim “the system takes time to update.” Really? 3 -8 months? That excuse is wearing thin. Your last call was on Monday, where I was again reassured that my number would finally be taken off your system. To stop the disturbance during my workday, I even blocked your number — yet unbelievably, you still managed to leave me a voicemail today - your contact even seems to be increasing! At this point, your persistence feels relentless, intrusive, and completely unacceptable. For the sake of my sanity: Remove, delete, and block my number from your system immediately. This whole situation could have been avoided if you had simply done what you said you would do the first time. Instead, I’m left dealing with behaviour that comes across as either spiteful or incompetent. P.S I am for some reason unable to attach the screenshot of the call log of harassment!

(5/5 Stars)<br>I cannot praise the phenomenal team at the Bearsted branch of Wards highly enough for their absolute professionalism, stellar communication, and genuinely caring approach during my mother’s recent relocation from Ipswich to Kent. As a daughter navigating the modern property market on behalf of my elderly mum—and it being quite some time since I last bought a home—the process could easily have been daunting, but Wards turned it into a masterclass of smooth transition.<br><br>Our journey commenced on the 6th of June 2026 when we embarked on a family viewing mission, exploring several properties across Bearsted and Coxheath (including those managed by other agents ). Right from that opening day, Wards distinguished themselves. Bliss initially showed us around and was utterly brilliant, immediately equipping us with comprehensive physical printouts of the bungalows so we could meticulously rule properties in or out based on my mother’s preferences of the type if place she wanted to buy. She had sold her bungalow in Suffolk and wanted to downsize...The Wards Bearsted office remained our dedicated, friendly anchor. After that initial recce, my mother returned to Ipswich, leaving myself and my boyfriend to execute a vital second viewing of her chosen Bearsted bungalow. In fact there were two she liked, the other bring with another agent. We felt that Wards bungalow was far superior for her. We made our move and submitted an offer verbally, backed up via email. The manager, Dan, was an absolute superstar during this negotiation phase. While our opening offer was unfortunately declined, Dan liaised with us with total transparency and returned that very same day with a pragmatic counter-offer which my mother accepted, finalising the initial deal with remarkable holistic speed.<br>Once the offer was secured, the baton was passed to Jodie, the sales progressor, and whom kept us in the loop. Whenever I needed clarity on the mechanics of the timeline, Dan was always on hand to talk me through precisely what would happen on completion day and map out the progression from offer to keys. The logistics were intricate, involving a four-party chain, but the Bearsted team managed the structural friction beautifully. They even accommodated our family calendar, allowing us to postpone completion by a week so we could all return thoroughly refreshed from our family summer holiday.<br><br>Completion day on the 25th of August was a bit of a traditional cliffhanger. Due to the natural transactional delays of a multi-stage chain, the money transfers took their time, meaning we had to wait in a local cafe until 3:00 PM for the official release of the keys. because we were at the top of the chain and the solicitors had to wait for the money transfer. However, the exact second the clock struck three, the keys were in our hands, and the removal men could unload. The bungalow is a total paradise—precisely as described in Wards’ superb, top-tier literature, and the photography was absolutely immaculate.<br><br>Nestled right in the heart of the village, the Bearsted office itself is a delightful, friendly, and ultra-convenient local sanctuary with incredibly easy parking right outside, making popping in an absolute breeze. If you are looking to buy or sell consider Bearsted as it'sa lovely village and one of the most elite places to buy in the Maidstone area, do not waste your time going anywhere else. When going into Wards Bearsted branch, ask for Dan, Bliss, Jodie, Logan or Hollie who we all had dealings with and let this elite team handle your sale or purchase with total peace of mind. Thank you

