I was always kept updated throughout the whole process, which made everything feel so much easier and less stressful.<br><br>A special thank you to Akil, who I dealt with most of the time. I really appreciated having one main person to speak to throughout the process.<br>I’m now happily settled into my new home and couldn’t be happier. I would definitely recommend them to anyone looking for a friendly, reliable and professional estate agent!
2nd Jan 2026 (7 mo. ago)We bought our house with Romans in Fleet in July 2025, after almost two years of searching and working with several agencies in different areas. Once we decided to focus on Fleet, Romans truly stood out. Special thanks to Charlie and Matthew, who were outstanding throughout the process. Communication was fast and proactive, and their support during negotiations was excellent. Thanks to their efforts, we achieved a very good price reduction, which played a key role in making the purchase happen. They were also very helpful in arranging multiple viewings to suit our needs. The only area that could be improved is the move manager role. Unfortunately, this part of the process was more stressful than helpful. Communication around completion and moving day (keys, meeting point, and next steps) was unclear and came very late, which caused unnecessary confusion. At such a critical stage, clearer guidance and better coordination would make a big difference. That said, the Romans Fleet team stepped in to resolve the issues, and overall it was a genuinely positive experience. They helped facilitate the process for both buyer and seller, avoided unnecessary obstacles, and handled negotiations in a friendly, positive, and professional way. After some very poor experiences with other agencies in Fleet, I can confidently say that Romans Fleet is one of the best agencies in the area, and I would happily recommend them.

As I was away travelling while looking for a property, she went above and beyond to make the process as easy as possible, including sending me videos of properties and promptly answering any questions I had. She was always friendly, professional and supportive, and made the whole process much less stressful. 17th Aug 2026 (6 days ago)I’m very disappointed with my experience as a tenant and, based on it, I would not recommend this letting agency.<br><br>The problems started from the beginning of the tenancy. I moved into a flat that was in a poor state in a number of respects, including not having properly running hot water when I moved in. There were various pre-existing issues with the condition of the property, some of which were subsequently documented in the inventory.<br><br>There were also delays in receiving the inventory/check-in documentation. This meant I did not have a proper opportunity at the beginning of the tenancy to go through everything promptly and raise disagreements about the recorded condition. Once I had moved in, I also found it extremely difficult to get hold of Charlotte when I needed assistance.<br><br>One thing I would particularly caution prospective tenants about is being asked to deal directly with a landlord rather than through the agency’s normal processes. I was advised by the agency to deal directly with my landlord rather than through Goodlord, including paying my deposit directly. I followed that advice. The deposit was ultimately protected, but I had to chase this myself before receiving confirmation.<br><br>During the tenancy, I also spent my own money replacing and improving a number of things in the flat. When I left, I chose to leave several of these improvements behind as a courtesy to the landlord and future tenants, including a replacement toilet seat, curtains and a blind.<br><br>Unfortunately, the direct arrangement I was advised to use has now become a significant issue at the end of the tenancy. I have returned the property and am still waiting for my deposit to be resolved. When I contacted the letting agency for assistance, I was told that because I had dealt directly with the landlord, I needed to continue dealing with her. I found this particularly frustrating because dealing directly with the landlord was something I had originally done on the agency’s advice.<br><br>I have now been told by the landlord that there may be a deduction for decorating. I am quite prepared to accept responsibility for genuine damage I caused — there was some damage associated with Blu-Tack, for example — but I do not accept responsibility for pre-existing deterioration or ordinary scuffs and marks resulting from living in a property, which I consider normal wear and tear. Some of the pre-existing condition of the flat can be seen in the original inventory.<br><br>I am currently still chasing the landlord for an indication of when the decorating invoice will be received and when my deposit will actually be resolved. My latest request for a timeframe has received no response.<br><br>I have tried to be fair and factual in writing this review. The deposit was protected, and I am not suggesting otherwise. My complaint is about the overall experience: moving into a property with significant existing issues, including the hot-water problem; delays with the inventory; difficulty getting assistance after moving in; having to chase confirmation regarding my deposit; being advised to deal directly with the landlord; and now being left to pursue the return of that deposit myself.<br><br>Having spent my own money improving aspects of the property and left those improvements behind in good faith, it is particularly disappointing for the tenancy to end this way.<br><br>Based on my experience from moving in through to moving out, I would not use this letting agency again, and I would advise prospective tenants to make sure that all deposits, inventories and other important matters are handled through clear, documented processes from the outset.

