16th Oct 2025 (22 weeks ago)Spencer Birch carried out our homebuyers survey. Martin and Gill have both been so friendly and professional through the whole process. They were very quick to respond and got the survey booked in straight away. Within a week of our initial enquiry it was done and the report emailed through with a hard copy in the post. Martin took the time to talk us through the survey, giving us the chance to ask questions and understand next steps. He is clearly highly skilled and also cares about what he does. We would definitely book them again in the future and recommend to others.

Experienced zero support even when I tried to discuss strategy to ensure better interest in my property. I feel I wasted 16 weeks with little communication or care. Glad to be moving on with another local agent who has already proved themselves to be much more engaged with the seller than I experienced with Hunters in Horncastle.

5th Feb 2026 (6 weeks ago)Abode have been excellent from start to finish. So helpful. There were no ‘extra’ charges for services e.g. 360 room tour; as we have experienced with an other estate agent. Their eagerness to sell our property, attitude and communication were top notch - and a special mention to Bethany. Extremely happy with the service we’ve received.
23rd Jul 2025 (7 mo. ago)I want to thank Marie, Michelle, Lisa, Karen and Dawn for the faultless customer service they've provided throughout the process of selling our house. They've been consistently wonderful. Although we weren't able to secure the price we had initially been hoping and aiming for, and it took a while, the main thing is that we've reached a sale. The photography and advertising, and the marketing strategy that followed, made the best of what has often been described to me as a 'quirky' property - this was some impressive stuff. I'd heartily recommend Marie and her team.

Drove 1 and a half hour all the way from to Lincoln to Derby, only to be told that landlord forgot about the viewing and is away with the keys so property is locked. Ridiculous service. Highly unprofessional. The guy wanted to show me the lifts and communal area which is a joke!

Best agents I have ever dealt with - communication was second to none, checking in all the time, updating, calling in when I was sick to check on me ! way above and beyond. Totally professional, ensured all 3 knew my property inside out - just fantastic, open, honest, transparent - absolute pleasure to have dealt with them and if ever I sell again, they will be who I chose hands down.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
3rd May 2022 (3 years ago)After 38 years in our house we were not aware how hands on estate agents were. Pygott & Crone we’re very professional but friendly and helpful from the start. The man assigned to us was always there to answer questions or visit if needed.

15th Mar 2026 (4 days ago)I used Emma Terry to sell my fathers house. I fairness to Emma she did a good job and got a good price for it in my opinion. I then went back to her with a view to sell my house which is much larger in Lowdham. I initially had a valuation on my property at the same time she valued my fathers. As she had done a good job on my first sale then I thought I would use her again. Unfortunately when I contacted her by e mail to ask her about the sale of my property and valuation and fees. I was contacted by email stating it was the same valuation as previously given a few months before and no negotiation on fees despite being a more expensive property than the first one she had sold. I t would have been more of a personal touch if she could have found time to have a personal call. The property was hugely undervalued and sold for £100K more than her valuation.

19th Aug 2025 (6 mo. ago)Avoid this estate agent. Tried to view a property through them to be told we can’t as they think we may not get a mortgage. We renovate 4-6 properties per year and never had this before. Seems something underhand going on.
