28th Jun 2026 (22 days ago)Extremely rude senior staff from Sonia estates conducting a viewing. He had absolutely no etiquette, was dismissive and defensive the entire time. The property had several cracks on the ceiling with clear water damage and staining and we were told it's fine as it's dried up. The place looked like it had not been maintained and was in a state from the 1970s needing entire revamping. Nevertheless the estate agent said it was fine nothing needs to be changed to sell a property with his arms crossed. He was extremely arrogant and in total denial at was was being seen with our own eyes. Doors and windows could not be opened or tested as he did not have the keys. Kitchen, boiler, bathroom, all looked around 50 years old and in need of urgent attention, yet the agent said minimal work was required. An absolute cowboy approach avoid by any means and you will be doing yourself a favour.

This is the second property I’ve sold through this firm in recent years and I can’t recommend them highly enough.

1st Sep 2025 (10 mo. ago)I leave on 218 Harwich road 3 year ,was very old house, i let this house with Abbotts Property from Colchester, Manager from theare check with me this hoise before i leave and say everythig is the same how was before and hi does t see any reasson to take my money back from depozit, i leave i moving to Romania with my family and after 1 months this agency Aboots send my message i have to pay back 1600£ to change floor, toillet, garage door, etc so this landdor not coming any day in 3 year i spend my money to fix some things and now hi whany to clean and change floor with my money. So be aware with this agency!

8th Apr 2026 (15 weeks ago)Extremely disappointing experience with Adams Estates. The checkout process felt unfair and heavily biased against the tenant. Many items listed in the report were inaccurate or related to normal wear and tear after two years of living in the property. Some conditions mentioned, such as mould, marks, and general ageing, were already present when I moved in, yet they were still included as issues at checkout. There were also claims about missing items that were actually present, which makes it hard to trust the accuracy of the inspection. The property was not newly renovated when I moved in, but the expectations at checkout felt unrealistic. I am willing to pay reasonable charges where genuinely justified, but the overall handling of this situation has seriously affected my trust in this agency.
