6th Mar 2026 (12 days ago)I had a valuation with Carrie at Hamptons in Caterham. She is by far the most impressive Agent in the area and in her field. Professional, knowledgable, passionate, presentable and honest are just a few ways I would describe her. Hamptons stood out and they really are unlike any other Estate Agent in the area - they go the extra mile with every detail and have their clients at the forefront of everything they do. I would recommend them.
3rd Dec 2025 (15 weeks ago)I am a qualified and accredited landlord, but I preferred to leave the advertising, viewing, and initial vetting to a reputable local agent in the immediate vicinity of the rental property. The reasons for this were the considerable time required for these processes, the reassurance of third party vetting, and the fact that the property lacked the parking facilities of nearby similar properties making it a more difficult proposition. Aimee and Allison of the lettings team at Paul Meakin successfully let the property at just 5% below the initially estimated rental. At all times, they gave prompt personal attention to any developments, whilst also demonstrating their in depth knowledge of the local lettings market. From my chats with them about the coming changes within the Renters' Rights Act 2025, it was apparent that they were also keeping up to date with developments. I would be happy to use their services again in the future if the need arises.
3rd Feb 2026 (6 weeks ago)I do not recommend as a management company. Previous negative reviews I noticed seem to dissappear. They claimed PM lettings is a separate business and made a different Google page, even though it's all under the same roof, same staff and same website!! No other estate agent does this. And PM stands for Pollard Machin! Ignore emails or just stop replying and do not take maintenance issues seriously. Have to resort to calling in which they confirm they received emails but never explain why you are always the bottom of the pile. Mike seems to be the worst at this.
7th Mar 2026 (11 days ago)Viewed a semi-detached property on Croham Valley Road marketed by this estate agent and progressed with the purchase as a serious buyer, incurring costs for legal work and a professional survey. The survey report later indicated that the loft conversion did not appear to comply with building regulations. When this was raised, I requested a price reduction to reflect the potential risks and costs associated with this issue. The survey also highlighted several other Level 3 items (the surveyor’s highest category of concern), including concerns relating to possible structural adequacy, damp, leaks, and structural issues noted in relation to the garage. I was also disappointed with the way the survey findings were discussed. During this conversation the agent commented that “you have employed your surveyor to find as many faults as possible, which he has done.” I found this remark dismissive. A survey is a normal and necessary part of the buying process and is intended to highlight potential issues so buyers can make informed decisions. While the agent indicated that the structural concerns had been communicated to the seller, my impression was that they were presented as relatively minor matters, which in my view did not fully reflect the seriousness of the Level 3 issues highlighted in the survey report. I was offered a reduction of only £5k. I was open to negotiation; however, I felt this did not adequately reflect the potential implications raised in the survey report, and the property was subsequently re-listed. In my opinion the agent was not particularly proactive in helping both sides reach a compromise once the survey findings were identified, and the communication around these points could have been handled more constructively. This was disappointing after I had already incurred costs progressing with the purchase. Had the loft conversion issue been known earlier, I personally would not have made an offer in the first place. Buyers may wish to ensure they carry out thorough Level 3 surveys with reputable companies before proceeding with any purchase. In my experience, it was money well spent.

They were great from start to finish — always quick to reply, super helpful, and on top of everything. They kept things moving, chased when needed, and made the whole experience much less stressful than it could have been. Really appreciated how responsive and proactive they both were. Would happily recommend them to anyone buying or selling. Thanks again!

