11th Jul 2026 (6 weeks ago)We booked a viewing with Jo and we arrived 15minutes early. Waited 45 minutes in total. Called them from the start multiple times about their estimated eta. Always said back coming soon. No correspondence from them about lateness. They never showed up or told us to reschedule. Extremely disappointing. Never experienced this with any letting agency ever. Could not be trusted as reliable.

As a first-time landlord, I was naturally a little nervous about renting out my property, but they made the entire process so much easier. They took the time to explain everything clearly, answered all of my questions, and gave me so much reassurance every step of the way.<br><br>I really appreciate the high standards they have, not only for landlords but also for tenants. Their professionalism, knowledge, and genuine care have made me feel completely confident that my property is in safe hands.<br><br>They have truly gone above and beyond to put me at ease throughout the whole process, and I couldn’t be happier with my decision to have Marriotts manage my property. She answered our questions quickly and took the stress out of finding a new place. I'd happily recommend her to anyone letting through Granger and Oaks.

6th Aug 2026 (18 days ago)Extremely unprofessional and rude customer service. I spent two days trying to book a property viewing, calling over 25 times before anyone even answered. Instead of helping me over the phone, they insisted I send an email—even though I explained I was on a tight deadline to move. I emailed immediately, stating I was available any day, any time. They ignored my email. When I called them back 15 times the next day, the representative was completely rude and refused to book a viewing, claiming someone else had seen it yesterday and would likely take it. To make matters worse, the property is still actively listed on OnTheMarket right now. Why ask for my availability via email, refuse to book a viewing, and leave the ad live if it's supposedly taken? The way I was spoken to felt dismissive and discriminatory. Older reviews might look good, but their current service is appalling. Save your time and avoid this agency.

The communication was fantastic and Donna could not have done more to push progress and keep us in the loop. I only wish we had used them to sell our property also. Would highly recommend and would use them again when needed.
21st Oct 2025 (10 mo. ago)Living in a Robins Estates property deeply tainted my experience of student housing. Although me and my friends found the humour within it they were the most unprofessional and useless company I have ever had to try and cooperate with. Their entire business is faceless and made up of lying estate agents who are simply trying to invalidate the students living in their properties and get away with doing absolutely nothing. Their phone number automatically puts you through to a call service where it is virtually impossible to be passed on to someone who actually knows about the property. And even then you are asked to put the emergency issues into an email which always gets an automated response that they’re out of office. Even when this emergency is an active leak. They do not communicate with their landlords which forced us to contact the property owner ourself, to which he was completely unaware of the leaking roof, rat infestation and many other issues. Even then Robins Estates refused to support us and by the end of the year had practically evicted us when deciding to rip out the bathrooms weeks before the tenancy ended. On top of the kitchen being infested with rats this forced me and my housemates out of our house, something which if we did not have the privilege of being able to go home from uni would have made us have nowhere to live. Robins Estates never seemed to understand the seriousness of these issues and constantly invalided us unless our parents rang up and demanded action in writing to hold them accountable. And even then the issues from when we first moved in were never resolved. Empty promises and lies are the foundations of Ben and Alex’s so called professional techniques. Overall, I will always hold immense anger for Robins Estates and the way they made a group of 7 girls feel so invalidated, helpless and frustrated in a situation that we were PAYING thousands of pounds to be in. If I can give you one piece of advice it would be to find any other estate agent and recommend your friends to stay away from this company. I hope that one day Ben and Alex will understand the seriousness of their job and how absolutely useless they are at fulfilling their roles. Even after being offered reduced rent to stay in the house for another year we were completely set in our decision to leave Robins Estates and the unresolved rat infestation as soon as possible. I am so grateful to now be living in a lovely student house with a very understanding landlord who we have regular contact with and is massively useful. No other groups of students should have to experience Robins Estates.
18th Jul 2024 (2 years ago)Wanted details on the Southwell Prebend house after a while I received it requested further information and a guidance on price and a viewing no reply a very well known Southwell resident who I visit discussed it with me ,I wasn't saying I was going to buy it but it would have helped if I was at the very least been given further information . Any how I gave up!! As far as I'm aware unless an agreement has been made which hasn't it should be open for a viewing.

7th Aug 2026 (17 days ago)Tried to get a viewing at a property in the town centre<br>Was called morning of the viewing assuming I was renting explained to them I was buying no show by agents as thought they had confused me<br>My view is they want to continue to rent property and not sell it , feel sorry for the vendor<br><br>Thanks for your response I still see the property has not sold ,<br>I’ve found and completed so the “look” you wished me obviously worked<br>I wish the same to your vendor

1st Aug 2026 (23 days ago)We had heard that selling a house is a stressful experience. However we found that it isn’t, if GianFranco at Hortons is acting for you! From the initial contact we found GianFranco to be efficient, professional, proactive and thoroughly pleasant. He sold our property on the day of the first set of viewings and kept us informed all the way up to completion. I could not have scripted a more stress free experience myself. There should be a five star plus rating to do justice to excellence like GianFanco’s. Thank you on behalf of our family.
