9th Jul 2026 (8 days ago)This is a factual account of our stay at 298 Gray’s Inn Road (Flat B), managed by Carter Reeves, on 08/07/2026.<br><br>During our stay, we discovered an active, deep-seated bed bug infestation across all three bedrooms. We have concrete video and photographic evidence of multiple live adult bed bugs on the bedding and live nymphs crawling on the walls. The presence of multiple life stages across every single bedroom indicates a severe, long-term infestation that could only occur through a complete failure of basic preventative maintenance.<br><br>The property advertises that guests have access to 24/7 contact support during their stay. However, when we discovered the infestation and called the emergency number at 2:00 AM, we were texted back and told to text our issue instead. The moment we replied and informed them of the live bed bug infestation, they completely ignored all further communication.<br><br>Because management abandoned their advertised 24/7 support obligations, I was forced to evacuate the apartment with my children at 2:00 AM, leaving us stranded in central London in the middle of the night with nowhere to go.<br><br>Since our stay, we have been made aware of at least three specific, previous complaints regarding bed bugs at this exact property that were raised directly with management. Every single one of these prior warnings was completely ignored, showing a calculated pattern of negligence. Carter Reeves has willfully disregarded documented guest complaints, choosing to continue renting out a biologically hazardous property to unsuspecting families.<br><br>A review of historical feedback reveals that multiple previous guests have explicitly warned this management team about bed bug issues at this address. Carter Reeves has willfully ignored these public complaints, choosing to continue renting out a biologically hazardous property.<br>This matter has been officially escalated to Camden Council’s Environmental Health department with our full evidence pack for formal statutory investigation and enforcement action. Booking.com has also been notified of the severe safety breach. Avoid this property at all costs.

All staff have technical , sales and legal knowledge and are just always “ on it “ , they always know the current situation and the next step , always think ahead for the Client. Achieved asking price in record time. It was a real pleasure with the very best result.
14th Jul 2026 (3 days ago)My dealings with Miriam and Kyra have been largely positive. There have been a number of issues that needed to be sorted, if you’re from the states be sure to make arrangements as far in advance as possible and inquire about amenities, WiFi, air, and all such things which are taken for granted in the states. That being said, every time I’ve had an issue, I’ve received prompt, professional, and pleasant response from my agent and her colleague, Miriam even walked a router to me in-person on a Friday afternoon. The space was good and at a reasonable rate for West End. My experience with Martinco has been a good one, I’d use them again.

And Savills have been the exception to that rule - Adam and his team have been absolutely brilliant. We have had great advice about the market and exceptional advice about handling awkward situations with tenants. I honestly don’t know what we would have done without them.

23rd Jun 2026 (24 days ago)There's a drip in my property. Water is pissing through the window and previously through the ceiling light. The gulleys were cleaned but the issue persists and they have put my rent up before sorting the issue. As others have said, please avoid if you can. I've heard other stories in and around town from speaking to people in local shops about how bad Lovett's is. Unfortunately for them, I am very persistent, and if like the previous reviewer they try to keep hold of MY deposit when I leave, well they are in for some fun ?????? Video of leak attached for your viewing pleasure - put the sound on (it was taken at 3am)<br><br>They are in and out of my property or need me to be available all the time.<br><br>November - gas safety check<br>26th January - property inspection<br>10th April - EICR check, guy didn't turn up<br>11th June - keys cut - surprise surprise<br>15th June EICR<br>26th June - Fire safety check<br><br>I don't want someone in my property when I am not there but they can do what they like because they only have to give 48 hours notice.<br><br>Word spreads fast and people talk. Sort it out.

They have been exceptional going above and beyond anything I expected at this difficult time. They have now just organised the sale of the property and have dealt with everything they possibly could in a professional and timely manner to ensure the smooth sale. Particular thanks Ruth Osatch, thanks for everything Ruth, you're a legend.
4th Mar 2026 (19 weeks ago)Very disappointing experience. I had an appointment booked to view a shop and had to take time off work to attend. I drove 45 minutes to the location, but when I arrived there was no one there to meet me or open the property, I contacted the office, only to be told that they had forgotten about the appointment and asked me to rearrange for another day. This was a complete waste of my time and very unprofessional. I hope they improve their communication and organisation so this doesn’t happen to others.
27th Jun 2026 (20 days ago)I had an extremely disappointing and distressing experience with Ralph James while trying to rent a property at Helena House, Royal Earlswood, ahead of starting my new job at East Surrey Hospital.<br>I viewed the property with an agent named Hugo Cina. Following the viewing, I received what appeared to be legitimate emails containing the tenancy agreement and payment instructions. During the process, I was told that iI needed to pay the 5 weeks rent as deposit at first, and then told to pay 2 weeks rent as deposit for them to send me the contract letter. When I questioned why I was being asked to pay more than the usual holding deposit- which is one week's rent, I was encouraged to make the payment quickly so that the tenancy could proceed.<br>I subsequently received bank account details that I was told belonged to the landlord and, relying on those instructions and the accompanying telephone conversations, transferred £346. I have retained copies of the emails, call records and payment confirmation.<br>The following day, when I contacted the agency, I was informed by a senior member of staff, Sam, that their email system had been compromised. Since then, despite numerous phone calls and emails to both Sam and the Head of Lettings, Katie, I have received no meaningful response or assistance regarding the money I lost.<br>I have now submitted a formal police report regarding the suspected fraud. The lack of communication and support from the agency after being informed of the incident has been extremely disappointing.<br>Whether the payment resulted from a compromise of their systems or another cause is something for the relevant authorities to investigate. However, as a prospective tenant, I acted entirely in good faith, relying on communications that appeared to come directly from the agency.<br>Based on my experience, I cannot recommend using this agency. I hope they improve their security, communication and support for customers who find themselves in situations like mine.<br><br>I would not recommend their services as they are not secure, professional and aren't helpful at all.
