We were really pleased with Wards of Hythe. We purchased our house through them . All the staff we had dealings with were very professional but equally very friendly. Mark, Darren and Ollie showed us around the property on the (many ) occasions we viewed it . Amelia and Amanda were always on hand to help progress the sale and keep us updated. Additionally all the staff involved were up to speed on any requests we had. We always received speedy replies and the level of communication was fantastic. We decided to use the solicitors that Wards suggested and those solicitors coupled with Wards of Hythe made the purchase of our new property stress free. We would definitely recommend Wards to anyone buying or selling a property.

From the moment I walked in, I met Darren Cakebread. Within 20 minutes I had told him situation & I didn't know the area. Told him what I wanted and how much I could afford, he directed me to the properties to view. He instantly understood my needs and wants, within a week I had found my dream property. Darren held my hand throughout the process as and I had no access to technology apart from a mobile phone & Darren guided me with how to work through the whole process. I've had and heard of many bad experiences with estate agencies, but I never once felt this way dealing with Darren, he was brilliant. On walking into Wards of Hythe 1st thing on a Saturday morning to put our flat on the market. We were greeted by a well spoken, helpful chap named Darren. Not only was he polite and positive he helped not only secure his colleague to come the following week, he navigated our viewing of a property we wanted to see by liaising with another branch.
Forwards a week, we are going ahead with Wards as our marketing agent, this is hugely due to service we received from Darren at the outset and the on going communication we have with him.

Had a property to sell following probate. Darren was extremely helpful through the whole process, setting out various selling options, assisting with sourcing someone for some repair work. Really could not have done more to help. Mark was also really helpful and friendly and helped us with the sale when Darren was unavailable. The whole team there are really professional and helpful and I cannot praise them enough. If you are looking to sell, I would go to them first. Initially I put out an enquiry to another well known agent also, whom i will not name. They didn't even have the courtesy to respond!!

We were in negotiations for a house with Mark at the Hythe branch, the negotiations were taking a long time and it was incredibly stressful. Mark's approach to communication with us was excellent, he maintained contact, gave us daily updates, understood completely the level of stress were were under and was the voice of reason. It didn't work out for us, but I would highly recommend Wards for any future sellers or buyers of property. It is so important to know you are speaking with someone who understands on a human level what a big deal it is to buy a house and this is exactly the service we got. Other members of the team were also part of some of the conversations and were similarly supportive.

Avoid or be prepared to have a break down. After meeting them at the house. That was when the nightmare began. They recommend the auction route and from then on life was hell. No matter how many times you asked for costings you never received it. Constant emails from thier partner auction company. I was even asked for a certificate to prove my father had lost capacity and a copy of POA. I had to assure them that a dead person definitely had lost capacity and the POA was now void. After a week of failure. I had to withdraw from the contract. They persuaded me to give them a second chance, the worst thing I had ever done. They told me would take care of the EPC what they actually meant was they make the phone call and charge £105. I got it done for £60. Despite saying they would send PDF copies for all costs upfront it never arrived and only when I went to the shop was I told that costings hadn't been done and all the things they said they would do hadn't been done luckily I used the 14 day cooling of period to withdraw.

I cannot thank the team at Hythe Wards enough. We originally met with Mark to put our house up for sale at the beginning of 2024 however changed our minds due to our wedding and honeymoon coming up. We felt we had wasted Marks time but he was completely understanding. Once we had returned from honeymoon we decided to do it for real this time. We once again contacted Mark who came out and we started the process. They were so relaxed and understanding about timings for visits etc due to us having 3 cats and 2 dogs. We very luckily sold within a few days back in October. We then found our new home a couple of weeks later. Due to various reasons, unfortunately, this sale went on for a few months bringing us into March and the pending tight deadline for the stamp duty rise. Thank you to Mark, Darren, Amanda, Ollie and Mel for going above and beyond in their roles to ensure we moved by the end of March. A special thanks to Darren, Amanda and Ollie for putting up with my endless calls and panicking and especially to Darren for making numerous calls on our behalf. I would recommend to anyone looking to sell their house to use this wonderful team. Many thanks to you all, I am only sad that should I ever sell again in the future I wouldn’t be able to use you as I am no longer in your area!

Over the passed couple of months I have had the pleasure of selling a property with Wards of Hythe. Even before we proceeded with the sale proper, this agent was open to advice and guidance as how to go forward. They were recommended given the type of sale I had. In time, once we were ready they placed our property on the market. We came to market in late winter and things can be slow but people started viewing and now we've already completed. (We completed late February).
During this process I interacted with the whole team, I think, certainly 'Little' Mark. 'Big' Mark (who has since moved on), Darren, Masie and Chelsie. Not once did I worry about the support I received and the action taken by them. It only leaves me to thank each and every one of you, the Hythe team.

