From a viewing at 10:45 to 1pm, a holding deposit was paid and the flat was taken off the market. Huge thanks to Daniel for all his help, cannot wait to move into a lovely new flat!!

The property generated plenty of interest and ultimately achieved a sale price above the asking price, which was a fantastic result.<br><br>A special thank you to Jess for making the onboarding process straightforward and stress-free, as well as providing an accurate valuation from the outset. I’d also like to thank Lynn for her support and assistance throughout the sale.<br><br>However, my biggest thanks go to Catherine, who truly went above and beyond during what became a lengthy legal process. Unfortunately, the solicitors caused significant delays and dragged the transaction on for several months, but Catherine was relentless in chasing all parties involved and keeping the process moving forward. Her hard work, persistence, and constant communication with me made a huge difference and were instrumental in finally getting the sale over the line.<br><br>I genuinely felt supported throughout the entire journey and was always kept informed of progress. I would highly recommend this agency to anyone looking to sell their property. 15th Jun 2026 (20 days ago)The initial meeting to value the property, the subsequent meeting to take photos and the organising of the paperwork was great, we were impressed, which was why we went with them. Unfortunately, after 14 weeks on the market they had only got us 2 viewings and their communication to us was a bit hit and miss, so we decided to go with a different agent. They weren’t the right agent for us on this occasion.

Living over in Poland, I was a bit nervous about how things would go, but regular updates and friendly advice really put my mind at ease.<br>It meant a lot to be kept informed every step of the way, especially since this was my first time selling a house in England. I truly appreciated your patience in explaining all the details and making sure I understood what was happening.<br>Thanks for being so professional, helpful, and supportive from start to finish. They were there from the beginning to the end of the process to reassure, help and guide.<br>Laurence came to our property fully prepared for the valuation and from then guided us throughout the viewings and initial sale process.<br>Eleanor kept the sale chain updated and moving, smoothing everything over.<br>Toli and the whole team were there especially when it mattered most.
23rd Jun 2026 (12 days ago)My estate agent ghosted me!<br><br>I listed my two-bed flat for sale with Melissa Berry in May. It was my first time selling a property, and thankfully Melissa seemed helpful and friendly at the valuation, although she did seem to take my lead on pricing the property rather than guiding me towards a price that she thought would be a best fit. A couple of weeks later she came to take photos – and that was, sadly, the last I saw or heard of her.<br><br>The property had been on the market for a couple of weeks when I emailed to check in, and asked whether there’d been any interest. I did get a reply from a sales agent called Geraldine, saying that someone was interested in viewing the property but wouldn’t be able to visit for a couple of weeks; I replied straight away with my availability and asked what sort of time the viewing would go ahead. No response.<br><br>A week later, I emailed again to ask if the viewing was going ahead. Again, I was ignored. I tried calling, and left messages. Finally, after waiting another week, I emailed one last time to say that I was going to list the flat with another agent and asking Melissa/Geraldine to remove it from their listings. I expected a reply to that, at least – but instead they quietly took the property off their website, again without replying to my email.<br><br>I wasted over a month trying to work with Melissa Berry, only to be completely ghosted and treated as though I didn’t exist. Whether it was something I said or the business has just taken on more clients than it can handle, I recommend avoiding them unless you enjoy the silent treatment: there are plenty of other agencies out there.

A special thank you to Natalie, who was absolutely fantastic throughout the entire process.<br><br>Natalie was professional, knowledgeable, responsive, and genuinely cared about making everything as smooth and stress-free as possible. She kept us informed every step of the way, promptly answered any questions, and went above and beyond to ensure everything progressed efficiently.<br><br>The level of customer service we received was exceptional from beginning to end. Nothing was ever too much trouble, and Natalie's friendly and reassuring approach made a huge difference during what can often be a challenging process.<br><br>Thank you, Natalie, and the whole team at Cousins Estate Agency for your dedication, professionalism, and excellent service.

3rd Jun 2026 (5 weeks ago)Day 34 surprise surprise 3pm the following day and no pack sent! They are absolutely disgusting! Not even an email or a phone call to apologise. Do not use this company! Day 33 Martin and Co promised to send the pack by end of business today Day 32 and still nothing! Please do not use this company. The comments from Earl below to try and reassure are utterly useless. We're now 32 days in waiting for this legal pack and still nothing and paid a ridiculous amount for the privilege of this. Not even an email or a phone call to apologise. Not, 'we'll chase it,' Nothing. And now after I've emailed, AGAIN, are they going to chase. Why weren't they - after 32 days - chasing this already. You can forgive small mistakes, but this is just utter incompetence. Day 18 and still nothing. I can’t begin to tell you how useless Martin and Co are. 1st May - took over management and told they were hopeful information would be loaded on system that afternoon. 8th May - told just a couple of more things to upload 12th May - told it’s not there responsibility and had been outsourced and had to wait 14th May - 14 days after and still nothing. Write 1 star review in frustration 16th May - MD responded to apologise and promised to get to the bottom of it 16th May - told uploaded but now the information had to ‘sync’ but we’d hear Monday morning 18th May - surprise surprise - NOTHING 19th May - finally hear but now charged £564 for a legal pack which cost me £300 last year and now, I have to wait up to ten days for this as it's outsourced again and out of their hands. To say Martin and Co disgust me is putting it lightly. They've actually made me feel physcially sick. Avoid them at all costs. There is nothing good about this company. The stress they have caused me is off the scale. The whole chain knows the stall in this sale is down to Martin & Co. Two and a half months I’ve been waiting for this legal pack to sell my property. I’m literally trapped in a property through their incompetence & the worst is knowing we haven’t even got to the point of them putting the legal pack together yet. Useless & incompetent.

The staff have been wonderful to deal with, always kept myself updated throughout the whole process putting customer relations and quality first. 18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

22nd Jun 2026 (13 days ago)The worst service ever, i have just rented a property from bentley hurst and i have faced the worst service ever i received the property in the most felthy way no one clean anything after the previous guest and they scam me by sending the inventory report before they handing me the key after i reported the cleaning situation they responded was wait and we will send the cleaner to clean the property i refused and left the key i asked them to clean the property and change the move in date , ofc i had to keep calling them as they haven’t updated me for 2 days , and tell now didn’t receive the key for my letter box or even an apology, they wont even deserve a 1 star review, pay more than 5k for this property and the guarantor and dealing with this now ,even though he building concierge mention he received to many complaints on this agency, you don’t wanna rent from this agency
