14th Feb 2026 (5 weeks ago)As a first-time buyer, I honestly couldn’t have asked for a better experience with Cubitt & West.<br><br>Huge thanks to Zofia for all her help throughout the process. I viewed a few properties with her and she was always professional, straightforward, and gave honest, helpful advice.<br><br>She was quick to respond, kept me updated, answered any questions I had, and made sure nothing was left outstanding. Overall, it felt well managed and much less stressful than I’d expected. I’d happily recommend them.
5th Mar 2026 (14 days ago)Unprofessional. AVOID at all costs!!! I had a deeply upsetting experience with this agency, I can’t give it a zero, so I will give it a one. After a failed application, they attempted to unlawfully withhold my holding deposit of over £400 by misrepresenting the Tenant Fees Act 2019 and making factually incorrect claims about my guarantor’s residency status. As a foreign person living in the UK, I felt targeted by their intimidation tactics. Kier Hawkins was incredibly rude on the phone, he screamed at me and treated me like I was "dumb" for asking legitimate questions about my application and deposit. It felt like they were banking on me not knowing the local laws. It was only after I formally involved The Property Ombudsman in my emails that the Director finally agreed to a refund. Even then, the final correspondence from the office, including the director, was spiteful and unprofessional. They don’t care about tenants rights. If you are from any international background, please be very careful with this branch. They use bullying and misinformation to try and keep your money. Document everything and know your rights!

Definitely recommend using as they definitely stand out amongst the other agents in the market

After being accepted for a property and paying the holding deposit, we were excited and preparing to move in, only to be told last minute that the landlord had changed their mind. No empathy. What makes it worse? They cited my field of work and my partner's age(22) as the reason something they were fully aware of from the start. It felt discriminatory, dishonest, and deeply unprofessional. My partner was left in tears, and we were devastated. Thankfully, we ended up finding a much better home a beautiful place with a garden by the river in Hammersmith. But the emotional damage from this experience still lingers. Edit: In the response he is still implying I have am renting properties for running a business, which is not the case this is a consiperacy they are making up. I made it clear that although I run an Airbnb business I was going to rent this place as a personal home. He is calling us liars to our face this is unbelievably disrespectful. I've always been honest and never lied and won't let a letting agent call me a liar!

They kept everything organised as best as possible throughout the whole process and were always quick to update us and chase when needed. Selling and buying at the same time can be stressful, but they stayed steady and supportive the entire way through. We genuinely felt they were on our side and doing everything they could to keep things moving. Communication was clear, honest and consistent, which made a big difference. A big thank you to Xander and Sophie for all your hard work — we really appreciate it. Ray

Even though we purchased another property, he recently contacted us again, to see how the search was going and to catch up. Exemplary.
11th Dec 2025 (14 weeks ago)Van driver WN75 HWK. This man should not be on the road, very dangerous driving, stuck his finger out the window as he cut me up doing around 60mph in a road works 40mph on the a428. Then proceeded to overtake an artic lorry while another lorry was oncoming and had to move into the layby. He got that far.... 10 minutes later I seen parked up in waitrose bedford car park, He should not be driving at all let alone CBRE.

Mark and team in contrast lined up a tonne of viewings within days of the ad going live. I had an offer the next day. Mark kept on top of the process all the way through, oiling the wheels throughout to keep everything on track. A safe and reliable pair of hands. Definitely recommend.

Great filtering to only organise visit for serious potential buyers. Efficient follow through until from initial offer till completion. highly recommended;
30th Jan 2026 (7 weeks ago)Used Louis and team to sell my property. No sales bull on first meet, just straight honest advice and clear pricing. The house was sold fast at the right anticipated price. Anytime during the process I needed Louis to prod the buyer or solicitor he was all over it. He was a pleasure to deal with who delivered exactly what he said he would. Unlike the previous agent with the red boarding who royally screwed things up. 27th Jan 2026 (7 weeks ago)If I could give no stars I would. Will, who said he was the manager of the two Hackney branches, really could not manage a rice pudding. He was enthusiastic until the sale was agreed and then didn't want to bother with any communicating thereafter. He gave the clear impression that he just needed to sit back, do nothing more and wait for the commission to role. He gave clear indications that he did not have time to try and help progress the sale because he was too busy trying to make other property sales. I came away with the definite idea that Dexters work on agreeing as many sales as they possibly can and then do nothing thereafter and keep their fingers crossed that the sale completes. They work on quantity of sales and not quality of service. What Will does not take into account is that buying and selling is very stressful for the buyers and sellers and part of the agents job should be to be very active in progressing the sale and keeping in communication with other agents and the buyers and sellers until the sale is complete. Avoid listing your property for sale with Dexters to avoid disappointment.

A special mention to Agent Ganesh, who was very professional, responsive, and helpful at every step. He explained everything clearly, arranged viewings promptly, and ensured the handover went smoothly. Overall, a very pleasant and hassle-free experience. Highly recommended.
