6th Jun 2026 (20 weeks ago)I would rate 2Roost Estate Agents as average overall — you get what you pay for. They initially valued my property around £25,000 higher than what it eventually sold for, which I found disappointing and unrealistic. The staff were friendly throughout the process and the photographs they took of the property were very good. However, I felt the overall service lacked experience and professionalism at times. On one occasion, my front door was left open overnight due to carelessness, which was completely unacceptable. I also felt there was little flexibility with viewings outside of standard hours, as evening appointments after 5pm were not really accommodated or proactively discussed with me. In addition, some of the offers put forward to me felt unrealistic and far below expectations. While the service was not terrible, it was fairly mediocre overall. Looking back, I probably would have chosen a more established estate agent, even if it meant paying slightly higher fees. Ultimately, you pay peanuts, you get monkeys — lesson learned on my part.

I contacted WHB and was told that they did know that the viewing was cancelled, but forget to communicate this to me. My overall experience was ok.

We have just moved home & Rob, Alicia, Emily & the team were great throughout the entire process.<br><br>At the start when our previous house went on the market the team made sure it was on for the right price which helped our house sell in under a week. They don’t tell you what you want to hear, they are honest in their valuation & tell you the price which the house will sell at.<br><br>Unfortunately the first sale fell through initially (not of their doing). They were brilliant, they liaised with the estate agent of the house we were buying to inform them of the situation & the plan of how they would get the house back on the market. It was back on the market the following day & sold again in under a week.<br><br>Once the process of moving was underway Alicia - who was dealing with our sale, was always available for a phone call to answer any queries & always answered emails the same day. But when Alicia wasn’t available members of the team would always be willing to take messages & chase up so we didn’t lose any time.<br><br>They also chased all parties involved to ensure the process was completed as soon as possible, it made the entire process a lot less stressful & allowed us to focus on sorting out our property prior to moving as we knew they were doing everything in their power to get the sale completed quickly.<br><br>I could not recommend Anderson’s enough & I will be directing friends & family who are moving, to them to sell their house. We cannot thank them enough!<br><br>Thanks Rob & the team!

Andrew (sales progressor) never heard of his role - yet now i have been dealing with Andrew - all estate agents should have this role, to keep things (progressing) and smooth for all involved. I made an online enquiry on Monday, received a call back on Tuesday, arranged a viewing for Thursday, and by Friday we had paid the holding deposit. The whole process was smooth, efficient, and well organised. We loved the property and were very impressed with how the viewing was conducted. Daniel, who assisted us throughout, did an excellent job. He was professional, friendly, and knowledgeable, providing all the information we needed about the property and clearly explaining the next steps. His communication was prompt and reassuring throughout the process. Based on our experience, I would highly recommend Martin & Co Sheffield to anyone looking for their next home. Arabella and Jordan have both been kind, friendly and professional, and have always been quick to solve any problems or answering enquiries. Would definitely use this agencies again!
28th Jun 2026 (17 weeks ago)I rarely leave negative reviews, but unfortunately my experience with this letting agency was extremely disappointing. Throughout my tenancy, communication was often unprofessional and intimidating rather than helpful. Instead of treating tenants with respect, I frequently felt pressured and dismissed whenever I raised concerns. I was served notice to leave the property with the explanation that the landlord wanted to take it back. However, shortly afterwards, I found the same property being advertised for rent again at the same price. This left me feeling that I had not been given the real reason for ending my tenancy. The return of my deposit was also handled very poorly. It took more than 60 days to receive my deposit back, with the agency repeatedly stating that the landlord was holding it. As the managing agency, I expected them to resolve this much more efficiently. They also proposed deductions for cleaning, despite the fact that I had professionally cleaned the property, spent additional money repainting parts of the house, and left it in excellent condition. When I asked for photographs or any evidence to justify the deductions, none was provided. As an international tenant whose first language is not English, I often felt that my concerns were not taken seriously and that I was at a disadvantage during discussions. Overall, I found this to be one of the least professional letting agencies I have dealt with. I believe good letting agencies should communicate honestly, treat tenants fairly, and support both landlords and tenants in a transparent and professional manner. Unfortunately, that was not my experience.

They exceeded my expectations and were always so warm, kind and practical. They were never far away and were always on hand to deal with my enquiries. Their help and individual expertise every step of the way was so helpful. Whoever employs these wonderful individuals, you are so very lucky to have such exceptional staff! I’m so glad I went with Blundells. Dan is a bit of genius though, he sold it for me and blew me away during the valuation.<br><br>The price was also reasonable and suited my budget well. Which was also a deciding factor for me as I had quite a few agents come to quote/valuate.<br><br>Thank you guys for getting me through it all (and bearing with my neuroticism lol) and into my dream home.
