14th Aug 2026 (9 days ago)I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.

We were very impressed with their total professionalism and treated with respect at all times. Nothing was too much trouble and no promises were made that couldn't be kept. This can be a stressful time but it simply wasn't. A huge thank you to Shelley and Chris for all their hard work. We could not have asked for more from the team and matters progressed so smoothly. 2nd May 2026 (16 weeks ago)I sold my house through a separate agent, I was charged probably the going rate, I myself had to do the viewing, chase up and constantly phone them, it was like I was doing all the work, solicitors were the same take your money and offer no support, I bought through Peagrams, and after some initial confusion I went and spoke to them in person at there office, and from then on Amy took control of the situation, and at last I had someone who was honest truthful and on the ball, throughout the whole process I dealt with many people, none of them showed the same professional approach as she did, if I sell my house in the future would 100% use Peagrams, and would recommend to anyone as long as Amy is still there, a credit to your company, she deserves a pay rise.

Within hours he called us with the valuation explaining exactly why it was that price and then explained the process / options and gave us time to work through the the best route to take. An absolute 5* star service and I would not hesitate to contact them to sell my property. Thank you Nick absolutely great service.
21st Apr 2026 (18 weeks ago)Extremely disappointing experience with Stoneridge Estate Agents. From start to finish, there was a clear lack of professionalism, urgency, and basic sales progression. We consistently felt that the process was being handled in favour of the buyer, with little regard for us as the sellers. Communication was poor throughout. Emails marked as urgent were not responded to in a timely manner, and updates were vague or lacking altogether. At a critical stage in the transaction, we were left chasing for information that should have been proactively managed by the agent. Most concerning was the failure to properly progress the sale. Key actions, such as chasing solicitors and moving outstanding enquiries forward, were not carried out with the level of urgency expected. This caused unnecessary delays and added significant stress. The buyer’s survey and subsequent renegotiation were also allowed to happen very late in the process, creating avoidable disruption. This should have been addressed much earlier and managed far more effectively. Overall, the handling of this sale was poor and ultimately led to us losing confidence and withdrawing completely. We would not recommend.

23rd Jul 2026 (4 weeks ago)I'm so pleased I chose Blake and Thickbroom to sell my dad's bungalow. I met with David, he was lovely & not at all pushy. I was kept informed whenever there was a viewing and given honest feedback, they were always helpful in answering any questions. It was reassuring to know they did regular checks on the property as I don't live nearby. I would definitely recommend Blake and Thickbroom.
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

We had a few agents come out to value our property, but we decided to go with Colubrid because, from our first meeting, Joshua seemed extremely confident that he could sell our home quickly. As the Chelmer Village estate agent, he explained that properties like ours are his bread and butter. Our property went on the market on Thursday and was sold by Monday. I cannot thank Joshua and the team enough for their hard work and professionalism throughout. I believe Millie conducted the viewings, and I was told she was local to the area. That certainly showed, as her knowledge of Chelmer Village helped generate multiple offers on our property. If you're thinking of choosing Colubrid, don't hesitate.
