    Goodwin Fish were responsive, attentive and professional throughout and straightforward and helpful in their dealings. They were confident in the service they were providing and I felt throughout that they were giving me an accurate appraisal rather than saying what they thought I wanted to hear. They were always on time, responded quickly and helpfully to communications from me- including altering times at short notice to suit me. The viewing process was well managed.     Cleanliness that you have tried to manipulate the conversation over on repose to our previous review that is not the concern we have raised. Cleanness does not make a property suitable to live in, and simply adding cushions or wall decorations does not reflect the true condition of the apartment. Before moving in during the viewing, we were assured that certain issues—such as blind replacements and floor mat will be repalced. However, after moving in on 9 January, we had to report multiple problems within a week, including broken switches, door handles, kitchen leakage, poor drainage in all sinks, damaged drawers, broken hooks, and faulty blinds. It clearly implies that it wasn’t suitable for living and the basic checks has not been done, all the company did is used tenet as cash machine. Most of these issues were not resolved promptly. We were informed that the landlord was “out of pocket” and that some repairs would only be completed after rent was paid. As a result, many of the problems were only fixed by March, after follow-ups from our side. Additionally, the bathtub required replacement, which was identified by building management. While this may not have been the your fault, but the repair took over a month due to poor communication is definitely the agency fault. Bathroom was not used over a month and to get it fixed we have been required to invest significant time from to get it resolved. The issue with the blinds is still unresolved and has now been refused based on the agreement which is clearly a lie from the sales agent as it was promised during the viewing and now we have been forced under the agreement and telling that landlord is out of pocket. Overall, it has been frustrating to live in a property where we constantly have to follow up on pre-existing issues, spend our time and agent try to shut us down unethically. #move in date 9 Jan. 2026 and all the attachment proof of repairs reported on 13 Jan, 2026.     Avoid Hills Estate Agency at All Costs!! I have spent the past year being over-promised and massively under-delivered by Hills. The experience has been nothing short of a disaster. There has been a complete failure in communication from start to finish. I was repeatedly given “estimated completion dates” that never materialised, followed by weeks even over a month of no contact whatsoever. Because of their poor advice, I am now over £2,000 out of pocket. The unprofessionalism is staggering. Staff openly discussed the seller’s personal finances, telling me the seller “had no money” and describing them as “an absolute nightmare customer.” Imagine paying Hills thousands of pounds to sell your property, only for them to bad-mouth you to the buyer. Completely unacceptable. Given this behaviour, it’s no surprise there are so many negative reviews online. I submitted a formal complaint and received a response from Charlotte today no empathy, no apology. If this is how a director behaves, it’s clear why the rest of the staff follow suit. If you value your time, your money and your sanity, avoid Hills like the plague!! Useless!!... Read more

    The initial meeting to value the property, the subsequent meeting to take photos and the organising of the paperwork was great, we were impressed, which was why we went with them. Unfortunately, after 14 weeks on the market they had only got us 2 viewings and their communication to us was a bit hit and miss, so we decided to go with a different agent.     Terrible experience renting a property managed by this estate agents for 5 years. Hardly ever had issues resolved (pest, mould and draught), constantly missed/ignored emails, attempted to raise rent without following correct procedure, attempted to overcharge for final rent and unlawfully instructed us to book pest control ourselves instead of landlord doing it as a business to save money. Do not rent the Montondale property and avoid this business.... Read more

    I once excellent company completely wrecked by its new owners. The company used to be very easy to communicate with, now its easier to communicate with the dead. They use to be polite, but Northwood regard tenants as an inconvenience. I had eight years of good experiences but the ninth is a mess, and its all because Northwood, the new owners, are terrible. It must have taken a lot of effort to transform a great company into one I am now writing a one-star review for on every platform I can find, but they managed it.... Read more