20th Oct 2026 (7 days ago)Extremely Poor Experience with Sibley Pares – False Reassurances and Serious Consequences for Our Family<br><br>Our experience with Sibley Pares has been incredibly stressful and disappointing. As first-time buyers with two young children, we trusted their professional advice, and unfortunately, this experience had serious consequences for our family.<br><br>From the very first viewing, we made it absolutely clear that we would only buy the property if it became Freehold. The property was Leasehold, and we specifically explained that purchasing the Freehold and having it transferred to us was a condition of our purchase. The agent confidently assured us that this would definitely happen and that it would take only two to four months.<br><br>We trusted these assurances and proceeded accordingly. Month after month, we were told that things were progressing and that the Freehold would be sorted out very soon. After five months, the seller’s solicitor stopped responding, leaving us without answers and with no clear idea of whether or when the issue would ever be resolved.<br><br>As an estate agency, Sibley Pares should understand the complexities and uncertainties involved in acquiring the Freehold of a Leasehold property. If this process was not straightforward or could take considerably longer than the timeframe we were given, we believe they should have been honest with us from the beginning. We should have been given the opportunity to understand the risks and decide whether we wanted to proceed, rather than being repeatedly reassured that everything would be sorted out shortly.<br><br>The way the situation was handled left us feeling that we were being kept on the hook as potential buyers without being given a realistic picture of what we were facing. We cannot know what the agency’s intentions were, but the repeated assurances and lack of a satisfactory outcome have seriously undermined our trust in them.<br><br>The consequences for our family were devastating. We informed our landlord that we intended to leave, believing that our house purchase would proceed as promised. We ultimately lost the opportunity to secure the property we had been pursuing, endured months of uncertainty, suffered significant financial losses and experienced enormous emotional stress. With two young children, this was far more than a frustrating property transaction. It affected our family’s housing security and forced us to make alternative arrangements and purchase another property.<br><br>First-time buyers rely on estate agents to provide honest information and realistic expectations. We understand that legal processes can be complicated and delays can happen. What we find unacceptable is being given such confident assurances about a fundamental condition of the purchase without, in our experience, receiving a clear explanation of the risks or realistic timescales.<br><br>If Sibley Pares could not be certain that the Freehold would be acquired and transferred within the timeframe suggested, they should never have presented it to us with such confidence. We could then have made an informed decision before putting our existing housing arrangements and our family’s stability at risk.<br><br>I would strongly advise other buyers, especially first-time buyers, not to rely on verbal assurances about a Freehold transfer. Obtain independent legal advice and written confirmation of the arrangements before making major financial or housing decisions.<br><br>This experience has cost us time, money and peace of mind. We feel deeply let down by the way we were treated, and we would not want another family to go through the same ordeal.<br><br>I understand the freehold process is complicated and outside your control. But if you knew this from the beginning, why repeatedly assure us it would take just 2–4 months? As first-time buyers, we trusted your professional advice and made major housing decisions based on your assurances. We expected honesty and realistic timescales, not false confidence. Unfortunately, our trust was misplaced, with serious financial and emotional consequences for our family.

They’re a lovely, genuine team who offer a personal and thoughtful approach, you can tell they work well together and genuinely care about the people they look after.<br><br>Karina, Kelly and Debbie have all been absolutely lovely and helpful throughout. Our problems are always resolved.<br><br>I’ve really enjoyed being a tenant with Bluebell Estates and would happily recommend them to anyone looking for a professional, approachable and caring estate agency. There was no hyped up estate agent talk or unrealistic valuation, which was a breath of fresh air. Emily then dealt with all of our viewings and process and she was amazing. She kept us informed consistently and put up with me and my husbands stressful rants - Emily would agree this wasn’t a plain sailing sale due to a certain solicitor delivering an appalling service. Emily deserves a medal for what she had to put up with. I would definitely recommend Eden Estates to anyone looking to sell or buy a property!

11th Oct 2026 (16 days ago)Really deceptive rendering of room photos using AI or software cleanup tools. The result is you'll arrive to see a house in far worse condition than in the photos. In effect that can lead to a huge time waste to potential buyers.<br>Check the photos. This house actually needs considerable modernisation but never know if from the photos and there is no indication that these are virtually staged pictures. Wards is another estate agent in the area that also creates deceptive representations but they actually label their virtual recreations as such and then show an actual photo.

When we went to view the first property with her we got lost and she liaised with her office who called us and gave us directions to where Jordan was waiting for us. I am sorry that we didn’t choose one of her properties. She called several times and emailed with new properties to view. A credit to her agency. Five star from me.

A special thank you to Amelia, who has been exceptionally patient and supportive throughout the selling process. It has not been the most straightforward journey from our side as this was an inheritance, and we have really appreciated her understanding and support as we approach completion. We would highly recommend Amelia and the Grove Green team to anyone looking to sell their home.