We purchased a retirement property in Hythe for my elderly mother; a major upheaval for a woman who had been in her large, family home for fifty plus years.
There aren’t enough superlatives for Darren Cakebread in the Hythe branch of Wards. He was kind, understanding and gentle with my mother and pushed me to look at a property which I wasn’t initially interested in and which turned out to be the perfect flat. He dealt with solicitor complications and frustrations in a calm manner, kept in touch throughout the whole process and continues to check in to see how mum has settled. Our experience with wards at hythe has been fantastic very friend and helpful as well as professional they made the whole moving process a lot easier and less stressful for my mum . Little Mark , bigMark ,Daren ,Florence and Jodi have all been amazing . They have guided me whilst I’ve been sorting the move out the support has been fantastic it what has been a difficult decision to make Jodi and I have had so many supportive conversations on the phone both the marks have been so supportive with everything little mark even offered to drive and check on my mum if ever needed. We used wards if hythe to move both my parents when they down sized about 10 years ago and they were great but this time they have been amazing and the support they have given me is really appreciated. My dad sold his home with the Hythe Kent team last year, however, he suddenly past away the day before the sales completion date. Everything was put on hold while probate was applied for. I worked closely with Jodie, who was always at the end of the phone for any queries I had...I had loads...didnt understand most of what was going on around me. She was always friendly professional and answered all my concerns, I felt like I was dealing with friend. We have finally got everything sorted and I would like to thank the whole team for their support, efficiency, calling me back when I needed them... I know that may seem like small things, but when you are stressed and grieving, having someone who actually does what they say they will was a great comfort to me...I could carry on dealing with all the other things. I contacted Ward's initially on behalf of my elderly father and Mark Backhurst was my first point of contact. He was very professional and helpful from the very beginning. I also had a lot of contact with Mark Tumber and Darren Cakebread, both of whom were equally helpful. Sadly, my father died before the house was sold, but Ward's were able to continue marketing the property whilst I applied for probate. I especially appreciated them carrying out accompanied viewings and providing feedback on a regular basis. We put our house on the market in September 2020, when we were told by a local agent that the market was “booming”. After 8 weeks we had received very few viewings and no offers. There were no ideas put forward as to the next move. We decided to switch agents and place the house with Wards Hythe office after a meeting with Mark Backhurst, the senior branch partner. Mark explained everything very well to us and we were most interested in their Virtual Reality Tour video, which was an extra cost, but only charged if the house was sold.
Wards moved quickly to put things into action. Our property was soon up on the relevant websites and we were impressed with the photographer and the video, which really sold the property. After a quiet start just before Christmas things picked up early in the New Year, we had offers, one low but two that both offered the full asking price on the same day.
We asked Wards to advise on the best offer to accept. Their advice was very helpful and proved to be correct. We had dealings with both Marks, Darren and Jodi Wyncoll their progress chaser, who really did chase!! We used Jake Eldridge of the Ashford office of Martin Tolhurst solicitors, who are Wards recommended partner and again they have proved to be an excellent choice. Wards are certaintly not the cheapest of estate agents but they are efficient and communications have been excellent.

I dealt with Wards in Hythe Kent. We are moving there and bought a property being sold by Wards in Hythe.
The first thing I noticed was how friendly and kind the staff were. I first came into contact with Angelina and subsequently met Mark (the other Mark)and Darren. I spoke many times to Mark Backhouse but to date haven't met him.
Mark Backhouse really helped me through the stages of buying often providing a reassuring voice but also coordinating things between the seller , solicitor and us. I don't think we could have got through the process so well if it hadn't been for Mark.
Darren was also on the other end of the phone helping in a similar way and he showed us round the house we are buying and have now bought.
Angelina was just lovely and was influential in our decision to buy the house, no pressure but very knowledgeable answering all our questions
Darren too was a friendly.
Jodi was the sales progressor and she helped us a lot.

I can thoroughly recommend Wards Estate Agents in Hythe. Their customer service, attention to detail, and willingness to go the extra mile have exceed anything I have experienced in my many dealings with estate agents over the years.
We have been Selling a deceased relative's house which is five hours' drive away from where we live. The house had been seriously neglected, but we were not on hand to manage the several problems that would inevitably arise in the process. So it was vital to find an agent who was competent, proactive and whom we could trust.
Mark Backhurst, the manager, has kept an eye on the place for us, taken meter readings, and put us in touch with local tradesmen and services when we needed them. He helped arrange the house clearance, informed us when a window was broken by vandals, arranged for repairs and had additional locks fitted to improve security. Most recently he arranged for a drain specialist to investigate the blocked the main drain.

Ward's of Hythe have been outstanding while selling my mum's house. Little Mark, big Mark and Darren have been so hard working and have earned Wards every penny of their commission with the amount of time they put into this sale. We had a couple of time wasters during the sale and the minute the buyer pulled out the branch had new viewings booked by the end of the day. They were so helpful and quite often I would phone them in despair about one thing or another but they were always happy to talk to me and help me with brilliant advice.
