They were then quick to market the property and found my current tenant very quickly. Pollyanna has been very polite and professional via phone calls and emails and I appreciate how patient Pollyanna has been when I have needed questions to be answered.

As a local estate agent, they know the area well and were always helpful, responsive and easy to deal with. They kept things moving and made the process feel less stressful. 19th Feb 2026 (6 mo. ago)My experience with Latimer was alarming and left me feeling intimidated and unsafe. Communication was aggressive and hostile, and I was spoken to in a way I consider insulting, demeaning, and professionally unacceptable. The level of pressure and intimidation I experienced was so severe that I needed mental health support afterwards.<br><br>They attempted to keep my deposit using claims I dispute as untrue and unsupported by evidence. When I asked for everything to be handled properly through the formal deposit protection process (where the deposit is registered), they still obstructed and did not engage in a straightforward, evidence-based resolution. Instead, it felt like pressure and bargaining to make me accept deductions.<br><br>If you have paid rent in advance, be extremely cautious. Despite money already being paid, I was still told I “owed” the landlord. I was also given information about what I could and couldn’t do to escalate, and what “regulators say”, which did not match what I later found when checking official guidance myself — and it felt like this was being used to discourage formal escalation.<br><br>I escalated because this conduct cannot be ignored — they have to be dealt with through formal processes.<br><br>If you rent through Latimer, protect yourself: keep everything in writing, save every message, log every interaction, take dated photos/videos, keep inventories and receipts, and insist that any claim against your deposit is proven through the scheme’s formal dispute route. Based on my experience, the way this was handled fell far below what any tenant should have to tolerate.
31st Jul 2026 (23 days ago)Beyond incompetent: Complete lack of professional duty, rudeness, and a history of mismanagement.<br><br>If you are a leaseholder or flat owner considering Wallakers for block management, turn around and run. This company's level of negligence, unprofessionalism, and outright disrespect toward property owners is disgraceful.<br><br>As a flat owner, I had to deal with an active water leak ruining my ceiling. After sending clear, professional emails detailing my rights and the urgency of the situation, I was met with complete incompetence from Molly. Rather than taking ownership of a basic block management duty, Molly lacked the fundamental professional training required for her job, labeled factual and clear emails as "rude," and capped off a phone call by spitefully telling me that I "needed to have a look at myself." The level of childishness and deflection from someone tasked with managing people's homes is staggering.<br>Then there is Robert Heald. Robert previously breached my GDPR rights. When I submitted a formal request regarding this, he completely ignored it. The only reason he wasn't taken through full legal litigation at the time was because he knew I was experiencing the overwhelming grief of losing my second parent and simply did not have the emotional strength to battle him in court. To take advantage of a grieving leaseholder's vulnerability speaks volumes about the character of the management here.<br><br>This pattern of behavior is clearly top-down. Anyone considering doing business with Wallakers should look up Robert Heald's public RICS (Royal Institution of Chartered Surveyors) Disciplinary Panel record. He has been formally hauled up before RICS disciplinary hearings following systemic mismanagement, failure of professional diligence, and making misleading/dishonest statements across multiple blocks of flats (including Sandown House and Cherwell Court—where he failed to even submit residents' flood insurance claims).<br><br>Wallakers is a firm that deflects blame, ignores statutory duties, mistreats leaseholders in vulnerable moments, and relies on staff who resort to personal insults when called out on their incompetence. Avoid at all costs.

We met Paige initially who took our details and assured us she would help us navigate the current challenges in the market as best she could. She had a property coming on to the market which might suit needs. George then showed us around, handling a challenge with keys for the property with great calm and determination. we didn't feel rushed at all and could take time to get a feel for the property. We requested a second viewing, met by Paige again. She was insightful, open and helpful, guiding us through each step. In safe hands with these professionals, kind and not pushy in any way. Would highly recommend this firm and this team.

9th Nov 2021 (4 years ago)Seems to now be permanently closed as this is the second time I've got off the train at New Malden in the afternoon and found it shut. No details in the window to say when it will reopen yet stock still on the shelves? Now seems to be open again . Probably best to check before setting off if you intend to shop there these days

Poor communication, emails ignored, phones often not answered, and only after days of chasing did we find out the landlord wouldn’t accept a guarantor, despite this being clear from the start. They completely wasted our time and money. - Update, in reponse to owner's comment: Terrible, misleading experience. From day one we clearly stated on the offer form that we needed a guarantor, and your agent Daniel explicitly told us this was fine. You then dragged things out for about a week from the last week of November, taking documents and running checks, only to suddenly claim at the end that “the landlord doesn’t accept a guarantor.” That guarantor requirement was on the original form you sent to the landlord, she accepted the offer on that basis, and I even asked again and you confirmed it was okay. Hiding behind “duty of care” after wasting our time and blocking us from renting elsewhere is completely unprofessional and unacceptable.

3rd Aug 2026 (20 days ago)The selling experience was fabulously handled by the whole team from Branch manager Oliver through Matthew on sales and finishing with Caroline who saw us efficiently over the line.<br>Nothing was too much trouble for this team.<br>I would recommend them to anyone thinking of buying or selling.A very positive experience.
