21st Aug 2026 (10 weeks ago)Terrible agent<br><br>I went to view a house last week. I had no contact from the estate agent to ask me for feedback, so I resorted to submitting an offer by email. I got a receipt saying they had accepted my offer, and that was it nothing more.<br><br>I didn't hear anything for over a week, so I sent a courtesy email to them asking for an update, to which I received an out-of-office notice from the 'senior negotiator' with no sign that my message had been passed on. So I sent my follow-up email to the office instead.<br><br>6 hours later a got a phone call saying they had taken another offer from someone else.<br><br>At no point was I informed of any offers, or the seller's situation and how they will be dealing with offers, which in this process is valuable information.<br><br>In reality, I could improve my offer, had a solicitor ready to act, and a mortgage in place and a deposit, which make me a low-risk buyer.<br><br>I find this lack of communication poor when dealing with people's emotions and money. I understand I lost out to a cash buyer, which is understandable as that is a good position to be in. My frustrations aren't with the seller but the estate agent as this does not account for their poor/lack of communication through the process

25th Jun 2018 (8 years ago)Locat Agency rented out our two-bedroom flat to a family (5-6 members) in 2015. The Agency recommended this family and they have been well known to the agency. During their residency in that flat, we lost our appliances and all the time we received phone calls from the neighbours regarding the unacceptable behaviour of the tenant. Locat defended them all along. When they moved out of the flat four months ago, they left it in a horrible condition. Broken entrance door window, no window handles, no appliances (dishwasher, washing machine which has been changed and bought a brand new one less than two years ago, fridge and freezer) and too much dirt everywhere (kitchen, bathroom and toilet, broken tiles bathroom panel are the examples of what they left behind. When they moved to the flat, it was in an excellent condition, then they put a nasty wallpaper and also made more than 40 holes on the walls. Generally, I should say I had to spend a fortune to make it reasonable again. All these changes happened out of our knowledge. Locate does not accept any responsibility here and the agency found another place to live for them. I think this agency is not reliable and honest with the customer and after this horrible experience, I never recommend it to other people.
20th Mar 2026 (7 mo. ago)Have been waiting for two weeks for a response to questions I asked re repairs and lack of property income statements, terrible service since the business was taken over by the new owners. I have also been informed they have difficulty retaining staff!!!!! Previously had first class service.
30th Jul 2026 (13 weeks ago)?I rented a flat through Maxfield for five years, and I truly couldn't have asked for a better experience. ?From day one, the entire team was exceptionally caring, attentive, and honest—traits that can be hard to find in the property market! Any maintenance issues or questions were tackled almost immediately, and their response times were consistently fast throughout my entire tenancy. ?It was an absolute pleasure cooperating with them over the last five years. I always felt looked after and respected as a tenant. I highly recommend Maxfield to anyone looking for a stress-free and genuinely professional renting experience!

I called to arrange a viewing for a property I was genuinely interested in and was told that veiwing is not yet started but I’d be added to the waiting list. I provided all the requested information, including details about my income and family circumstances, but heard nothing for two weeks. When I followed up, they claimed to have no record of my enquiry and said the list was already full. There was no attempt to resolve the issue or acknowledge the mistake. Poor communication and poor customer service.

She took a genuine interest in what I was looking for and made me feel comfortable and welcome. Her enthusiasm and professionalism really stood out. 7th Sep 2024 (2 years ago)Our first contact with Linley & Simpson to let a property was with Hollie Landi. She was totally on our case from day 1 & kept us informed of each and every development! Lucy carried out the property inspection…excellent! Hollie did all the viewings and kept us informed regularly of any interest in renting! Some references took a while to come through, but hey that’s the way it goes, not the fault of Hollie or Linley & Simpson!

They were proactive and attentive to all of our needs, and helped get everything organised. They were also very helpful when it came to liaising between solicitors.<br><br>When our case became slightly more complex halfway through (in the wider chain), Jess was great at helping us to understand the issues and pushing the solicitors to ensure that our sale didn’t fall through.<br><br>It was a long process, particularly when things are out of your control, but the team made it much more manageable and enjoyable!
