5th Aug 2026 (29 days ago)Salter Rex managed our block of seven flats for seven years. Throughout that time, in our experience, the building suffered from ongoing rodent infestations, the communal areas were in a terrible state, the communal front door could literally be pushed open if you leaned on it, there were serious security concerns, and the carpets had become trip hazards. The condition of the building was, in our opinion, completely unacceptable.<br><br>Over the years, the service charges increased to around £1,800 per flat, per year. There are seven flats in the building, so you do the maths. Whenever we questioned the charges or requested supporting invoices for the contractors, maintenance or cleaning that we were paying for through the service charge, we felt our concerns were dismissed and were instead met with threats of debt recovery or court action if payment wasn’t made.<br><br>About a year ago, one of the other leaseholders put a note through my tenants’ door asking to get in touch because they had also had enough. As all of our flats were tenanted, it was incredibly difficult to track each other down, but eventually we managed to make contact with every leaseholder.<br><br>Together, all seven leaseholders instructed a solicitor and exercised our legal Right to Manage. For anyone who doesn’t know, Right to Manage (RTM) is a legal process that allows qualifying leaseholders to take over the management of their building by forming their own RTM company. It took around a year, but we were successful.<br><br>We have now removed Salter Rex as our managing agent and taken control of our own building. We appoint our own contractors, decide how our service charge money is spent and invest it back into improving the building instead of paying excessive management fees.<br><br>To any leaseholders who have had a similar experience with Salter Rex, or any other managing agent, please don’t assume you’re stuck with them. Look into your Right to Manage. It is absolutely possible to remove your managing agent if the leaseholders work together. It takes time, patience and commitment, but I can honestly say it has been one of the best decisions we’ve made.<br><br>And finally, to Salter Rex: the way we felt we were treated over the last seven years was deeply disappointing. I genuinely don’t know how you sleep at night, but I do know one thing I sleep a lot better knowing my hard-earned money is no longer going into your pockets.<br><br>Peace & love.

Even boasting about "striving for a transparent and efficient selection process" when all they do is probably get as much info from you as possible (including a video introduction of yourself), then run away with the information they got.

9th Jul 2023 (3 years ago)Would not recommend this estate agents. I had to chase them for feedback every time (however, only had 7 viewings in 4 months!) didn’t hear from them at all for 7 weeks! NO communication at all!! Arranged viewings with totally unsuitable prospective buyers (e.g. a lady with an electric car who wanted to install an electric hook up when there is no driveway-on street parking). Felt forgotten about as the office wasn’t in our town. Worse than disappointing.

Neil and Angus were incredibly professional, had great communication and I would definitely recommended and use them personally again in the future.
17th Sep 2024 (1 year ago)Communication from the agent was poor with no proactive updates even on one occasion after a 2nd viewing. They did little to promote our house without prompting from us.

All the girls worked hard and were very helpful I have recommended them to friends and relatives especially if you are older and find things a bit more difficult dealing with the internet and forms

Paul and George took over from our HA nominated estate agent (it was a shared ownership sale) and after 2 weeks with ace marketing and plenty of viewings we had a buyer. Their local knowledge really paid off. Communication was prompt and nothing was a bother for them throughout the sale process. Would recommend and certainly use again.

I’ll be honest, I was quite a difficult client at times as I was very stressed throughout the process, but Alex handled me extremely well and also managed the seller, who had a strong character, with professionalism and patience. I really appreciated that.<br><br>The sale went through much faster than I expected, which was a big positive. Communication throughout was regular and clear, and I never felt like I had to constantly chase for updates.<br><br>What really stood out to me was that Alex went above and beyond what I would expect from his role. He even helped me print and post documents to make sure everything was completed quickly and correctly. As I wasn’t experienced with the process and unfortunately didn’t have the best experience with my solicitors, this extra help made a real difference.<br><br>I’m very grateful for Alex’s patience, professionalism and willingness to go the extra mile. I would definitely use them again and would have no hesitation in recommending Alex and the team to anyone looking to buy or sell a property.

17th Nov 2025 (9 mo. ago)I went with Graham Butts as I had used them previously and had a good experience but this time the experience was totally different. The photos taken weren't great. I paid for an improved, dare I say it, premium, set of photos including drone footage but the results were less than satisfactory. Photos were over processed, detail was lost on some photos, colours did not reflect the true look of my property on others. Some were noisy and others just looked distorted and bad quality. Communication with Graham Butt staff was severely lacking. I had maybe two chats right at the beginning of the contract and one more time at the time of a single viewing in the 22 week period I was with them. This was the only viewing during this period. There was no plan or discussion with anyone about how to improve my chances of a sale other than, drop the price, which I did two times. Wouldn't use again.
24th Aug 2026 (10 days ago)Have been in this property for 5 years now and it’s the most painful process when something needs to be fixed. There’s been occasions we’ve been ghosted for literally an entire year with regards to property management related stuff. Sometimes they give you hope and suggest someone is coming or ask for more details, only for them to not turn up or ghost you again. You have to chase them via email, phone calls, WhatsApps every day to finally get any movement. I would not recommend renting with these guys unless you have time alongside your day job to be constantly chasing them and sending them reminders.

The focus on the presentation helped get people in the door and I believe heled them see themselves in the flat. He was helpful through the offer process when I was keen to take the first one. I’m glad I didn’t.
