8th Sep 2026 (7 weeks ago)We received phenomenal service from the team at Robert Holmes. We bought our house from RH 30 years ago - one of the best decisions we ever made. When we finally decided to move - we talked to all the agents in the village and RH were by far the most impressive - with the most sales of large family homes. They gave honest advice about pricing and marketing and suggesting a sound plan. Their knowledge of the quite special Wimbledon market reflects their over 40 years of experience - they simply know every house and every potential buyer well before they ever hit Rightmove. Just to be sure - I put every detail of our house (floorplans , photos etc) into Claude and ChatGPT and asked which agent would be best - they both said Robert Holmes. They sold our house in 48 hours and found the perfect family for the next 30 years. Special shout out to lovely Susan Cornelius - her professionalism and intelligence made what should have been a stressful experience - completely smooth sailing.

31st Mar 2026 (6 mo. ago)I had to keep chasing them . Over valued it by 50,000 then wanted me to keep dropping. No real concrete feed back . Very miss leading about offers instead of waiting for offers officially tell you one is been made to never materialize.
26th Jul 2023 (3 years ago)Since the last two months I have been marketing with Carringtons only three viewers view the place and nothing happened as the results and I have reduced the price twice still nothing happened . I am going to change them or add another estate agent to get involved .

They were then quick to market the property and found my current tenant very quickly. Pollyanna has been very polite and professional via phone calls and emails and I appreciate how patient Pollyanna has been when I have needed questions to be answered.

They listen to what you ask for, they give accurate valuations of your property, and they take great care and attention over how they market your property. David has now become a trusted advisor and we will go back to TPP if we were to ever sell again. Have recommended them to many friends and family.

9th Dec 2025 (10 mo. ago)One of the worst letting experiences I’ve had. Poor communication, emails ignored, phones often not answered, and only after days of chasing did we find out the landlord wouldn’t accept a guarantor, despite this being clear from the start. They completely wasted our time and money. - Update, in reponse to owner's comment: Terrible, misleading experience. From day one we clearly stated on the offer form that we needed a guarantor, and your agent Daniel explicitly told us this was fine. You then dragged things out for about a week from the last week of November, taking documents and running checks, only to suddenly claim at the end that “the landlord doesn’t accept a guarantor.” That guarantor requirement was on the original form you sent to the landlord, she accepted the offer on that basis, and I even asked again and you confirmed it was okay. Hiding behind “duty of care” after wasting our time and blocking us from renting elsewhere is completely unprofessional and unacceptable.

I have known Sacha Scott agency since 2017 and they have looked after a few properties of mine. I am always impressed how hard they work, they communicate very well and keep me updated regularly and efficiently. They look after my tenants with care and make sure that any maintenance issue is properly sorted. I feel safe having them on board, knowing that they are looking after my tenants and my properties with professionalism and dedication. I highly recommend them to manage your property.

His knowledge and experience reassured us throughout, but more than anything, he just picked up the phone to keep contact going.<br><br>A lack of communication can highlight exactly why people can have a bad opinion on estate agents, the difference here is you are instructing passionate professionals who are genuinely interested in property and your best interests.<br><br>There wasn’t even the opportunity to worry about particulars because David would touch base to fill us in before such questions could be asked.<br><br>The whole team supported us throughout, but David brought in a good buyer and within just 5 weeks we had accepted an offer on our property.<br><br>I can’t recommend Martin & Wheatley highly enough and they absolutely schooled the bigger names on how to do their jobs.- 6th Jan 2026 (9 mo. ago)We had a great experience working with Robert Holmes in general and Tiffiny Peppiatt in particular in letting out our house. We found the agency’s conduct throughout the transaction to be deeply unprofessional. Key information was withheld, communication was evasive, and there appeared to be no regard for transparency or ethical standards. Rather than acting as honest brokers, they consistently acted in ways that undermined trust and fairness. We are now dealing with the legal and financial consequences of this experience — and I would strongly advise others to be extremely wary.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

Nothing was too much trouble and they have saved me a few trips south. Emanda was extremely kind and empathetic to my situation whilst being professional at all times.
