7th Apr 2026 (5 weeks ago)We went to see the apartment that was available for rent, we liked it. We did all the checkings, filled all the forms, all good. The agent we met insisted to us on talking with the actual landlord to tell him that we are leaving from his apartment. After we did that, he told us that the house is no longer available so this created a very very very unpleasant situation with the actual landlord that almost didn't wanted to let us stay anymore in his apartment. This company is a total shame and scam 1st Edit: My 1st reply to yours: Nice try ! I have attached a picture, maybe you can remember now. I have 2text messages as well. You're embarrassing. Another reason for others to avoid your company. 2nd Edit: My 2nd reply to yours: First of all, the flat was listed by your company, not a different one. On Rightmove, there is your address, not the address of the company you tried to push forward to take YOUR fault. At least now, be professional and assume the errors that you make and stop trying to act like people are stupid and get you wrong, because this is not the case. Second of all, I think you forget what your website shows. Indeed, the company you suggested to make a review exists, but it is also included in your point of contact section, so that would still fall under your company duty. And lastly, I wrote this review for the whole company, not specifically to the sales area, because your whole company works on both sales and renting. So, do not try to fool people here as long as we are aware of our acts. I can see that I am not the only one here complaining about you, so you may want to think this is a sign to work on your professionalism and how you deliver your work to the clients, not to try get out of it blaiming others, or suggesting people are lying because you “do not have any knowledge” of this. Another pic attached. I have pics from inside the house as well. If Google asks, I'll provide them even more details.
24th Apr 2026 (15 days ago)Tobi and Gemma were honestly amazing from start to finish when it came to selling my place on Mildenhall Road, and I couldn’t have asked for a better pair to handle everything. They just made the whole process feel so easy and stress-free, which is not something I was expecting at all! They really know their stuff, gave great advice at every stage, and were always on hand to answer questions or keep me in the loop. You could tell they genuinely cared about getting the best result for me, and they absolutely delivered. What I loved most was how down-to-earth and approachable they were while still being super professional and on it the whole time. It never felt like just another sale to them. I’d recommend them to literally anyone in Hackney without hesitation, and by the end of it all it felt less like working with agents and more like having a couple of friends helping you through a big life moment.

Vicky was absolutely instrumental throughout the entire process. We first viewed an unbelievable opportunity down the road from our existing flat before it had even gone on the market, and she kindly allowed us to put in an offer early, which really helped get things moving quickly. From there, everything progressed at pace, and while the process wasn’t without its complexities, Vicky was always on hand and available — whether it was answering calls, keeping everyone aligned, or making sure communication never dropped. Her dedication, professionalism, and calm approach made a huge difference. I genuinely don’t think we would have managed to successfully complete both the sale and purchase without her support. I would highly recommend Abode and their fantastic team to anyone looking to buy or sell. Their knowledge of the local area and their professionalism are second to none. And a lovely bonus — they’re very dog-friendly! Every time I had an appointment, my dog was thoroughly spoiled with the best treats, which definitely earned them extra points ?????? 25th Mar 2026 (6 weeks ago)Deeply Concerning, Disorganised, and Discriminatory Experience with Dimension Estates I am writing this based on my close friend’s experience with Dimension Estates, and frankly, it is alarming. The situation my friend Ruben Nobre was involved in raises serious concerns about how applicants are being handled and prioritised. For queer people — especially those already navigating housing insecurity — experiences like this do not exist in isolation. When processes are opaque, inconsistent, and dismissive, they create space for bias, whether explicit or implicit. There is a long history of queer individuals, including those who are already marginalised or in precarious circumstances, being overlooked, deprioritised, or subtly excluded from housing opportunities. Situations like this reinforce that reality. When someone does everything right and is still pushed aside under questionable circumstances, it is difficult not to question whether prejudice — including homophobia or queerphobia — is playing a role, or at the very least being enabled by a lack of transparency and accountability. For many, housing is not just about convenience — it is about safety, dignity, and the possibility of a future. Experiences like this send a very clear message: that some people are more easily disregarded than others. Dimension Estates seriously needs to address not only its communication and organisation, but also the fairness and integrity of its processes. Right now, it is failing on all fronts.

Jeremy, Amy and Hayden were all excellent throughout, proactive, communicative and incredibly supportive, especially during the more stressful stages of the process. Their persistence and teamwork really helped keep everything moving. We’d also like to recognise the wider office, as everyone we dealt with was friendly, helpful and professional. We were looked after by the fabulous Darcie Stein, she went above and beyond to make sure everything went well and was always on the phone with updates and kept us informed every step of the way. From listing our house to completion it all went so smoothly, if you want to sell your house get in contact with Darcie she was our lucky charm!!

Although I was not a direct user of their agency for my sale, both Faye and Mandy were instrumental in managing the chain and the sales process for their buyer and was in contact with me throughout as the seller. If you are looking for an honest friendly agency that are dedicated to delivering outcomes in the London/Havering area I would look no further than Chalk Street Estates.

6th May 2026 (3 days ago)Although I am not a direct customer of this company, I have been significantly affected by their management of a neighbouring property. For over 13 years, ongoing issues have resulted in water damage to my home, with little evidence of proactive maintenance or accountability. In my experience, responses have been reactive rather than preventative, and concerns are often dismissed or redirected—frequently with the suggestion to pursue matters through personal insurance instead of addressing the root cause. There have also been instances where work was quoted for issues that did not appear to exist, raising concerns about transparency. Overall, the lack of responsibility and long-term resolution has been extremely frustrating. Based on my experience, I would strongly advise others to proceed with caution.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

He was incredibly well-prepared and guided us through the viewing in a way that felt relaxed and unhurried. What really stood out was how easy he was to talk to. He has a naturally warm and personable manner that made the whole experience feel far more attentive than property viewings can sometimes be. He answered every question we had and never made us feel rushed or pressured. For someone early in their career, he carries himself with a professionalism and enthusiasm that you don't always see.
