The best estate agent we have used. Communication is brilliant and constant, we don’t need to chase to see what is happening. They are also great at keeping you informed of what’s on the market, but not in a pushy way, which means they are doing the same for my property. Rob, Julia and the poor lady (name begins with E and I have stupidly forgotten) who had to tell me my buyer had pulled out on exchange day are all absolutely brilliant. I feel supported and know they have our interests at heart. Thank you team.

Wards asked me to review them a few times, I was happy with the service but wanted to wait until we had completed.
I'm glad I waited because on completion day, Wards handed over the keys to the buyer without speaking to us to check if we had finished moving our.
Buyers turned up and parked on the driveway whilst we were still trying to pack and get out of the house. I had to ask them to leave and come back.

From the initial meeting with Julia in the office and then Jo at the house everything went smoothly.
We were really pleased with the marketing and were impressed with the AI staging pictures on the websites.
Communication was good. Romie was quick to give feedback from the viewings. Once we had a buyer Sally kept us informed on the sale as it progressed.
It took less than two months from getting a buyer to us handing the keys over to the new owner which is pretty impressive.

Original house we enquired about she was honest about that we were unlikely to get due to pets, so pointed us in the direction of another little gem which we fell in love with on viewing.
Kayleigh through constant communication throughout the whole process made it less stressful as moving can be.

I am extremely disappointed with my experience as a tenant with Wards of Kent (Ashford PM). My tenancy ended on 18 March 2025, and as of today—over two months later—the agency is still holding my deposit of £1,846.15 without any justification. Despite multiple attempts to contact them by email and phone, I have received no response whatsoever. Even after raising a formal dispute through the Tenancy Deposit Scheme (TDS), Wards of Kent has failed to engage or provide any update.
This complete lack of communication and disregard for their responsibilities is unprofessional and unacceptable. I strongly advise potential tenants to avoid this agent, as my experience has shown a clear inability to manage basic obligations or respond to legitimate concerns

Very disappointed with the service from this company (especiallyJo) = even though we recently used them to sell a property over Mersham they only think about their own financial gain and do not care about the needs of vulnerable people. They also failed to notice a illegal cash transaction that was made on the property. But its not no different from any other experience from estate agents tbh, just looking out for their own financial gain. Also can my email be deleted from your system as requested nearly a year ago and I'm still receiving emails. I am contact citizens advice to see how I can make a formal complaint now.

I really want to recommend the team at Wards Ashford. I have to say that this was a really exceptional experience. They gave us honest and realistic advice, which was very much appreciated and led to a very successful home move for us.
A special mention needs to go to Julia who worked tirelessly on it for us. Ally was also a superstar and the rest of the team were really good and built relationships, creating the right environment at all times. We had high hopes for Wards but we were greatly disappointed. They quickly lost interest in us and we barely got any viewings. We had 4 I think, in 6 months. And they just did nothing to improve our chances apart from constantly push us to reduce to price which felt like all they were interested in was their commission. We couldn't wait for our contract to end. We signed up with Andrew and Co and sold a few months later.

Absolutely do not trust this bunch of cowboys. They are clueless!! We used Wards Ashford after our poor mum died to try to sell my mother's estate. They could not have advised any worse than they did. They actually have no clue what they are doing or talking about. This caused us to lose a lot of money due to their incompetence. Which is very sad as my mum worked so hard for her house & they ruined everything & made our grieving even worse. We ended up selling with Hunters in the end, (which took a matter of weeks) who were absolutely top notch & did exactly as they said they would. So if I were you, I'd go & see Matt at Hunters on Repton Park, Ashford instead!!!

Absolutely useless, unhelpful, rude. Get given a number to ring to talk about something by the end of it I’d spoke to several people and still didn’t get what info I needed. Steer clear of this letting agency ! I had many issues with my place I rented , only a few bits from list full seen to, sent round Arthur Job. Mould in my bedroom through the cold heaters didn’t work they sent someone out couldn’t fix them then got left, no help.
Luckily the landlord helped when he was available.
Then they charge a days rent for vacating , entered on the 10th asked for the keys back on the 10th.

