From selecting and introducing us to excellent tenants to ensuring the property was well maintained the service we received was outstanding. I would have no hesitation in recommending greenfields to family and friends and if necessary would definitely use them again. With special thanks to Azam who went of his way to help when I really needed it.
16th May 2026 (8 weeks ago)RUN AWAY from this agency. I had a deeply disappointing experience dealing with Mr. William Delaney, Anne Hughes, and Coopers of London during a serious disrepair issue involving leaks, water damage, lack of hot water, and pest concerns. Communication was consistently confrontational, dismissive, and completely lacking professionalism. Rather than addressing urgent tenant concerns constructively, Mr. Delaney repeatedly minimized issues and adopted a hostile tone in written correspondence. We documented everything carefully with photographs, videos, and emails, which were later escalated. Instead of resolving the issues, the agency argued technicalities and unreasonable terms. We endured over 3 months of disruptive construction works while still being charged full rent, despite parts of the property — including the bathroom — being unusable. We were simply told to use a nearby gym bathroom, which was unacceptable. There were also repeated access attempts without proper consent or coordination, creating significant stress and disruption. During COVID, as an asthmatic tenant trying to avoid unnecessary exposure, I requested viewings take place in our presence and provided multiple alternative time slots. Instead of handling this respectfully, William insulted us and my medical concerns were qualified as “spurious.” He went ahead to the viewing without our consent. As tenants, we remained cooperative and repeatedly tried to accommodate access and repairs. Unfortunately, this was by far the worst experience I have ever had with a property agency, and I would strongly discourage anyone from renting through Coopers of London. 20th Jan 2021 (5 years ago)Positives: friendly, efficient, reasonable fee, communication during the process was clear and helpful. Negative: I felt a bit pestered after my initial enquiry, with almost weekly enquiries as to whether I was going to progress with the sale. I still instructed them though due to their local link. In addition to obtaining their valuation it's worth doing your own local research on house values without being greedy and unrealistic as the estate agents may have different priorities to you.

24th Mar 2026 (16 weeks ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

18th Mar 2026 (16 weeks ago)This is our second year renting with MySpace - we are very happy with their service and would really recommend them. Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!

10th Mar 2026 (18 weeks ago)POOR MANAGEMENT and failure to provide Full tenancy file including the documents of All referencing documents or confirmation that none was sought Guarantor documentation or confirmation that none was sought Inspection logs or confirmation that none are available -one after 9mths-much damage to the property All compliance certificates and dates of service -failure to issue the correct and necessary documents to the tenant resulting in a void section 21 Complaints handling records - failure to respond to complaints Internal notes relating to the tenancy Copies of all communications with the tenant They redress scheme membership details - YET TO KNOW IF THEY BELONG
4th Mar 2026 (18 weeks ago)Very disappointing experience. I had an appointment booked to view a shop and had to take time off work to attend. I drove 45 minutes to the location, but when I arrived there was no one there to meet me or open the property, I contacted the office, only to be told that they had forgotten about the appointment and asked me to rearrange for another day. This was a complete waste of my time and very unprofessional. I hope they improve their communication and organisation so this doesn’t happen to others.

Friendly, professional, reliable, and always on top of everything, they made what could have been a stressful experience much smoother.<br>Communication was outstanding from start to finish – they were incredibly responsive, kept us updated at every stage, and were always happy to answer questions. Nothing seemed too much trouble, and they consistently went above and beyond to help move things forward.<br><br>Kevin is a real credit to the industry and I wouldn't hesitate to recommend them to anyone buying or selling a property.
7th Jul 2026 (4 days ago)I had a property viewing booked for 12:30 pm on Saturday 4th July 2026. At 12:07 pm, I received a phone call asking whether I was still attending and advising that, if I did not respond, the viewing would be cancelled. I was driving at the time, so I was unable to answer.<br><br>I arrived at the property at 12:15 pm, ahead of the scheduled viewing time. I then called the sales team five times, but no one answered. I also have the added frustration that previous emails sent to the team have not been responded to, which makes communication with your office extremely difficult.<br><br>It was only after contacting the lettings team that someone finally answered. The member of staff I spoke to was rude, offered no apology, and advised that someone would arrive within 5–10 minutes. However, nobody arrived within that timeframe, and I was left waiting until 1:00 pm.<br><br>This was a complete waste of my time and a very disappointing experience. The lack of communication, failure to respond to emails, poor customer service, and failure to manage a scheduled appointment professionally are unacceptable.<br><br>Derek, I hope you take this feedback seriously and review the training and standards of your staff. Customers should be treated with professionalism, courtesy, and respect for their time.
13th May 2026 (8 weeks ago)Lampard's, especially Hussein and Oliver, were genuinely really fantastic agents. They got us so many viewings and always emailed all relevant times and dates for accompanied viewings with loads of feedback. We eventually trusted them with our house keys to do the viewings alone as they were so professional. I honestly did not feel comfortable doing that with any of the other agencies. They are nice people who talk without all the jargon so I really trusted them and they give alot of good advice. I would highly recommend Lampards and are using them to find my next property.
