We bought our new house through Paul Carr and the customer service we received from Carol has been amazing. She provided so much support throughout the process and worked tirelessly to help us get the move over the finish line. We are so grateful and happy to be in our new home!
15th Aug 2025 (10 mo. ago)I moved to Xact from another agent and have been really pleased with their performance. Lovely pictures, very prompt and efficient service on every level. The difference is they know the local area, understand the market and they don’t just rely on all the usual property portals - they proactively market the property. I would highly recommend both the Knowle and Balsall Common office if you are thinking of buying or selling.

However, communication of our sale performance during the marketing period could have been better. 1st Jul 2026 (5 days ago)Extremely disappointing experience with Royal Estates.<br><br>From the day I informed the agency that I would be leaving the property, I felt I was treated unfairly and constantly pressured. It has been over two months of unnecessary stress and frustration.<br><br>I rented 90 Habberley Road, Rowley Regis, and before leaving I made every effort to return the property in good condition. Despite having recently undergone a C-section, I informed the agency about my medical condition, yet I was still asked to clean the property twice and carry out repairs before handing over the keys. I did everything they requested.<br><br>Despite all of this, my entire deposit was kept. I was never provided with an itemised breakdown of deductions, quotations, invoices, or any opportunity to discuss or challenge the deductions before the deposit was released. Finding out afterwards that the full deposit had been paid to the landlord was extremely upsetting.<br><br>I also found the communication throughout the process to be very poor. In my experience, the agency manager, Govya McCaw, was unprofessional and extremely rude. Instead of helping to resolve concerns fairly, I felt dismissed and treated without respect.<br><br>As a tenant, I expected transparency, fairness and open communication. Instead, I was left feeling ignored and unsupported during what was already a difficult time after major surgery and caring for a newborn baby.<br><br>I have now contacted the Deposit Protection Service to investigate what happened with my deposit and am awaiting their response.<br><br>Based on my personal experience, I would not recommend this agency and this house. I hope they improve the way they communicate with tenants and handle deposit disputes in a fair and transparent manner.
23rd May 2026 (6 weeks ago)We used Oulsnam for the recent sale of our house and the service was impeccable. The whole team were incredibly helpful throughout the process, and really helped us during the final week when the conveyancing process got extremely stressful. I'd definitely recommend them!

Jodie looked after the sale towards the end and kept us up-to-date on progress. She was quick to respond to queries and was just generally very helpful. Thank you again for making the process as easy as you could, it made all the difference!

Although our tenant pays the rent on time every month, this company delivers the rent to us with a significant delay. This month, it's been over 15 days and they still haven't sent the rent. Despite repeatedly trying to contact them via email, I receive no response. Furthermore, they are not properly managing processes for us (such as municipal taxes and electricity bills), and because we are unaware of these bills, they have put us in a position where we may face legal action.

They managed my tenanted property successfully for some time, provided a great valuation, and then secured a buyer quickly. They are professional, easy to contact, and tell it like it is. For anyone looking for reliable, 'all-in-one' property experts, look no further than the team at Arden.

From the initial meeting through to completion Matt, both Katie s , Ellie and Paula were approachable and professional and kept the communication lines open all the way through. I cannot recommend Acres Walmley highly enough for selling property and will miss my regular visits for an update. thank you all Yvonne and Ray

I’m new to the UK and not very sure about pretty much anything when it comes to renting, and they took the time to explain, share constant updates, guide me through the process, without as much as a frown - considering the number of times I called and asked for things. The house is great and clean, and the move in services are great as well. Hats off to both Molly and Richard. Always ask for them and they’ll get you sorted.
