6th Mar 2026 (12 days ago)We have been tenants of a property managed by Cheffins Newmarket for almost 8 years. From the beginning until the end, it has been a flawless experience. Always very responsive, professional, and understanding. I've been asked to provide feedback on an area where they can improve, but I really struggle to think of anything. I strongly recommend this agency. If you take care of the property, there will be no issues.

15th Mar 2026 (3 days ago)The WORST customer service I have ever encountered, and it seems I very much dodged a bullet. I recently went to view a rental property, agreed to pay 12 months rent upfront and a provisional move-in date, signed the tenancy, paid the 1st month's rent and damage deposit in advance (rest on sale completion), and was advised to call back within the hour to speak to John to arrange key collection 48 hours later. It wouldn't be a lie if I told you that John, also the Area Lettings Manager, is the most unprofessional person I have ever encountered. In the 1.5 hours, he sat opposite me arguing, I was told to shut up and be quiet twice (his actual words). I was shouted at. I was called a bully because I wanted to know why all four staff members had failed to call the landlord or myself back the day before. I had questions ignored. I was lied to when I asked if the calls were recorded (even though other staff members have confirmed they were). I was laughed at. I was also told (with a big smirk on his face) that he had advised the landlord to re-market the property if I hadn't completed and transferred the balance of 17k by close of play the next working day and would now not be allowed to move in, as agreed. It appears the poor lady I had spoken to on the phone was only a trainee and shouldn't have dealt with my call. Feeling backed into a corner, I advised the landlord I would withdraw my application. The property is now back on Rightmove and empty, and WHB needs to start all over again with viewings and referencing and refund my money. This is only a snippet of the complete mess it’s been from start to finish. The landlord and I have raised formal complaints, but am I surprised? No. I have never heard anything good about them, and their staff turnover is incredibly high, but look at how their Manager treats people.

13th Feb 2026 (5 weeks ago)Beware hidden costs. The most recent took 3 x monthly £40 (plus VAT) for their new RLP protection in one monthly bill from my 83yr old mother, leaving her unable to cover her care costs. There was one communication (which we cannot locate) that apparently told us to let them know if we DIDN’T want the RLP cover! They went ahead and took the money. When questioned about this practice, the company refused to issue a refund, leaving an old lady out of pocket.
2nd Mar 2026 (16 days ago)This is part of a web of estate agencies with no real legal existance. They are held by Abbey Sales and Lettings Ltd of Ipswich but the connections are hidden. They practice and extreme scam on sellers. Their contracts are hidden online and you cannot download them until you sign them. Then it is too late. They have a web of extra charges and penalty that hobbles the seller not the buyer. As a seller I would avoid them at all costs as they are your enemy not your agent. They work for the buyer. What ever they tell you about their contract is a lie as what counts is what is clicked online (without a capactiy to read it). They also can lock you into a sale you dont want by coming after you for fees for dropping out of a sale if negotiations dont go the way you want. Really avoid these scammers at all costs and put your house on with a reputable estate agent - which these are not!"
5th Jan 2026 (10 weeks ago)As a potential buyer it is very difficult to get through to these estate agents. I have waited over a week for them to get back to me regarding a viewing for properties. They seem to be very adverse to picking up the phone or replying to email enquiries if you are looking to either buy or sell your property I would personally stay clear from this Estate Agent. In addition to this the re occurring theme of discriminatory behaviour is very off putting in the previous reviews as well.

They updated us regularly throughout the process and were always happy to answer any questions we had through both the selling and buying process. A genuinely friendly team too which made viewings etc so much nicer! Thank you so much to all of you ??????

13th Mar 2026 (5 days ago)I chose Grace estate agents because of previous complimentary reviews, it’s out of town centre office location affording easy access and parking. Their terms were clear and reasonable, with their MD Tara Grace taking the time to introduce herself and the business to me. Here is the thank you message I sent to Karen Ward, who looked after the sale of my property, which speaks for itself: Just a note to express my appreciation for the way you have handled my sale of the above mentioned property once having secured a buyer. What on the face of it, should have been a comparatively straightforward transaction, ended up being slowed by the need for the buyer to change their representing solicitor practice twice! You were always ‘on the ball’ chasing up as required along the way. I also really appreciated the friendly and professional way all the office took calls if you were not there or otherwise engaged! All your colleagues were always a pleasure to deal with. Having had recent experience connected with the attempted sale of a different property further made me appreciate the way your agency works!

Our move was complicated by collapsing chains and erratic behaviour from some of the parties involved - I am so glad we used Rock Estates as they helped us navigate all the problems we faced Thank you