I had reason to contact Wards due to a tree that had come down across our driveway from a property that they were marketing. Although it was late in the day I was put through to a manager, Julia, who provided me with means of contact outside of office hours and promised if it couldn't be resolved now, then somebody would ring me back.
As this was the time of the latest storm I wasn't holding out much hope of a swift resolution, and it was the case that that usual contractors were all busy or finishing work for the day. The team at Wards, however, applied some very out of the box thinking and my drive was cleared and the tree disposed of on the very day of contact.
Thoroughly impressed with the support that I was given on a particularly difficult day for all concerned. The experience has certainly led me to consider Wards in the future.

I scheduled a booking with Senior Sales Advisor Charlotte Bunnell to view a property on a workday, receiving an email confirmation from her. I took time off work to attend the viewing, but was stood up by Wards. When I rang to find out if the agent was running late, I was told that Wards had:
-cancelled the appointment,
-an offer had been accepted on the property,
-that they were still scheduling viewings,
-but didn't have any appointments available that day.
I asked why I hadn't been informed of the cancellation let alone the accepted offer, the Wards staff member said she didn't know but that she could see a confirmation email had been sent to me. She said she would have Charlotte Bunnell call me back to apologise and explain. Four days later and I'm still waiting for an apology and explanation. The Wards website still shows the property as for sale, there is no mention of an offer being accepted.
Unprofessional, dishonest, inconsiderate time-wasters.

Landlords run a mile. Wards mismanagement of my property was a disgrace.
Left a tenant without hot water for a year; in the 3months I was aware of the problem Wards simply made the situation worse, to the point the tenant left.
The staff were evasive and incompetent - they took no responsibility and in the end I had to have all the work done myself.
Their maintenance estimates consistently came in at 3x market rates.

Having been close to exchange, the chain collapsed but again the team didn't give up with Nick recommending that he reattended the property to record a video walkthrough. I was sceptical but he was right as within two days of uploading there was a confirmed viewing and three days later the couple attended and offered on the same day. This company shows great prospect at first and that is a good point however customers pay for a fee for good customer service and this company is sadly poor at best at providing that.
My mother has been lied to countless time not just by the area manager but also one of the regional training manager as well.
An example here, Upon communication with one of them the sentence “your mother is one of the least of my worries right now” was used, now in any context given that sentence in a consumer presence is terrible.
They are easy promise breakers and a reason why estate agents get such a bad reputation

As a buyer, the service I received from everyone at the branch, in particular, Tim, Charlotte and Frances, was extremely helpful and efficient. Its safe to say our experience buying with wards was very hit and miss. First the good bits: Charlotte at wards was incredible. She was so friendly and helpful throughout, she always returned our calls and even gave us a card when we collected our keys which was a nice touch.
Unfortunately though, we did have a few issues. Although we were first time buyers, we were quite savy. Tim was very pushy about using their solicitors and said that it would speed the process up as the sellers were going with the same solicitors. In reality, it didn't as there was then a conflict of interest, so different branches were used. Also, their recommended solicitors are about £400 more expensive than other competitive ones in the area, and their communication was dreadful.
We went to Tim after our survey was completed as we had some issues that were raised. Tim tried to convince us that we had wasted our money, and that the survey was basically a load of rubbish and there was nothing to be concerned about (even though one thing was flagged as a major and needed urgent attention). He was adamant there was no way that the sellers would look into fixing it, but we kept pushing and eventually he asked them, and the sellers were fantastic and got it sorted straight away.
After emailing Tim on the 17th December with the further comments he requested from the surveyor, I didn't hear a response from him until 6th Jan. I called on the 3rd / 4th and spoke to a lady who was really helpful and she told me that no notes had been added to the system about the repairs to the chimney! Then when Tim spoke to me on the 6th, he asked me what was happening with the house we were buying and I had to update him!! He had forgotten what was going on which is awful considering he was meant to be updating us!!
Safe to say, if we sell a property I doubt we will be going through Wards. Charlotte deserves 5 stars, but unfortunately due to our other experiences our rating is what it is.

