The whole team were professional, helpful and approachable, making what could have been a stressful process feel smooth and straightforward.<br><br>Stuart and Jamie were very helpful and available right through to completion. Leanne kept everything progressing very smoothly and was always there to explain things and assist with chasing pending actions promptly.<br><br>We would also highly recommend Nicki, the independent mortgage broker based within Woodbury Homes. Her expertise and connections were invaluable in helping us secure our purchase.<br><br>A huge thank you to the whole Woodbury Homes team for making our first home purchase such a positive experience. Highly recommended!
12th May 2026 (15 weeks ago)Service was amazing, highly recommend these estate agents. Mike Driver, the branch manager, was great from start to finish. We appreciated his honesty, transparency, and his willingness to go above and beyond. He helped us chase the vendor's solicitors and was responsive over the phone. The staff were also very helpful and lovely, taking great notes and collaborating with each other well. I highly recommend, and will look to contact them again if we are in the market again. P.s. this was a review I gave in July 2021, but didnt get published!!
2nd Mar 2026 (25 weeks ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

He was always understanding, approachable, and incredibly responsive. Anytime I needed anything, it was sorted almost immediately, which made me feel genuinely looked after as a tenant.<br><br>Thank you, Rob, for your professionalism, kindness, and support throughout my tenancy. They are professional, honest, and extremely helpful throughout the entire process.<br>Their knowledge of the property market and straightforward advice gave me complete confidence every step of the way. I highly recommend them to anyone looking for a reliable and trustworthy

22nd Jun 2026 (9 weeks ago)Very poor experience from start to finish. I called on Saturday and was told they would check with the current tenants and arrange a viewing. They booked me in for 15:00, but when I called to confirm they went silent and stopped responding.<br><br>I chased again on Monday and they rearranged the viewing for 13:15. I arrived at 13:17. As I pulled up in my car the agent was already leaving, and we made eye contact. It was obvious I was there for the property, yet he carried on walking off, later claiming he assumed I wasn't coming. He couldn't wait even two minutes. When he finally came back to show me the property, he was abrupt, barely spoke to me, and gave the impression he had no interest in showing it at all.<br><br>When I asked about any flexibility on the rent, he told me he already had four other offers, all at the full asking price of £1,375, and that all four had already paid deposits.<br><br>Afterwards I messaged to ask about the council tax and to let them know I liked the property and wanted to put in an offer. Again, no reply. They simply ghosted me.<br><br>A complete lack of basic customer service and common courtesy. I would not recommend dealing with this agency.

From the very first phone call to book a valuation appointment, I felt supported and guided throughout the entire process.<br><br>Once I accepted the valuation, the team arranged for professional photographs to be taken the very next day, which demonstrated their efficiency and commitment. They handled all aspects of marketing the property, and thanks to their expertise, I had numerous viewings that quickly resulted in multiple offers within just a few days.<br><br>The entire process moved at a great pace, and my property was successfully sold within four months of the initial valuation appointment, which I was extremely pleased with.<br><br>Kerrie even recommended a solicitor firm that she had worked with previously and had a strong professional relationship with. This proved to be excellent advice, as the service provided by the solicitors was outstanding and completely faultless.<br><br>What impressed me most was how proactive both Baker Estates and the solicitor firm were throughout the sale. We viewed a property and were explicitly told by the agent that the house was ours and we could proceed with the rental. We started making plans and stopped looking at other places based on their word. ?However, shortly after, they went behind our backs and gave the house to someone else without a word of explanation. This level of dishonesty is appalling. ?To make matters worse, the stress and disappointment caused by this agency's lies literally made my mother sick. We spent time, energy, and hope on this, only to be treated like we didn't matter. They are unprofessional, untrustworthy, and have zero compassion for the families they deal with. If you want an agency that keeps its promises, look elsewhere."

13th Aug 2026 (10 days ago)Ivy & Stone seem like a lovely estate agent and I really like the properties they have available. My only feedback would be regarding the website, as I personally find it quite difficult to navigate and a little unclear in places. It can sometimes feel a bit all over the place when trying to find particular information. I think a slightly simpler and more organised layout would make such a difference and make the overall experience much easier for potential tenants/buyers. Just some friendly constructive feedback as everything else seems great :)
