22nd Jan 2026 (15 weeks ago)We saw a property for let online, and last week my partner reached out to the agency to request a viewing and ask what documents were needed for the application. We were told we’d get an email with the details, but never received a response. After ome week I followed up asking for both a reply and a viewing, but again, nothing. Honestly, it’s not surprising the property has been on the market for almost a year—prospective tenants shouldn’t have to chase basic communication. Because of this lack of professionalism and responsiveness, we decided to look elsewhere and won’t be dealing with this agency.

They ran the viewings without my input and made it very easy.- 28th Sep 2025 (7 mo. ago)A few things which we were promised which they didn’t deliver on, we went with this estate agent because they said they’d have multiple offices working on our property, but it ended up being just one office in a different area to where we were selling. We were there for some of the viewings and they didn’t know answers to basic questions which we know we had given them information for

17th Jan 2022 (4 years ago)What a different way to sell a home, with supportive, gentle and trustworthy people. We’d been mulling over the idea of relocating out of London for years and even discussed putting our home on the market with Unique previously. What we like is that there is no big sales pitch, no pressure to sell, just listening and responding. But more importantly, keeping both our buyers and us calm, communicative and friendly throughout the sale, so it felt as smooth as it could possibly be. We’re not planning to do move again any time soon, but we’d definitely use Unique if we were.
25th Jan 2026 (15 weeks ago)The most unprofessional Estate agents ever. My son purchased a property through these people ( well so he thought) he had his offer accepted which was the highest, he gave his solicitor details,had his mortgage ready, all was fine ( so we thought) We met the executors of the previous owner and was told it had been sold to an equity company at a much lower price. She explained that my son's offer was never shared with her and that she would have accepted it. It is disgusting the way that Julia has treated my son, and strung him along. Best advice is for no one to deal with this unprofessional set up, although I have noticed not many people in Balham sell through them. It only seems to be garages or Du cane court. I will be contacting the estate agents ombudsman about this situation 1st thing. Do not waste time with this outfit. There are some fantastic friendly professional agents in Balham and Tooting Bec. I am shocked that there are still some questionable agents around.

30th Apr 2026 (9 days ago)This was not a good experience and I would recommend avoiding this agency. Firstly though, the positive: They responded to a concern that we had regarding the status of the property that would have constituted a health hazard. They commissioned works to fix the issue and they were promptly and effectively carried out. They were also always polite and friendly in their communication. However the reasons I recommend avoiding them is as follows: They took over management of our tenancy from a previous agency and neglected to perform any checks of the status of the property. When they did take over, they called us to up our rent by 1/3rd. It's quite unusual to raise rent by such a high amount like this. They made it clear that we would have to leave if we couldn't comply, but we grudgingly did as we knew our rent was lower than the market value due to Covid making rents generally lower at the time we signed the contract. When we moved out, they tried to deduct the cost of our professional clean (£170+) from our deposit despite the fact that we'd cleaned it to a high standard and knew we weren't liable. They relied on the assumption that we would be too intimidated to challenge them and that we wouldn't know the law. We fought and won all of our deposit back, and they wasted our time for months and attempted to deny us money which they knew was rightfully ours. Because they didn't have any evidence, as they'd neglected to take any stock of the inventory or the status of the property when they should have, they didn't have any way to prove their claims, which already had no basis. At this time and other times during our tenancy, they also showed a willingness to lie outright, both in person and in written communication, and didn't seem concerned or aware that they were contradicting themselves. For these reasons, I would recommend avoiding the agency, both as a prospective tenant and as an owner. They cannot be trusted in their words and engage in intimidation and manipulation as part of their standard business practice. Their approach might have worked in the past, even leaving aside the ethical issue, but it is very unsuited to the future, where renters rights are ever increasingly protected and people have access to more information and ways to communicate.

Always available, always charming, always diligent in following up the slightest lead. 4th Dec 2025 (22 weeks ago)BE CAREFUL! As a tenant this company are a nightmare, they don't care for you at all. So slow to respond to queries, unprofessional and misleading. When we first moved in the flat was in a complete mess - dust, grit, mould, hair and even used underwear hiding underneath the kitchen sink. They insisted a professional clean had taken place which was obviously a lie, on moving out of the property we cleaned to professional standard and have been footed with a large bill, including random over-priced costs. Several problems with our property during our stay which they were slow to respond to including the balcony having a massive and dangerous hole in it which caused leaks into the downstairs neighbour, and meant we couldn't use during the hot weather, they were so slow to get someone in for this and when they did he did a bodge job that will rot in a couple years time, made a complete mess of our flat and the communal area in the process. Never responded to our requests to fix the window that had rotted. Unorganised - when showing the properties to other tenants they had the wrong keys with them so I came round to let them in, also didn't communicate clearly on when viewings were cancelled so had me waiting at home when nobody arrived. It's so common to have useless agencies, but we now are with a lovely company who really care for us, are quick and reasonable - it does exist!

12th Jan 2026 (17 weeks ago)During my viewing with Mr Soobh, I felt uncomfortable due to comments about my choice of clothing and inappropriate remarks regarding bedroom size. The whole experience felt unprofessional. I was referred by a neighbour who secured a property late last year, so I expected better, especially given the type of properties involved. Based on my experience, I wouldn’t recommend, and I wouldn’t advise any woman to attend a viewing alone.

Secrea's patient guidance and clear expertise demystified the entire reassignments process for us. She always kept us informed and responded promptly to our queries. Billy's proactive approach and exceptional communication skills were crucial in keeping things on track. He liaised with solicitors and efficiently resolved challenges, from documents to securing the completion date. We felt completely supported and informed throughout. We are incredibly grateful for their professionalism and dedication and highly recommend Lixing!

I had to move out within just over two weeks, and even when he got lost trying to find the property, he waited until my partner and I arrived and gave us a full tour. He was fast, transparent, and clear with every step of the renting process. He patiently waited for my workplace to confirm my start date and reassured me throughout. He has been my direct point of contact whenever anything has come up, and since moving in at the end of February, everything has been peaceful.
