2nd Apr 2026 (5 weeks ago)(2-April-2026 update) I am very disappointed with the way Barnard Marcus has handled my deposit return. Despite repeatedly following up, they continue to respond with vague messages like “I am still currently liaising with your former landlord in regards to what they may potentially be looking to claim for to deduct from your deposit.” This has been going on for far too long, and it feels completely unprofessional. The checkout inventory report clearly stated there were no damages and I have hired professional end of tenancy cleaning, so there is no reason for the landlord to spend days “looking for” deductions. The agency should be enforcing a clear deadline for the landlord, not helping them delay payment. I expected transparent and timely communication, but instead, I have experienced avoidable delays and poor accountability. Very disappointing service. ------------------------------------------------------------------------------ To future tenants, I wish you good luck and all the best coz you really needed it. People here just don't give a sh*t and don't care about delivering what they have promised. 1. I was only given the tenancy agreement 3 days before the tenancy start date, as I have mentioned multiple times that I need time to read the agreement and make payment and plan ahead for my moving, they only serve the landlord as the landlord is given a template and rights to modify any leasing terms 2 weeks ago, but I only got 3 days. And they insist that I need to start paying bills on the tenancy start day and not willing to postpone it even it is their fault to not send me the agreement earlier. Without any confirmation how am I suppose to make plans in moving? 2. They will not share the landlord's contact and saying I can contact them whenever I need help. However, whenever I needed them to ask landlord for confirmation, eg if it is ok to replace the traditional meter with smart meter, they will never help you and no reply. I tried to call and email, no response. Also I tried to ask them to confirm with landlord if water bill is also included, as the rent only stated hot water included. I tried to call Thames Water and got the reply is I cannot set up an account with them as the whole building was under 1 business account. I addressed this issue to Barnard Marcus Covent Garden and would would like to seek for a confirmation that I do not need to pay for water. What I got was, if you contacted Thames Water then I should take their advice. Come on! I need confirmation from you! not from Thames Water! There are many more little things that shows how irresponsible they are to Tenants, I hope this review can help anyone who is considering to rent from them. **When it comes to fixture maintenance, Hollie from the property maintenance team however did a great job, she replied my emails and follow up on the issues. I really appreciated her prompt response. PS. I will keep updating my frustrated experiences that I encounter with them.

The property was not cleaned at all upon completion, communication throughout the process was consistently poor, and they failed to return important documents relating to the new energy supplier. Wikki, in particular, was extremely unhelpful. I would not recommend using this agency for a purchase of any kind.

7th Apr 2026 (5 weeks ago)I would like to take a moment to recognise Sarah-Jane for the outstanding service she provided throughout our purchase. She was consistently cheerful, approachable, and always had a smile on her face. She kept us fully informed at every stage of the process and was extremely flexible when arranging viewing times, which we really appreciated. What stood out the most was Sarah-Jane allowing us access to the property prior to moving in so that we could give it a thorough clean. This meant a great deal to us, especially as we have young children, and being able to prepare the home in advance was incredibly important. Every time we met Sarah-Jane in person, she was warm, friendly, and genuinely committed to providing excellent service. Overall, Beresford were a very easy and flexible agent to work with, and the experience was made even better by Sarah-Jane’s professionalism and positive attitude.

24th Apr 2026 (15 days ago)I originally put my house up for sale with another very known estate on Chingford mount E4. They quickly found me a buyer, someone known to them that buys and sells properties through them. After nearly reaching exchange position they tried to drop me £25000 because they just wanted to. When I asked the agents if they had been following up my sale making sure that things were going well it was a NO. £2000 less in my pocket I went straight to Coultons in Chingford E4, what can I say, very friendly helpful people that go out there way to help. They found me a buyer and followed it through, constantly communicating with me every step of the way. They are all professionals and enjoy doing their job. I mainly delt with Euan, real gentleman. He would do anything he can to make everything go smoothly. Up to the completion day he was calling to make sure all was well. So if you really want to buy or sale a property forget about going to second best, just go straight to the best Coultons in Chingford, where you will get professional services and peace of mind.

Jasmine was really personable, answered all my questions (including following up via e-mail as needed), and supported me throughout the process. I am a first time buyer so didn’t know anything about the necessary steps so Jasmine and her colleague (Sandip) helped guide and prepare me throughout. I definitely recommend using Hawks and Jasmine.

Jayne was incredibly responsive and supportive and James and Nick, the surveyors, delivered a clear, objective valuation reports every time. My last extension, which was urgently required for exchange, was available the next working day. Professional, efficient and completely independent — even though they’re housing?association recommended. Highly impressed and highly recommended.

Selling our detached family home in Harlow (£700k–£800k range) was a long and frustrating journey until it wasn't. We interviewed over 10 agents before appointing Fortune & Coates. Glossy brochure, compelling pitch but after months on the market, no offers, pressure to reduce and persuaded us to sign with them by asserting that they could achieve a higher sale price for our home. We switched to Douglas Allen. Same story. More months, no offers and mounting pressure to drop significantly. We were deflated and questioning everything ?????? Then we found Durden & Hunt and everything changed for us ?????? Alex was exceptional from the start. Knowledgeable, personable and refreshingly honest. He asked brilliant questions, listened carefully and gave us a clear-eyed read of the market with no spin whatsoever. Alex explained that the strategies used by our previous agents were ineffective and crucially, he told us why. The optimal approach he advised is to list slightly below market value to generate strong interest and competitive demand allowing the market to determine true worth organically. He also cautioned that overpricing a property stifles interest and can lead buyers to question whether something is wrong. ?????? His assessment proved to be exactly right. He has stayed in close contact and continued offering genuine advice on our next property purchase something he has absolutely no obligation to do. In an industry where attention disappears once contracts are exchanged, that level of care is extraordinarily rare and deeply appreciated. Jane Lewis is quite simply, a rare gem ?????? Exceptionally knowledgeable, wonderfully warm and so genuinely kind. She qualifies every opportunity meticulously, ensuring only serious buyers came through our door. Her approach, her manner and her dedication are things you have to experience to truly appreciate. Words don't do her justice ?????? We listed early October. Less than four weeks later we had multiple offers. By early November it was agreed at the price we had originally hoped for ? Looking back, the lesson is clear?????? An overvaluation might feel flattering but it's a trap. It stalls momentum, erodes buyer confidence and costs you time and potentially money that you can't get back. Alex and Jane didn't tell us what we wanted to hear. They told us what we needed to hear and that honesty is exactly what sold our home at the price we always believed it deserved ?????? If you're in the Harlow or Epping area and serious about selling, please learn from our experience. Don't make the tour of the market that we did before finding the right answer. Go to Durden & Hunt first and ask for Alex and Jane. We have absolutely no hesitation in recommending them to anyone and everyone. You will be in the very best of hands ?????? 6th May 2026 (3 days ago)The process has been remarkably quick and efficient from receiving the Get Agent information on the 3-5 top performing local estate agents, to selecting our Personal Estate agent who has excellent knowledge of the local environment and current sales values. She supported our presentation of the home and her pre-publicity and social media "video teasers" were a highly useful marketing tool. We had received an offer before going to market due to her knowledge of local buyers. We did however wait to open market and have had an offer within 10days!

It was long & tedious, to say the least, but the team always kept us going, even when we felt that everything was in danger of falling apart. Special shout out to Elliot, for all his much-appreciated updates; these genuinely kept us afloat for months on end. The congratulatory hamper we received from the company upon completion, was the absolute icing on the cake!