For the last year and a half Leon De Freitas has been the property manager for the flat, and I wanted to use this platform to recognize, publicly, his formidable service in this role. He wrote to me to introduce himself upon taking up his appointment, and from that moment on he has been the most wonderful supporter and colleague imaginable. Proactive, enthusiastic, and utterly reliable, he has the patience of Job, and my property could not have been in better hands. The team have been incredible helpful, supportive and proactive from start to finish. A special mention to Dianne who has been kind, patient and always willing to go the extra mile to make sure we felt informed and reassured. Buying a house can be stressful, but Dianne has definitely make everything feel that bit easier.<br><br>Very grateful to the whole team and would highly recommend to anyone looking to buy or sell in the area.
27th Feb 2026 (19 days ago)I've just bought my first flat through Mann Estates and right from the very first viewing they were unbelievably helpful and supportive. The entire team I had the pleasure of meeting were fantastic, but Eve Charrosin and Taylor Lelliot were right there the whole time and always doing everything in their power to help move the process along. They were absolutely phenomenal and so friendly and patient at all times; they were happy to explain everything and to give time to think about things - there was never any pressure to move forwards until I was ready! When one flat I'd been hoping to buy didn't work out, Eve immediately looked around for other similar properties, and one of her suggestions is the one I've ultimately purchased. Taylor managed to get me a great mortgage rate and they both kept me updated through the entire process so I always felt I knew what was happening from their end! It was really easy to get in touch at any time - someone always answered the phone within a few rings and everyone was always so friendly and helpful, and emails were always answered really quickly. I'm so grateful for all the hard work Mann Estates/Eve put in and every bit of extra work she did with chasing to get my sale through. Thank you!

24th Jun 2025 (8 mo. ago)"Unprofessional and Costly – Misguided Sellers and Left Buyers Out of Pocket" Review: Terrible experience. After months of progressing toward exchange, the estate agent allowed the sellers to pull out at the very last minute, leaving us with thousands of pounds in losses on legal fees, surveys, and wasted time. Throughout the process, the agency showed poor communication, misleading updates, and a total lack of responsibility in managing the sale properly. Either they couldn’t control the process, or they didn’t care enough to do so. A word of warning to potential sellers—if you’re considering using this agent, be very cautious. Based on our experience, they gave the sellers poor advice, encouraged unprofessional behaviour, and jeopardised the entire transaction. If you want serious buyers to trust your sale, choose a professional agent who won’t let it fall apart at the last minute. Would not recommend to anyone—buyers or sellers.

Their communication was outstanding from start to finish — always keeping us updated and making sure we were fully in the loop at every stage. They clearly understood the right type of buyer for our property and didn’t waste any time. In fact, within just one week of signing up with them, they successfully secured a buyer. Their professionalism, efficiency, and responsiveness truly set them apart. Unlike other agencies we’ve dealt with in the past, where getting a call back felt impossible, Natalie and Amber were always available to speak with us whenever we needed. They were helpful, honest, and never pushy, which made the whole process far less stressful than I expected. No pressure tactics, just clear guidance throughout and even support after completion. Big shout-out to Tom Hughes and Tom Algar for being especially supportive and easy to deal with. Would definitely recommend. Monique
23rd Feb 2026 (23 days ago)Very disappointing experience with this agency. Communication from their representative, Josh, was unnecessarily argumentative and lacked professionalism. Reasonable requests regarding suitable viewing times were inaccurately presented as a refusal. As a tenant, I remained cooperative, yet the tone and approach taken made the process stressful and uncomfortable. Professionalism and respectful communication should be standard practice in any property agency. However, he was lack of them. In this case, Josh clearly fell short of these standards. In contrast, my communication with Jena was professional, polite, and respectful. She arranged viewings appropriately and approached matters in a courteous manner, which made cooperation much easier. Professional and respectful communication makes a significant difference, and I hope this agency ensures consistency across its team. Update in response to the agency’s reply: I stand by my review, as it reflects my genuine experience. I have retained screenshots of the communication between Joshua and myself, including responses that I found dismissive and unprofessional, such as the use of a laughing emoji when I mentioned raising a complaint. This understandably gave the impression that my concerns were not being taken seriously. For clarity, two viewings were successfully conducted at the property with my agreement. This clearly demonstrates that I was cooperative and did not refuse access. As a working tenant, I simply requested reasonable availability within my schedule, which is entirely within my legal rights. Leaving a review on Google is also my right as a consumer when I feel my experience does not reflect the standards described in your response. Should the matter require independent review, I am comfortable referring it to The Property Ombudsman so that an impartial assessment can determine whether the communication met appropriate professional standards. I remain willing to cooperate within reasonable and respectful boundaries. However, I do not wish to continue communication with Joshua and request that future arrangements are handled by another respectful representative.
