27th Sep 2019 (6 years ago)Unprofessional, dishonest, complete luck of understanding of personal circumstances. Ryan was showing me the property and he was very nice and professional, however foe a week I was told that I would get the answer to my offer today. In stead of saying that they have lined up someone for a property Niamh has lied about not being able to get in touch with a landlady for over 10 days and suddenly when new people made an offer she was asking what my offer was and managed to get hold of the landlady (apparently she was trying every day, but how could she if apparently she didn't know what my offer was?!). I was lucky enough to find actually a better property with an estate agency who is in completely different league (premier) and Proctor (in Chatterton Village) doesn't belong to any.

However, my only criticism is that the photos of my flat were not professionally done. I have today seen a £1,600,000 house advertised by Proctors and the photos are in a totally different class. Admittedly when it was first listed I had not done away with lots of furniture etc and it now looks much better, however, I didn't find the photos good enough and my family and friends agree on this. As most agents use professional photographers I find this was a mistake on their part. But please do not mention my name to them. But they do know this area and my building so that is in favour of them.

31st Dec 2025 (11 weeks ago)We used Linay and Shipp for selling our house and buying a new house, and were very impressed by their service right from the start to finish. Every staff is helpful and lovely, nothing is ever too much trouble for them. They provided a professional photographer taking high quality photos for our property, and we had three viewing requests within two hours after the property listed. They were also very good with dealing with different types of buyers, and really stood up for us when there were unreasonable requests. They helped us manage the tedious conveyancing process: chasing solicitors and providing us with regular update in terms of what is going on. They made the whole house selling process much less stressful. In terms of finding our new home, they were very engaging in showing us the property, and were patient in answering all our questions. We requested two more viewings of the property after made an offer, and they were just as patient and helpful as we haven’t made an offer. In fact, we have learnt lots of great ideas on property improvements from them, and are implementing some of them right now. A big thank you to Breda, Jacqui, Lucy, Debbie and Helen for taking good care of us throughout the whole process, and we would recommend to them to anyone in a heartbeat!

11th Dec 2025 (14 weeks ago)I cannot speak highly enough of the Team at Browne Estates, particularly Ian and Jo. They recently sold my flat in Bromley. Communication was really good, I was kept up to date on the progress and they went above and beyond in regards to assisting with issues, questions and communication between myself and the buyer. My solicitor was dragging their heals so really appreciate everything they did to get the sale over the line.
2nd Jan 2026 (11 weeks ago)Enquired 3/11/25 about a rental property at Albany Ct., Bromley Rd., Shortlands that had caught my eye on Rightmove. Instead of being able to speak directly to a human being at their office I was sent an online form via SMS to complete(!). So I duly filled in the form and submitted, fully expecting somebody to have the courtesy to respond. Nobody ever did. Chased it up via a ‘phone call their Southborough Lane, Bromley office 9 days later where I left my details and nature of enquiry to be passed on. Again, nobody ever got back to me. Just the other week I noticed that the property has since been let. Questionable customer ethos and strikes me as a strange way to run a business if they are going to simply ignore prospective tenants?

The fake reviews use the same expressions to describe Letzone and are a complete fabrication. I’d recommend they remove these posts also and not to mislead people any further.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

2nd Oct 2024 (1 year ago)I was unable to sell my flat for around a year with the mainstream estate agents but on our third attempt we decided to go with Pullen estate agents and sold within 4 weeks. Tom was very helpful and communicative all the way through the selling process whilst also managing our sale on a personal level giving us the attention that we definitely lacked from other providers all for a very reasonable fee. I would 100% recommend using Pullen estate agents to anyone looking to sell their property in a swift and efficient manor. Thanks again Tom!
