19th Jan 2026 (8 weeks ago)House buying is stressful! Hunters were the least stressful part of the process and the various parties we needed to communicate with. They were helpful in communications and prompt with responses. They arranged multiple viewings for us so we could measure up etc and check things with various surveys. Thank you for being so cooperative and making the process smoother!

4th Mar 2026 (14 days ago)We have just sold our flat which, due to the market and banks, took a long time. In the end we sold by auction. At all times, Nathan, Matt and Shaun at the Saltaire branch were very responsive, pleasant, helpful, and willing to discuss and give advice on our next strategy. On more than one occasion, the help was above and beyond what I assume is their job description, for instance when the final completion was done in a rush, Nathan went round to the flat to check I had left nothing behind. Many thanks.

The team were friendly and helpful whenever I had questions, and they kept me updated during the process. Things moved quite smoothly overall and they were professional to deal with. Appreciate the help from the staff and the support they provided.

Jessica was professional, approachable, and always kept me informed every step of the way. Nothing was ever too much trouble, and she made what can be a stressful process feel smooth and straightforward. Her communication was excellent, she was always quick to respond, and she genuinely cared about getting the best outcome. I truly can’t recommend her enough – a real credit to the team at William H Brown!

From the moment we spoke, Lee was friendly, professional, and incredibly knowledgeable, instantly making the process feel smooth and well organised. When we were shown around the property, his attention to detail and understanding of what we were looking for really stood out and it gave us great confidence in both him and the company. What impressed me the most was how Lee consistently went above and beyond throughout the entire purchase. He regularly sent updates by email, often at times when I wasn’t expecting them, just to keep me in the loop and to make sure I always knew what stage we were at. It was clear that he genuinely cared about making the process as stress-free and straightforward as possible. Every time I reached out to him with a question or for an update, he was quick to respond, helpful, and always reassuring. His recommendations at every step were thoughtful, clear, and incredibly useful, and it was evident that he really knew what he was talking about. 10th Feb 2026 (5 weeks ago)I cannot stress enough how horrible this branch is. The staff are incredibly rude, dismissive, and completely unprofessional. Any time a concern or question is raised, instead of being helpful, you are met with attitude, excuses, and condescending responses. It’s like they actively enjoy making tenants feel frustrated and powerless.<br><br>From start to finish, this branch shows zero respect or care for the people renting through them. They consistently ignore evidence, refuse to acknowledge mistakes, and seem to think that being unpleasant is an acceptable way to handle complaints. I’ve never experienced such a shocking level of arrogance and unhelpfulness from a lettings office.<br><br>Dealing with this branch is a waste of time, money, and energy. They have no accountability, no professionalism, and absolutely no regard for tenants. 7th Sep 2024 (1 year ago)Our first contact with Linley & Simpson to let a property was with Hollie Landi. She was totally on our case from day 1 & kept us informed of each and every development! Lucy carried out the property inspection…excellent! Hollie did all the viewings and kept us informed regularly of any interest in renting! Some references took a while to come through, but hey that’s the way it goes, not the fault of Hollie or Linley & Simpson!

After a disastrous start with another estate agent which almost lost me the house I really wanted to buy, I instructed Century 21 and Jason pulled everything together. Jason got my property sold very quickly in an urgent situation working late into the night to get my property listed and negotiated my purchase so that everything was held together, despite various difficulties along the way, and I got my dream home. He is extremely proactive and responds quickly to messages seven days a week and outside normal working hours. I cannot thank him enough for his hard work, and dedication in getting my sale and purchase over the line. He is truly passionate about his work and I wouldn't hesitate to recommend him.
15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
