21st Oct 2026 (6 days ago)Excellent service from Andrews Morden<br><br>Andrews handled the sale of our family property in Poplar Road, and I was very pleased with the service provided.<br><br>The sale wasn't entirely straightforward, with an initial buyer falling through and some complications along the way. Throughout the process, the team remained professional, helpful and persistent in getting things back on track.<br><br>Communication was good, and I appreciated their advice, patience and efforts in securing a new buyer and progressing the sale through to completion.<br><br>Selling a property as part of a family estate can be particularly demanding, so having an experienced and supportive estate agent made a real difference.<br><br>Many thanks to the team at Andrews. I would happily recommend them.

7th Nov 2025 (11 mo. ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.

It was a pleasure to be dealing with an intelligent, helpful and knowledgeab le person. My buyers benefited from Charlotte's expert guidance. Her concientious professional approach, especially monitoring solicitor's progress and ensuring any issues were swiftly resolved, made the whole process proceed smoothly.
4th Oct 2026 (23 days ago)Extremely disappointing experience with Samuel Estates – Colliers Wood<br><br>I rented a property through Samuel Estates, with Jade as our property manager. At the beginning of the tenancy, she came across as very friendly and helpful. However, when it came to the termination of our tenancy, it became extremely difficult to get in touch with her. Calls were often answered by different members of staff, and getting a clear response or resolution became incredibly frustrating.<br><br>The property itself was in a very poor condition. We were paying a significant amount of rent for what was, in my experience, a substandard property, including issues with mice and holes in the flat. For the amount of money we were paying, the overall standard was simply unacceptable.<br><br>The biggest issue came at the end of the tenancy when there was a dispute over our deposit. The agency initially refused to return our deposit, and we had to take the matter through TDS (Tenancy Deposit Scheme) to fight for what we believed we were entitled to. We eventually managed to recover the deposit through the dispute process.<br><br>Overall, this was a very frustrating and disappointing experience. Based on my personal experience, I would strongly advise prospective tenants to do thorough research before renting through Samuel Estates, particularly regarding the condition of the property, communication during the tenancy, and how the deposit will be handled at the end.<br><br>I would not personally use this letting agency again.

17th May 2024 (2 years ago)I purchased my first flat through KFH. They were very efficient and responsive during this process, and guided me well. However, apart from these, my experience was not at all positive. It became evident very quickly that they were working solely for the benefit of the seller. Little to none was done to take into account what would work for me, both mortgage-wise, and in terms of discussing exchange/completion dates - it was always a matter of doing what the seller wanted. There were also a few events of miscommunication/incorrect information which resulted into me losing some money. I do acknowledge that they were dealing with a particularly demanding seller, but in my opinion, what makes a good agent (or rather a good employee in general), is their ability to deal with difficult, non-trivial situations. I would not recommend KFH as a buyer.
9th Sep 2026 (7 weeks ago)Had an absolutely appalling experience with Ben the Head of Lettings and Molly the negotiator. We were misled and coerced towards making a certain offer. Even though an offer mad made there were lies and a complete lack of transparency in the way our offer was handled. The lies continued while trying to justify their position. A subject access request has been raised to prove their lies and a formal complaint is being made with progression to the ombudsman. Unfortunately we’re still left in the detrimental position without the property, with no responsibility or accountability being accepted by the agents. Take extreme care when dealing with lettings in this office.

They were efficient and considerate when issues needed to be addressed and always gave plenty of notice if a visit was necessary for maintenance or utility or property inspection. I can highly recommend them to anyone seeking a reliable letting agency.
25th Sep 2024 (2 years ago)Overall, the feedback was when agent was chased for updates but didn’t find them very proactive. The agent didn’t sell the property despite being on the market for over a year, however other market factors were in place so it’s not all attributed to agent’s performance.

After the flat being on the market for 11 months with no success, Martin got us an offer that we were happy with.<br>Martin filtered his buyers so that only people interested in the property came and viewed it, he understood our needs for our next move and how to position the property to get the price we needed.<br>Communication was great throughout.<br>We’d highly recommend
7th Nov 2022 (3 years ago)Worst experience ever. Please avoid Dexter if you can. 2 days at 15 degrees. 6 weeks back and forward with maitenance team. Gas leak in between. Boiler still not working. Bad management and worst professionalism and rude communication. Manager office said in writting: “if you don’t like you are welcomed to leave the property” in reference to not have warm water or heater. They only provided electric heater the first time at 15 degrees because we requested. Second time, second day at 15 degrees and still non-responsive.

By far what stood out for me is Lamar was never shy to go above and beyond to explain complicated processes or offer an opinion on concerns I had or how we would deal with them. He must be so incredibly busy but at no point did he make me feel like I was asking too much or that he did not have time - he made time for me and the seller and saw us all the way through to what was, by all accounts from my friends and colleagues, a surprisingly pain free and smooth sale.<br><br>Thank you Lamar!

Ellisons gave good advice when marketing our property. They were persistent and remained positive when our sale fell through due to problems with the buyer's related sale. They negotiated well when issues arose over the price. They chased solicitors, buyer and their related sale to keep progressing the sale. We would recommend Ellisons for a house sale in Raynes Park.