20th Aug 2026 (3 days ago)UNAUTHORISED USE OF MY COPYRIGHTED PHOTOGRAPHS, PERSONAL DATA & PRIVACY CONCERNS<br><br>This review reflects my personal experience and the documentary evidence I hold.<br><br>I personally took photographs of our home throughout its renovation and completion. They included myself, my husband and our granddaughter, as well as our home and personal possessions.<br><br>When Austin Hawk were instructed to sell our home, I provided the photographs via a digital link with a clear written instruction that they were only to be shown to our prospective buyers.<br><br>Austin Hawk sold our home. Several months later, when the new owner decided to remarket the property, I discovered that Austin Hawk were using the same photographs again to market the property to a new group of prospective buyers.<br><br>I had never given permission for this subsequent use, nor had I transferred copyright or granted Austin Hawk an unrestricted licence to use my photographs.<br><br>I contacted Austin Hawk and specifically asked whether my photographs were being used again. I was told they were not. I raised the matter again and received further assurances that this was not happening. Only after I produced evidence demonstrating that the photographs were being used did John W acknowledge that they had in fact been used.<br><br>I find this particularly concerning because I had given clear, limited permission for the photographs to be used only in connection with the sale of our home.<br><br>Under UK copyright law, the person who creates an original photograph will generally own the copyright. A licence to use photographs can also be limited to a particular purpose. The subsequent use therefore raises serious concerns about potential copyright infringement and use outside the permission I granted. (gov.uk)<br><br>The photographs also contained identifiable images of members of my family, our home and our possessions. Their subsequent use for a different sale raises additional data-protection and privacy concerns, particularly in light of the original, expressly limited purpose. The ICO’s guidance requires personal data to be processed lawfully, fairly and transparently and in accordance with the purpose-limitation principle. (ico.org.uk)<br><br>Austin Hawk’s own Privacy Policy states that where they need to share a customer’s personal data with a third party, the customer will be informed beforehand and approval will be required. They kept us updated every step of the way, so we always knew what was happening, which made the whole buying process so much less stressful.<br><br>Everyone was incredibly friendly, approachable and genuinely helpful. The communication was fantastic throughout, and it really felt like they valued us as customers and wanted to do everything they could to help. Nothing ever felt like too much trouble, and any questions we had were answered quickly.<br><br>We couldn't recommend them enough and are so grateful for all of their support in helping us buy our new home. He provided a realistic valuation, provide a swift marketing service, having gone live on Monday, with two viewings within 24 hours and several scheduled for that week, both initial viewings yielded offers, one of which was at the full asking price. Property sold subject to contract as at 30 May 2026 I would highly recommend Charlton Grace, Mark has provided a bespoke/specialised service with clear communication and professionalism all at a very competitive agency rate, excellent job to date. 3rd Jul 2026 (7 weeks ago)I would avoid these estate agents. Their customer service is fine, but unfortunately they work with misleading developers. Likely, you will end up losing money on your property and with a lot of unnecessary stress if you use them for a new build. We bought a new build through them about 3 years ago. To this date, the developer they have been representing has not finished our road, landscaping, or snagging. And this is after chasers and legal action. This has already been addressed with Waterfords at the time, so they are well aware, and we understand that it is not their responsibility to fulfil the developer's duties. However, what I did not expect is that whilst they well know that the said developer (Downton Homes) misleads buyers, Waterfords will continue advertising and selling their properties (having just sold a full new development for them in Ewshot). I guess money talks! But also says a lot about the ethics of this organisation called Waterfords. I would not deal with a business with such ethics, let alone use them to purchase a new build, and moreso if it is produced by Downton Homes.

From the very first meeting, they were professional, knowledgeable and genuinely invested in getting us the right result. The marketing was excellent — the photos really showed the property at its best, and they clearly spent time getting every detail right. What really stood out, though, was the quality of the viewings: every viewer was properly qualified and genuinely interested, so we never felt our time was being wasted. Throughout the process they kept us regularly updated and were always on hand to answer questions, and when it came to the paperwork and managing the chain, they handled everything with real skill and patience — the whole sale went through seamlessly, with far less stress than we'd expected. We would absolutely recommend them without hesitation to anyone looking to sell their home, whether you're a first-time seller or have done it all before. Thank you, Nick and Teresa!

18th Aug 2026 (5 days ago)I think it depends what partnership you have, I one I had the sales pitch was great but the communication throughout once I signed up with them was terrible, at one point t after I chased and chased for feedback after 1 week after a viewing they told me I had an offer, yes it was very low, but I was never told.

8th Aug 2026 (15 days ago)We bought our house through Ewemove Tadley and they were pretty good to deal with as a buyer for the most part, but charging £80+ for ID checks from the buyers is absolutely criminal and takes the mick. No need for that whatsoever, sheer profiteering. I know other EA’s don’t charge this so it’s completely unnecessary. Do better.- 23rd Jul 2026 (4 weeks ago)We chose Romans to sell my late Mother's property because of a previous positive experience. Manager Alfie and his team were excellent throughout and Harry, who handled most of the viewings, was really helpful, professional and gave great feedback from potential buyers. Unfortunately, through no fault of Roman's or ourselves, we lost our first buyer, but the advice to immediately re-market and to do so in a way that would increase the catchment, brought 6 viewings the very next day along with 3 offers, one of which we accepted and who is now the new owner. We had Catherine McNicholas appointed as our move manager and wow, what a great coordinator she was as she worked with us, our buyer and the solicitors, answering questions, chasing up the various documents and "Just being there when we needed her!! I have no hesitation in recommending Roman's, excellent customer service.
