This year, we decided to go with Cubitt & West—and what a difference it made. Within just two weeks, they secured a full asking price offer, which exceeded all our expectations. From the very beginning, the team were professional, respectful, and incredibly positive about our property. Their enthusiasm really shone through and made a huge difference in how our home was presented. Communication was excellent throughout. They kept us constantly updated with viewing schedules and provided detailed, helpful feedback after each one. The team were always friendly, approachable, and genuinely lovely to deal with, which made the whole experience far less stressful. We feel very confident that they will continue to provide the same high level of service as we move through the rest of the process. We truly cannot praise them enough—thank you so much!

We therefore asked GPs to handle our sale which became complicated through the withdrawal of somebody further down the chain. Nevertheless Ken and Adrian Capuozzo kept us well informed throughout a very long sale process and were professional and courteous throughout

5th Nov 2025 (6 mo. ago)My experience with this agency has been extremely disappointing. From the start, communication was almost impossible — we called and sent several messages for over a week before anyone responded. When someone finally did, they were rude and even hung up on us. Despite that, we gave them another chance and eventually managed to view a property we were genuinely interested in. Throughout the process, there was no accountability, no apology for the poor communication, and very little professionalism. After making an offer, we were told the landlord needed tenants to move in within a week, which was completely unrealistic. We waited days for updates, only to be told later that we should continue our search elsewhere. This entire process wasted two weeks of our time and left us feeling disrespected and frustrated. Based on our experience, I would not recommend this agency unless they seriously improve their communication, professionalism, and respect for clients.

Jasmine was really personable, answered all my questions (including following up via e-mail as needed), and supported me throughout the process. I am a first time buyer so didn’t know anything about the necessary steps so Jasmine and her colleague (Sandip) helped guide and prepare me throughout. I definitely recommend using Hawks and Jasmine.
3rd May 2026 (7 days ago)I called into your office yesterday with a few questions about a recently sold retirement property in Bridge Avenue, Maidenhead. I was very impressed with the politeness and professionalism of the two staff members I spoke to. First Saffron who helped me navigate your front door{!}, and then helped me with my enquiry, and also Dylan who helped answer some of my more detailed questions, as he had had experience with regard to these type of retirement properties. I will definitely recommend your estate agents to anyone I speak to. 6th Mar 2026 (9 weeks ago)So glad I didn’t end up renting with this company after my extremely poor experience and seeing these reviews online. Communication was terrible, arrived at the my pre-booked appointment after calling the office 4 times to get more information about the location. Was told to come back the next day to see two properties which were on for £300pcm more than the one I originally requested, both of which thy stated ‘we currently have multiple offers on both’. Overhyped and overrated, this is all that is wrong with the property market in London. Don’t waste your time.

Always available, always charming, always diligent in following up the slightest lead. Following on from being under offer, Alice has spent hours and hours updating us on every step of the sale. We have not had to chase them for anything, as they have been absolutely amazing. I have already passed on Daniel’s details to a few friends, looking to sell soon. I can’t recommend them enough. Don’t waste your time with the other, bigger agents. They are a small team and incredibly dedicated. Thank you for everything Daniel & the team.

2nd May 2026 (8 days ago)Moving from a flat to a house was a big jump for us. We had limited time to lock in and secure a property that fit, Charan came through for us. Charan went above and beyond to ensure that we were catered to in every way. From early/late correspondence to continuous updates, creating a great sense of trust and confidence within the process. After renovating the property, should we wish to sell, we would definitely instruct Charan to look after our sale. We would want any potential buyer walking through our doors to have the same experience as we did. We cannot express how great Charan was with us over the past couple of months, and we are not easy customers either.