    Ok, so this is going to be a tricky review to be positive about. I want to be as honest and helpful to people reading this review, rather than just say I am annoyed at something and give it a one star. If you don’t have much time to read through this, then please read this headline: I massively regret using Thornley groves. They were genuinely awful, barely reached any level of competence, I ended up LOSING money, and it was hugely stressful. I only rented a place. I cannot imagine ever buying or selling with them. Please read the other reviews carefully and don’t dismiss them as I did. I wish you the best in whatever estate agents you choose. This review is my opinion and not meant to affect business with Thornley Groves in any way. OK, on with the detail. First, the good parts. They had a lot of choice and were quick to get me viewings (I did them through video or pictures) and were happy as campers to ‘get me in’ and on their books. Yep, that’s it. That’s all I have. The not so good (not even the worst parts yet). I dealt with the Deansgate (Whitworth street) branch and with an absolutely abysmal person, Peter. If you do choose Thornley Groves and get assigned Peter, do or say whatever you can to work with someone else. I am not sure how to put this without being cruel, but I also owe it to my (soon to be) Manchester neighbours to be honest. This is my honest opinion. Peter is, without a doubt, the worst person I have ever dealt with professionally. Genuinely. That is not even hyperbole. He is inadequate, lazy, afraid of basic tasks, unable or unwilling to do anything even at the bare minimum level, and honestly just embarrassing as a fellow human. He wouldn’t return emails. Ever. In fact, he did but only when it came to sending them money or signing a document. Anything that needed any effort or work, he literally ignored. He is like a toddler but in an adult body. Simply unable to operate at any sort of adult level. I had to call and call and call. I even got the train from London to the office so I could literally use my own mobile phone and dial numbers to connect with others, so he could talk to them. He used my phone because he couldn’t make a phone call for himself. (He also claimed he tried but could never get it to work, but it took me literally three minutes. Genuinely, I have the call log!). He didn’t give me the correct keys to move in. Once we got through it, Peter gave me the front door key and I asked if there were any others. Mail keys, apartment building keys, etc. He assured me no. Literally all keys were needed. It took me 3 weeks and speaking with other people at Thornle Groves to get the window key (still waiting on), apartment building/trash room key, and mailbox key. Even when I collected the keys, I overheard him talking to another person that very day, just before me, saying he gave the wrong keys to him. Also, they don’t tell you who your service providers are. I spent a few weeks tracking down who I need to pay bills to. You are given a list of UK service providers and that’s it, just figure it out for yourself. Lastly, the goodlord referencing company were just as bad as Thornley groves. They sent so many referring emails to my employer (they only need one but sent around 6 over the course of weeks) I had the owner of the company asking me what was going on. They took weeks longer than needed. It cost me around 500GBP in hotels for the delay, and they lied, multiple times about things they were doing. One lie was to say that my company had never replied (even though the owner and head of HR showed me the replies themselves). Thornley Groves chose to use that specific referencing company. Their behaviour also reflects on them. If you have read this far, then fair play, this one was a long review. The thing is, I don’t believe this is a one off. I am not just some random person with a grudge, I am like you. Looking for a new place, wanting it to go as smoothly as possible. I have all my ducks in a row, great credit, good job, charm and charisma (well, maybe not), and it was still a nightmare choosing Thornley Groves and, ergh, dare I say his name, Peter. The abomination they call Peter! I wish I had took the other 1-star reviews more seriously. I thought they were just some disgruntled people and it would be fine. It wasn’t. I deeply deeply regret ever speaking to Thornely Groves.... Read more

    I was sold Westminster Park in Liverpool (Sourced Development Group) through Alesco, working with ERE Property and Will Kettel. Will Kettel presented the investment as secure, claiming the developer had an impeccable and traceable record. Alesco endorsed this, selling me confidence and security. In reality, Sourced Development Group has a traceable record of failings — they cannot even start projects, let alone finish them. Alesco has proven incapable of delivering any real update. They have no communication with the developer, and ERE Property is exactly the same. Investors are left in the dark, receiving vague answers or silence, with no verifiable information on the project’s progress. This is the closest one can be to being legally scammed. I committed funds in good faith, but what I received was misrepresentation, lack of transparency, and no accountability from either Alesco or ERE Property.... Read more
