22nd Apr 2026 (11 weeks ago)We had a really stressful experience with Mervyn Smith. We know the Ham area well and were shocked from the start due to their dishonesty re aeroplane noise, social housing and traffic congestion. They were very restrictive with property viewing times - telling us we had 10 minutes max, even after we had an offer accepted. They put huge pressure on us in terms of our offer, making us compete really hard and being very relentless - even near completion, they were trying to get us to up our offer by telling us there was someone younger, more ready to move and offering 10k more trying to get the property - something which we found out was 100% fictional. While estate agents have a bad reputation in general, we found Joe took this to an extreme. The entire process was unpleasant and caused enormous, unnecessary anxiety. It turned a simple sale- and what should have been the exciting process - of buying a home into a horrible, exhausting experience. We have dealt with estate agents in other parts of London and not run into any of these issues.
19th Feb 2026 (20 weeks ago)My experience with Latimer was alarming and left me feeling intimidated and unsafe. Communication was aggressive and hostile, and I was spoken to in a way I consider insulting, demeaning, and professionally unacceptable. The level of pressure and intimidation I experienced was so severe that I needed mental health support afterwards.<br><br>They attempted to keep my deposit using claims I dispute as untrue and unsupported by evidence. When I asked for everything to be handled properly through the formal deposit protection process (where the deposit is registered), they still obstructed and did not engage in a straightforward, evidence-based resolution. Instead, it felt like pressure and bargaining to make me accept deductions.<br><br>If you have paid rent in advance, be extremely cautious. Despite money already being paid, I was still told I “owed” the landlord. I was also given information about what I could and couldn’t do to escalate, and what “regulators say”, which did not match what I later found when checking official guidance myself — and it felt like this was being used to discourage formal escalation.<br><br>I escalated because this conduct cannot be ignored — they have to be dealt with through formal processes.<br><br>If you rent through Latimer, protect yourself: keep everything in writing, save every message, log every interaction, take dated photos/videos, keep inventories and receipts, and insist that any claim against your deposit is proven through the scheme’s formal dispute route. Based on my experience, the way this was handled fell far below what any tenant should have to tolerate.
9th Jun 2026 (27 days ago)If i could give zero stars I would. I currently live in a flat where Wallakers are in charge of the building maintenance. I have had an ongoing leak for 8 months now, causing water to come out of plug sockets and black mould on damp walls. Trying to get anything resolved with this company is extremely difficult, it took months for someone from this company to even step foot into our flat to assess anything. 8 months on and they have apparently 'fixed' the leak from the upstairs balcony, without informing us or requesting to check if the leak had stopped, the walls are still not drying out, and after a very rude visit, they respond that it must be condensation causing the water in the walls.<br>Every interaction with a representative from this company has been disappointing and we are left feeling like we are going to just have to live with the damp and mould.

We had a few people value the property, and Steve won us over instantly - no hard sales pitch, just a realistic and personable approach to finding the right buyer for our property. He was communicative, prompt with responses and just generally lovely to work with. We would not hesitate to recommend him!

We found the agency’s conduct throughout the transaction to be deeply unprofessional. Key information was withheld, communication was evasive, and there appeared to be no regard for transparency or ethical standards. Rather than acting as honest brokers, they consistently acted in ways that undermined trust and fairness. We are now dealing with the legal and financial consequences of this experience — and I would strongly advise others to be extremely wary.

After we reached out on Rightmove he got us into the property the very same day, negotiated painting of the house, got the offer accepted and a holding deposit paid within 24 hours! He has been super quick and patient with all our questions and getting references and super supportive! We are all signed now and so excited to be moving.
