12th Mar 2026 (7 days ago)I am writing this behalf of my uncle because he doesn’t speak English last year he rented a flat from these people they all so speak Turkish so my uncle paid them admission fees which by law they don’t have the right to ask him for admission fees but they did why because my uncle doesn’t speak English and he’s only been in uk for one and half years and then they asked him for weeks rent 2 months deposit again buy law they can only ask 4 week’s and when he left the flat they only give his one moths rent back said to him we only had one month deposit of yours horrible people
17th Dec 2025 (13 weeks ago)Absolutely terrible. I had the displeasure of renting with Spencer Munson from 2020 to 2023 and I am appalled at their service. Issues with our rented property was noted when we moved in, such as blown double glazing that needed to be fixed, but we never got that fixed in the entire 3 years. We needed ventilation in the bathroom and I chased them for 2 years to get an extractor fan fitted. We had contractor after contractor visit yet nothing was ever done because they couldn’t organise. We had one contractor come twice for the same thing! He was as confused as us and stated he sent his quote to them and never heard back till months later when he was asked to go and visit again! We ended up with horrid mould due to their negligence. Every time I would call or email I was told they were sorry for my wait and would check with management and call back. Yet I never ever got one call back!! I was sick and tired of chasing so I made them aware I would report them to the ombudsman and that is the only time I got a response! Even then, it took MONTHS to get an extractor fan and still nothing was done about the window. The boss himself came to our property because it had gone on so long. Originally he gave us a day and time and never showed. This happened twice which I can understand things happen, but he never attempted to call or email while we waited in. When he did arrive, he tried to tell us the property was so old it didn’t need an extractor fan. I brought my grandad around for this reason. He has been a builder all this life and knows the laws. The building is required by law to have some form of ventilation in the bathroom to combat the mould that was growing. The boss tried to give us the run around but it did not work. We decided to move out earlier this year as we were fed up of them and were given the option to self clean to a professional standard or pay for cleaners. We cleaned ourselves and I videoed the entire flat as proof, knowing what they were like. We spent 2 days scrubbing every inch, skirting boards, corners, lamps, oven, fridge, windows and it was spotless. We used their own checklist to make sure we had everything to their standard only to be told we would be charged £250 for a ‘further clean’ after moving out. So a waste of our time. Don’t give the option to self clean if you are going to charge for progressional cleaning regardless! My family friends helped who are actually CLEANERS, so when I say it was cleaned to a professional standard I mean it. We were then charged over £200 for ‘bathroom damages’. After probing into this I was told the ‘damage’ was a loose toilet roll holder that just needed tightening…and the seal on the shower door was coming apart. So they were wrongly charging us for wear and tear NOT damage. So £500 out of our deposit later we are finally out. Appalling management, morally wrong and from what I saw in 3 years, could not manage a property and keep them to a good standard. Avoid at all costs or be prepared to be spending your free time calling and chasing.

I felt genuinely looked after and valued throughout the entire process, and I honestly can't recommend them enough. Big thanks to Andy, Alex, Dino and the whole team - you made my flat feel like a home and if I'm ever looking to rent privately again you'll be my first call.

The process was quick and easy, we were able to buy a house within just three months. There was no pressure at all. Mr. Robbie is kind and honest, and we are truly grateful for his support. We are very happy. It has been a great journey.
2nd Mar 2026 (17 days ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

The staff are always friendly and helpful, and I feel remembered, even though I don’t go in that often!

Every member of staff (to name a few Kevin, Hakan, Jessica, Filiz, Eda) have been outstanding, especially the CEO, Kevin, whose customer service and problem-solving went way beyond what I’ve experienced with other agents. IC Properties are simply miles ahead of other agents.<br>Recently, I’ve been working with Filiz and Eda on a property sale, and both have been brilliant. Filiz is always positive, proactive, and strategic, while Eda is equally dedicated, friendly, and never gives up on finding the right property. 29th Aug 2024 (1 year ago)I wanted to bring to all Landlords attention, that Smart Move Estate Agent has got a criminal records. Smart Move Estate Argent unfair withheld all of the deposit money and refused to co-operate with me and my solicitor. They failed to return all the calls made by my solicitor and myself and ignored all our letters. Tenant was evicted out of my property and it was in a state of some considerable damaged upon the tenancy coming to an end and I had to spend in excess of £2,000 in remedying the problems. I have taking Smart Move Estate Agent to small claim court and I have won the whole of the deposit money. Also I have provided ample notice of my desire to dispose of Smart Move Estate Agent services and yet despite this they have continued to charge me, in my view without justification. I have issued the tenant with a section 21 notice, giving them at least two months notice to leave, but the tenant ignored the notices. I have also gave Smart Move Estate Agent two months notice that I did not required their service any more and I will manage my tenant until they will be evicted out, Smart Move Estate Agent have ignored all my letters and continued to make charge. I have clearly put them on notice that I no longer want the company to represent me concerning the collection of the rent etc as to my property. I find them reluctance to accept this disappointing and clearly in breach of the recent remarks of the Court of Appeal in the Foxtons Case. I was seeking a refund from them as to commission paid and subsequent to notice terminating they retainer. I have also took Smart Move Estate Agent to small claim court and unfortunately I have lost the court hearing, because I did not had the evidence showing that the tenant paid Smart Move Estate Agent rent money. Tenant told me that they have paid the rent money to the Smart Move Estate Agent, but tenant refused to provide me the evidence and this is way Smart Move Estate Agent has got the criminal record. Smart owning showed the judge 12 months transactions and lied to the judge and said that they have accept the terminating from me, they never showed the other transactions. Also Smart Move Estate Agent carried out repairs without letting me know first, and charged me when the item was one year guarantee, Smart Move Estate Agent sent me two invoices, the first one they sent to me was a washing machine invoice and then they changed they mind when I said the washing machine had a one year guarantee and then they said it was a fridge freeze, I also said to them that was also one year guarantee. They refused to give me the receipt; it showed that they have not repaired anything. At the court hearing they had a made up receipt, which was too late. I have also taken them to small claim court and I have won. That why I want to tell you my story to all the Landlord out there to beware of Smart Move Estate Agent Residential Sales & Lettings 16b The Concourse, Edmonton Green, London, N9 0TY. I find them rude and when they wrote a letter to my solicitor the letters were all mis-spelled, and they wanted to charge me ever letter they wrote to my solicitor. Good News! I am so glad to see the back of Smart Move Agent in Edmonton Green!

The photos showed a flat in perfect condition, but when I arrived, workers were inside and the entire flat was in a broken, unfinished state. Wasted my 2 hours.<br>The owner, Anthony, was extremely unprofessional and did not bother to answer basic questions. His attitude was disrespectful and showed no concern for potential tenants.<br>Avoid at all costs.

As a first time buyer I found the process pretty daunting, but the team were always easy to contact, supportive and professional. It was a pleasure interacting with Aimee, Victoria, Marty and Sophie and I could not recommend them highly enough. My experience was greatly improved by working with a team who were switched on and capable, but also kind and friendly. Definitely a much better experience than I have had with other estate agents! Thank you for all of your help
3rd Feb 2026 (6 weeks ago)Very unprofessional after you give them business. They managed our property in Northampton for 4 years. No inspection reports ever provided. Told us the tenant has left and there was no rent for us. Seem like they do not know the legal implications of such action. The personnel who managed our property was very arrogant and has no idea of customer service. Had to prompt them for rent to be disbursed on most of the times.

I can vouch that the team at Highams Park were respectful, knowledgeable, approachable, polite, professional, and diligent through the process of valuing, advertising, showing, and selling our house.