Fantastic professional service provided by Andrew Beere the letting manager at Ashford branch. He found a new tenant for my property very quickly and fully took on board everything that I asked him. When we encountered queries with the moving process he took personal control of the situation to ensure that the new tenants were able to move in as quickly as possible. He was in regular contact with me throughout the whole process and was extremely knowledgeable about any maintenance and contract queries raised by either party.
It is a shame that the actual team that are supposed handle the tenants moving are based in horsham as this does create communication issues and can be extremely frustrating when changing tenants and dealing with existing tenants problems. As there is no local knowledge and it lacks the personal touch that Ashford Office is able to give. However as soon as Andrew was aware of the delays he took personal responsibility for the whole tenant changeover and from that point on the move became very positive He kept everyone informed explained everything very clearly and always had a positive approach to everything. I feel sure that without his intervention and calm professional honest attitude our new tenant would not have been able to move in as quickly and we may have even lost them due to their frustration. It is very important to me that as a landlord any tenant has a good impression of my property and the service provided by the agent that I use. I am confident that Andrew and his team are able to provide this service and would have no hesitation in recommending them as managing agents. It would be really excellent if the property management team currently based in Horsham could be linked more closely as I do feel that this lets Wards as a company down and creates delays that could be avoided. We couldn’t have asked for a better team to sell our house and assist with the purchase of our new property.Tim the Manager was happy to see us outside of normal business hours, and was extremely knowledgeable, and professional and he listened to our requirements and concerns. There was no hard sell, and he set what we considered to be a very realistic price for our house (which sold quickly to the first viewer and for the full asking price). Tim and his team provided very helpful suggestions about preparing our house for the website photos, and having seen the quality of some internal property photos on other estate agent websites/ Rightmove it would appear that not all agents give such sound advice. Wards offer a complete package which really takes the stress out of moving - Chris the mortgage adviser is great, as were the solicitors recommended by Wards. There was always someone available to answer any questions, either by phone or email, and all the staff we dealt with were approachable, friendly and nothing was too much trouble for them. In my opinion you’d be crazy to choose any other Estate Agent.

If I could give less than a 1 star I would.
The amount of stress and anxiety caused by not only the staff within the office, but by the sales progressor.
Not worth any commission at any fee rate!!!
We received constant misinformation, no one at any point new what was going on. We had to manage the process ourselves, liasing will all parties involved.
Not only was wrong information given to ourselves but to our buyers. Unfortunately, due to gaps in advice and questions asked to our buyers regarding their mortgage, there application fell through. We found this out from our from our buyers days later, and it was who informed Wards of this. There was. O proactive efforts to find a new buyer, we had to push for them to get some more viewings organised.
This is only the tip of horrendous, stressful experience we had from Wards throughout the whole process
We complained throughout the whole process, and at no point was our concerns taking seriously. We also complained after we had finally completed - no response received - at all!! At this point we was just pleased to get be able to get into our new house, and wanted to put the whole stressful experience behind us. However when we received a questionnaire to complete, we decide to take the time to provide and write feedback. HEARD NOTHING BACK. Even though we had requested for someone to contact us to discuss further. I even rang the contact centre to confirm return address and obtained the area directors contact - NOTHING BACK! We have come to the conclusion that once Wards have you signed up, they do not really care! Once Wards have received there commission, they really do not care!
We have been so impacted by this experience that it is only now that we have felt able to write a review, needing time to let the dust settle.
We will never use Wards again, and certainly would never recommend to friends or family. I wouldn’t even recommended to someone I didn’t like.
