    The fabulous service from Richard Harding, from start to finish, was the best experience we have had in many property sales/exchanges. This is my first experience renting with a guarantor, and I must say the process was quite rigorous, but I should mention that the staff were very helpful. At no point did they make me feel that I would not be successful in my application.<br><br>Despite the long wait, I am finally ready to move in as I anticipated.     ?????<br><br>My experience with this letting agency was extremely disappointing.<br><br>The handling of my tenancy deposit was frustrating from start to finish. I had to repeatedly chase for updates, supporting invoices and the return of my deposit. The undisputed portion of my deposit was only returned after numerous follow-ups, and key invoices were only provided months later.<br><br>The most concerning part was the cleaning. I specifically used the agency’s recommended end of tenancy cleaner and paid over £200, including an additional amount after the cleaner inspected the property, to ensure the property met their expected standard and to avoid exactly this type of dispute.<br><br>Despite this, I was later charged additional cleaning costs through my tenancy deposit. To make matters worse, the cleaning company later informed me that they were forced by the letting agency to raise an additional invoice for the extra cleaning. As a tenant, it is impossible to understand why I was expected to pay the cleaner directly and then effectively pay again through my deposit for further cleaning carried out by the same cleaner.<br><br>Overall, the process lacked transparency, communication was poor, and I was left feeling that the system was heavily weighted against the tenant. I would strongly advise prospective tenants to document everything, keep all receipts and correspondence, and carefully scrutinise any proposed deposit deductions.... Read more

    I had an extremely disappointing experience with this letting agency.<br><br>After viewing the property, I paid the holding deposit and completed all of the required checks. Everything was ready to proceed except for one issue: I could not provide my physical passport because it was being retained by the Home Office. This was completely outside of my control.<br><br>I provided every alternative document that the Home Office had issued to me, including my Right to Rent share code and my digital immigration status (eVisa). When I was asked for proof of my immigration status, I provided my eVisa exactly as requested. Despite this, I was still told that I needed to produce a physical passport.<br><br>The UK immigration system has moved to digital immigration status, and many people no longer receive physical immigration documents. The documents I provided were genuine Home Office documents and were the only documents available to me.<br><br>I genuinely have to ask: what is someone supposed to do in this situation? If the Home Office is retaining a person’s passport, does that mean they are not allowed to rent a property? I provided every form of evidence that the Home Office made available to me, yet I was still expected to produce a document that I simply could not access.<br><br>If my Right to Rent share code could not be verified, the correct procedure would have been to contact the Home Office using the Landlord Checking Service. Instead, I was repeatedly asked for a physical passport.<br><br>What made the situation even more upsetting was that, while I was still waiting for a response and only one week away from my planned move-in date, the property was advertised again for new viewings. I had already paid the holding deposit, completed everything requested of me and sent a detailed email explaining my circumstances. I received no reply, no explanation and no attempt to resolve the issue before the property was put back on the market.<br><br>To make matters worse, my holding deposit was retained. From my perspective, I did everything that was asked of me and provided every document that was available. The only thing I could not provide was a physical passport because it was being retained by the Home Office, which was entirely outside of my control.<br><br>This experience caused an enormous amount of unnecessary stress. I expected professionalism, communication and an understanding of the Home Office’s digital immigration system. Instead, I was ignored and left without answers.<br><br>I hope no one else has to go through the same experience.... Read more

    Helpful and readily available to communicate by email, online platform is useful for overview of viewings / selling process.     Myself and my partner have just bought a property in Canford Heath and over the 6 months it took to move into our property the Team at Palmer Snell have been nothing short of fantastic. Grace Bennet is absolutely lovely, took us for our viewing and kept up with us, updating us at all of milestones along the way. Shahob Sayaran is probably THE most helpful, proactive, and hands-on manager I have encountered both professionally and personally. Everything from helping our elderly vendor print and complete paper work, to escorting him to his solicitor so that the final pieces of paper work can be signed and always being just a few dial tones away, he truly has been exceptional throughout the whole process and we could not thank him enough. Joshua Lewis is the Countrywide mortgage advisor currently residing in the Canford Heath Palmer Snell branch. We couldn't have asked for a more knowledgeable, helpful or enthusiastic advisor.
